6 luxury barn conversions full of charm in a beautiful river valley setting and providing a wonderful base for visiting Cornwall and Devon. Various leisure facilities on site such as heated outdoor swimming pool and Classic British Motorcycle rally. Beach 12 miles, supermarket 4 miles and pub 3 miles.

Part of a complex of stylish barn conversions set on a working farm, this charming property makes a fantastic holiday base for visitors looking for an idyllic spot close to both the North Cornwall coast and the border with Devon. Offering cosy and relaxing self-catering accommodation for up to eight guests, this welcoming cottage is located in a peaceful valley with miles of walks and plenty of opportunities to spot wildlife including otters, foxes and badgers. There are a number of shared features on-site including a heated swimming pool, pizza oven, games room and children’s playground. The cottage can also be booked in conjunction with the neighbouring property to accommodate a group of 16.

Beautifully converted from a former farm building, this lovely cottage retains original features including exposed beams, brickwork and stone flooring. The open-plan lounge/kitchen/diner provides a spacious and welcoming living area, with plenty of features such as a rustic farmhouse-style dining table, Smart TV/DVD, a wood burner-effect gas fire, plenty of seating and a fully equipped kitchen. There are four pleasantly decorated bedrooms. A double room with an en-suite shower room can be found on the ground floor. On the first floor, there are two en-suite double rooms, a bunk bedroom and a family bathroom. Please note, the rooms upstairs have some low sloping ceilings. Two sets of patio doors lead out from the main living area to the pretty walled patio area – a delightful private space perfect for a BBQ or a morning coffee. You can also make use of the heated outdoor swimming pool (between May and September), or take part in the property owner’s Classic British Motorcycle Collection and Experience. You can play snooker, table football and table tennis in the games room, and younger children can play in the outdoor play area which has a giant sandpit, swings and a slide. They can also meet farm animals including cows and sheep. The farmland features acres of lush countryside with river walks, and there are opportunities for fishing (fly and coarse) and clay pigeon shooting. A wildlife hide overlooks the River Ottery with webcams showing swallows’ eggs hatching and baby bats leaving their nursery.

Please note there is a refundable £100 security deposit for this property payable closer to the start of your holiday.

Just returned from a lovely extended family holiday at Waterloo Farm. The cottage was lovely with everything you need to make your stay comfortable. We were there last week (the hottest week of the year so far), we enquired about fans for the bedrooms and Alison was there within a few hours delivering them. Can't fault anything. A friendly welcome to a nice barn conversion - well equipped. Plenty of space, though not much headroom in the upstairs bedrooms. All the cottage was extremely warm and could be uncomfortable on a warm day. The soft furnishings and decor are what you would expect, but could do with updated as a little tired in places. Location is ok, a little longeRead morer to the coast than we anticipated. Not much going on on the farm side, we did ask. The pool was the saving grace for this property.. all in all ok.. Hide
