This is a great base to explore the coast and country of Norfolk, head to the coast and explore the sandy beaches or visit The Wash National Nature Reserve with nature trails, visitor centre and cafe. Head to the Sandringham Estate with picturesque country house, museum of royal life and 40 acres of gardens. A short drive to King’s Lynn with shops and restaurants, and a golf course for those who enjoy sports in nearby Downham Market and Kings Lynn. For those wishing to pursue country sports there is pay per day coarse fishing available at Woodlakes ,Manor Farm Lakes and the Great Ouse Relief Channel. Head inland to Thetford Forest Park for a day out with the family, with trails and picnic areas, and various activities for children and adults including archery.

You enter the property through the front door into a lobby area where on the right is the large and well-equipped kitchen area which has an electric range oven and gas hob, a fridge/freezer and dishwasher. There is a breakfast island with six chairs should you wish to enjoy some breakfast or some light lunch. There is a separate utility room off from the kitchen with two washing machines and a tumble dryer. There is also a ground floor cloakroom to store coats and shoes. Back through the kitchen you have a smaller lounge area which has its own wood burner, two sofas and a wing armchair along with a TV/DVD which provides a fantastic spot to unwind a watch a film. The main lounge area follows on from here which also has a wood burner along with three large sofas complete with a large Smart TV which also provides the perfect setting for friends and family alike to unwind. Off this room there is video den full of beanbags for children and adults alike. The large dual aspect book lined family dining area completes the downstairs layout and offers a formal dining experience for up to 14 guests. Up to the first floor on your right is the spacious king-sized bedroom with views out onto the stunning grounds. Heading down the hallway the first bedroom is a super-king-size zip-and-link (which can be made into a twin on request) with storage space. The shower room and WC is next along, followed by a further double bedroom a twin bedroom and a family bathroom with separate bath, shower and W/C.

Access to the enclosed walled rear garden is via the kitchen and garden furniture is provided should you wish to experience some al-fresco dining outside. Guests also have the use of a BBQ. The property is set in approx. two acres of land, but please note only the rear garden is enclosed should you wish to let your dogs out. To the front of the property is a large driveway with parking available for multiple cars.

Dogs are charged at £20 each per full or part week.

Head 9.5 miles into the town of King’s Lynn to see its historic buildings, visit its markets and browse in its shops. From here, head into the Wash National Nature Reserve, the biggest reserve in England, which is home to a myriad of water birds. For a day at the beach, visit Heacham, 21.5 miles away, also home to the 100 acres of Norfolk Lavender, or Hunstanton, 23 miles away, which is famous for its striped cliffs. Visit the famous Sandringham Estate, 16 miles away, with its royal residence and impressive grounds, and while you are in this corner of Norfolk, and venture out to Castle Acre, almost 18 miles away. This historic site is known for its Norman settlement, including a castle and one of the best-preserved monastic sites in England, Castle Acre Priory.

Best secured rear garden for dogs we have seen. Beautiful property with character. Good size rooms. Did not want to leave.

The house is in a brilliant location easy reach of kings Lynn sandringham and beautiful beaches We spent a day at holkham beach but be aware its a very long walk to the sea although you can sit amongst the sand dunes if you dont want to go in the sea. We had a Tesco online order on our arrival day which worked out fantastic We also throughly enjoyeRead mored the lovely cake left for us on arrival along with the basics. The character and age of the cottage added to its charm. The space was amazing gardens and grounds beautiful and so secluded perfect to get away from stressful life and completely relax

Our group of 8 had a brilliant time staying here - the house was so spacious both inside and out, there was more than enough room for us all. The kitchen area was a big hit and the cake and loaves left for us didnt last long at all! The location worked perfectly for us as we were able to visit plenty of places nearby. This is an amazing cottage for a holiday. Such a MASSIVE cottage with so many surprises (the Library, the Snug, huge Kitchen, pet friendly garden...) - I cannot recommend it highly enough for a family reunion/getaway. And so many places nearby to explore. An absolute and total gem of a place.

This is a beautiful property with an excellent relaxing garden. Extremely well equipped kitchen. Our grandchildren loved the den! Although located inland it is an easy drive to the coast and many other hidden gems. Lovely sandy beaches at Brancaster and Wells next-to-the-Sea. We enjoyed the return steam train journey from Holt to Sheringham. Found Read moresome excellent eating and drinking places - such as The Heron, which was nearby. Hide
