Nestling at the end of a long farm driveway with fabulous valley views, this newly renovated property completed in 2018 provides superb accommodation for friends or families to holiday and enjoy the high specification accommodation and facilities. The location is truly idyllic, with delightful villages such as Cadeleigh and Bickleigh nearby and the River Exe winding through the renowned dark red soil of the area. The nearby town of Tiverton has a pretty canal offering boats for hire, or alternatively just sit back and enjoy a horse drawn barge ride. A short drive takes you to the historic city of Exeter, with its huge variety of shops and restaurants.

Stepping into the original farmhouse you are greeted by a warm and welcoming kitchen with underfloor heating large range style electric oven and hob, microwave, huge American style fridge/freezer and dishwasher. A large larder can store the biggest of supermarket shops. There is a utility area off the kitchen with washing machine and tumble drier. For anyone one not wishing to take the stairs there is a ground floor double bedroom with separate shower room and separate WC. Heading back through the kitchen into the dining room with a huge farmhouse table - great for family feasts. Exposed stonework and beams adding character and warmth and the lounge area has a Smart TV, comfy sofas and wood burner for those chilly evenings. Up the stairs there are three bedrooms, one with king-size bed and steps down to an en-suite shower room, a further king-size bedroom and a bunk bedroom. A luxurious bathroom completes the accommodation in this part of the house with a freestanding slipper bath, separate shower and WC. Heading back down the stairs and you then are led through a glass walkway which is a bright and sunny room with comfy seating and views towards the garden and hot tub. Leading on into the conversion which houses the games room fitted out with music system, pool table, fully operational bar with drinks cooler/ water dispenser and dishwasher. Further on is a cinema room with coloured mood lighting controlled via a wall mounted iPad. Cinema screen TV comfy corner sofa and bean bags making this a great place for adults and children. From here steps take you down to a dressing area which leads to two further bedrooms both with a king size-bed and en-suite shower rooms with WC's.

Heading outside to the garden area and large terraced which is next to the farmhouse, offering comfortable garden furniture, sun loungers and fire pit perfect for evening drinks, as well as a dining table and chairs where you can enjoy a bit of al fresco dining or a BBQ. There is a further terraced area with private hot tub for star gazing and relaxation. An adjacent paddock area is ideal for ball games, badminton etc. Ample off-road parking is available for up to 4 cars.

Stroll straight out from your former farmhouse on group walks through the countryside. Head 2 miles into Cadeleigh for something to eat at the village pub. Drive 8 miles to the town of Tiverton, where there are more eateries, interesting shops and lots of historic sights. See the remains of Tiverton Castle, commissioned by Henry I in 1106, or have a guided tour of Bickleigh Castle, which dates back to the 11th century. Walk beside the Grand Western Canal or take a trip on a horse-drawn barge. Spend a day in Exeter (just over 15 miles away) to enjoy the shops, visit the cathedral and even take a tour of its 14th-century underground passages.

It was the perfect place to unwind, set in the middle of rolling hills with dairy cows for neighbours. The cottage was beautiful, with a firepit, bbq, hot tub, plenty of spaces to chill out

A lovely secluded farm house in mid-Devon. We had a great time with the family, enjoying views from the jacuzzi in the day and all watching films in the cinema room in the evening. Jenny was an excellent and very helpful host. Were hoping to go again soon

This place is just stunning. Tucked away down a long country track you truly feel like you are driving to the middle of nowhere. Beautifully situated and stunningly decorated with everything you need for a great getaway. Everything you need from a great party room to a quiet night in it has it all, just brilliant, thank you.

We just returned from a lovely stay at West Farleigh Farmhouse. Beautiful location, and lovely property which lived up to expectations and the photographs. The owners could not have been more helpful and obliging. This is a great property for large family groups, which we would highly recommend to others.

Lovely unspoilt location. Welcome pack much appreciated. Beautiful farmhouse, really well equipped. Plenty of space for large groups to spread out. Nice to be able to walk on footpaths straight from the door. Needed to contact owners just before we arrived and they were really helpful. Would love to return.

We had a wonderful family weekend at the farmhouse and spent the days on long walks with the dogs around the beautiful surrounding countryside and the evenings around the massive kitchen table or in the games room which was great. We stayed here as 2 families of 6, each with 4 children, age ranges 11months to 15yrs & it was perfect. Kids loved the cinema room, for watching films & mini discos. Bar & pool table were fab as was the hot tub. The house was big enough we werent all on top of each other & so well equipped, & clean. Would defo recommend & want to come back!!

although the lane to the cottage is bumpy the view is amazing. the cottage is surrounded by green rolling hills so sitting in the garden, hot tub and the glass living room is so relaxing. the bar and pool table gave hours of fun and competition! the cinema room is very big and we watched one film as it echoes a bit, making it hard to get the sound Read moreright. the bedrooms are very comfortable and all the bathrooms were clean and powerful showers. the kitchen and large dining table are brill. Amazing house, plenty of room for the seven of us to spread out. Came for family holiday to celebrate my 60th birthday. The hot tub was great, views were fantastic and location was very quiet and rural Bar/ games room and cinema room were a big hit. Our 2 dogs loved running round the gardens. Would love to visit again.

A beautiful property, very well-equipped, plenty of space for a large party. A lovely peaceful setting with great views although the route after Bickleigh was hair-raising until we got used to it- the Tesco delivery driver had no problem finding us!

Beautiful house with amazing facilities. A little rural but it was perfect for us. Were already thinking of rebooking for next year. I contacted the owner a couple of times with questions before we went and Jen was more then helpful, she greeted us on arrival and showed us around. I would highly recommend this property to anyone.

Fantastic break with family for my 50th birthday. Rammed with character features this lovely property has been beautifully renovated by the owners with lots of added extras auch as cinema room and full bar that sets it aside from all other properties. Bought my best friend and 9 others here for her hen party. We had the most amazing weekend. The venue is incredible and the hosts are lovely. The bar and cinema room are fantastic additions. Were already trying to plan a second trip!

Being the first guests there was a few things not quite finished ie towel rails ( not wired up ) curtains etc the property was very dusty too . After saying that it was a beautiful house which was very well equipped . The bar and cinema room was brilliant ! We hope to have a return visit
