A stunning barn conversion located in the South Lake District, with private 8 seater hot tub, balconies from two rooms and unspoilt views of the Duddon Estuary and surrounding countryside in all directions.

Immerse yourselves in the spectacular Lake District with a group break at this impressive barn conversion. Sleeping up to eight guests across four bedrooms, it also welcomes an extra two children under 14 who can sleep on a sofa bed on the mezzanine level. Set in the rolling hills of the South Lakes, about 1.5 miles from the village of Broughton Mills, it is well placed for reaching Coniston Water and Lake Windermere. Enjoy the space within the property, which dates back to the 1700s and has three bathrooms, two balconies and a private hot tub. Take up to four furry friends with you if you choose: they will enjoy spending time out in the enclosed garden or heading off with the rest of the group on long walks through the national park.

From the barn’s reception hall, with its glass staircase, wander on through to the spacious lounge/kitchen/diner. Cook up treats for your entire group in here and even whip up a fresh loaf in the bread maker. Dine together round the table then gather in the lounge to light the wood burner, and play games, watch the Smart TV or gaze out across the undulating Lake District through the huge windows. Find a utility room downstairs, as well as the former annexe, where there is a second open-plan lounge/kitchen/diner in which you can cook, relax and pull open the patio doors onto your outside space. Venture up to the first floor from this part of the house or from the entrance hall to your bedrooms. Three of these have en-suite bath or shower rooms, while two have access on to private balconies and another opens on to the outside space with the hot tub. The mezzanine floor is also at this level. Soak up the sunshine and fresh air from your balconies or BBQ and hot tub area or play with the children out in the garden. There is generous off-road parking for your party.

Pack a picnic and organise a group walk across the Coniston Fells from the bridle path at the end of your garden. Drive 8 miles to Coniston where you can browse in colourful shops and stop for a bite to eat in cafés and pubs. While you are here, take a boat out or book a tour on Coniston Water. Spend time in the Ruskin Museum, with its exhibitions about British speed record breaker Sir Donald Campbell. Drive 16 miles to spend the afternoon in bustling Ambleside, where you can pick up some local delicacies in the shops or market here and spend time at Lake Windermere, where members of your party can try water sports such as canoeing, kayaking, sailing or waterskiing.

Beautiful idyllic setting. Isolated but well worth the drive. Large enclosed garden great for our three dogs. Property very spacious. Designed to gain the best benefit of the fantastic views over the countryside. We would stay again and enjoyed our break

This property is in a fabulous location with brilliant views and really helpful neighbours. Cleanliness was a big issue for us and the lack of water meant only one of the four showers was useable. Two just delivered scalding hot water so be aware with young children. We unblocked one of the sinks ourselves and photographed the issues which Holiday Read moreCottages are now aware of. The property is very remote and down a single track road with quite large pot holes. The garden isnt enclosed and so dogs can escape. The hot tub wasnt cleaned and water was green and slimey. We had problems with water supply due to insufficient pipe work at the property.

Amazing location and perfect base for walking and exploring. Garden is not self-contained though and property surrounded by sheep, so dogs not under control could easily get out. A few maintenance issues passed on to the owners.

Bath in main room hot water becomes cold. Toaster blows the electrics you have to hold down so it work bedroom 4 smells damp, Lock on downstairs toilet get stuck, when using shower a split in the hose which spits hot water! Patio furniture is broken, the sofa has 2 metal poles sticking out! Fabulous location with amazing views, its very remote which we loved up tiny roads so if you dont want to get away from it all this isnt for you. We loved the remoteness. A huge property which was fabulous for a family to spread out in so lots of space. Utility was a real bonus and fun was had in the hot tub. Cottage is in a beautiful setting. Quality of the property is high and we found it provided everything we needed for a weekend stay. Issues, ovens were not working properly and problem with trip switch if using second kitchen ovens. Outside lights not working where the hot tub was situated.
