Built in 2020, this stylish four-bedroom beachside bolthole is the ideal destination for families seeking a relaxing break on the North Devon coastline. Step through the private gateway onto the long expanse of sand dunes that lead to Instow beach for a day sandcastle building and a game of beach cricket. Soak under the stars in the private hot tub or get competitive at the games table in the snug. Less than 500 metres away are a choice of eateries and a well-regarded delicatessen serving locally-sourced produce. The Tarka Trail leads through Instow for a traffic-free walk or cycle ride through the beautiful Devon countryside.

On entering the property into the spacious hallway, you will find there is plenty of room to hang up outdoor clothing and remove sandy shoes. The open-plan lounge/kitchen/diner is a bright and airy space for the whole family to enjoy. Rustle up delicious dinners in the well-equipped kitchen area where you can plan your day’s activities at the breakfast bar. There’s a large dining table with ample seating for everyone. After supper, sink into the comfortable sofa in the lounge area and watch a family film on the TV. A snug/games room is accessed off the kitchen and is a relaxing space for children and adults alike with TV and small games table. Heading upstairs you will find the four comfortable bedrooms. There are two super-king-size zip and link bedrooms with built-in wardrobes. A well-appointed king-size bedroom and a bedroom with a single and a cabin bed are also on this level. Finally, there is a spacious family bathroom. Venturing outside, unwind in the large enclosed garden with lunch alfresco in the seating area. Light the gas BBQ for a relaxed evening meal before soaking in the hot tub. Bike and surfboard storage is available. There’s off-road parking for two cars.

Catch the seasonal ferry to the quaint fishing village of Appledore (5.5 miles) where craft shops and galleries line the winding streets. Have a crabbing competition off the quayside before feasting on fish and chips. Spend the day on the golden sandy beach at Westward Ho! (5.5 miles) exploring the rock pools and splashing in the surf. Why not book a private group lesson with the local surf school and ride the waves together? Try the rollercoasters at The Milky Way (14 miles), watch the incredible bird of prey displays and go bumper to bumper on the dodgems. Pull on your wetsuits to slip and slide around the inflatable obstacle course at North Devon Aquapark (14.5 miles) or learn a new skill with a wakeboarding lesson on the lake.

Lovely property, every room is large and decorated to a high standard. Kitchen well catered for and the large garden is kept really well, a real sun trap! Great location at Instow a couple minutes walk to sand dunes and beach. Also right next to the Tarka Trail, great for cycling and walking. Easy walking distance to pubs and the beach. A lovely property, well equipped with plenty of space and things to do. The beach is a few minutes walk and has some lovely views across to Appledore. The only shop in Instow is a deli/cafe- very pricey and limited range so you will have drive to shop for essentials. The beach was very busy during our stay- and full of dogs; we preferred to drive tRead moreo other beaches. Worth a look at sunset though! Lots of things to do locally- we would recommend the Tarka Trail, Ilfracombe, Lynton and Bude. Hide

Beautiful, modern, spacious and clean house. We really enjoyed the large enclosed garden and the lovely seafood from the Glorious Oyster just a 2 min walk away. Would recommend!

The house is excellent. Very clean and at the time of our visit in July 2021 only a year old. It was very well equipped and to a high standard. Comfortable beds with high quality bedding and towels. We were a party of 7 adults and there was plenty of room for us all with areas in the house to have time for yourself. Very impressed with the property. Location, cleanliness, size, garden...everything was perfect as we celebrated our own 'Christmas'. Loved it all (ok, seeing my daughter and good weather helped) but all in all I could not fault it.

Lovely stay in a beautiful house, disappointed there were no sun parasols in the hot weather we had as there is no shade in the garden. Some sun loungers would also be good. We thought that the hot tub was set too high a temperature and there was no option to lower. For the high cost of a stay, there should be a full Sky package, not just Freeview.Read more The BBQ needs replacing as very unstable. Cleaners did a brilliant job, very clean on arrival. Beautiful, modern, comfortable house plenty of room for 3 adults and 3 children. The garden is a great size for kids to run around and the hot tub was lovely addition as well as the garden games. Great base in which to explore the area. Instow is small, but lovely with a few pubs, bars within 25min walk. An amazing property, we absolutely loved our stay here! We were two families of 4, with children ranging from 5 to 14. It is a perfect space so we could all be together, but not be on top of each other. The garden is a great size, and allowed for lots of games of garden cricket! The en suite door is catching when opening, the kids bedroom door doesnt shut properly and the patio doors are hard to lock and unlock. This isnt a complaint just letting you know. We all loved our stay at Tides and will definitely look at staying again. Many thanks

Outstanding holiday cottage. Very new, well appointed property that sleeps 6 to 8 very comfortably. Great location at Instow a couple minutes walk to sand dunes and beach. Also right next to the Tarka Trail, great for cycling and walking. The property was very clean and had everything. Highly recommend this property.

The house was perfectly laid out and had everything you could want and more. A lovely large sunny garden, fully enclosed - great for the dog. A 2 minute walk to the beach.

Tides is a lovely bright holiday home. It feels luxurious and extremely clean. Easy walking distance from pubs, beach and really nice deli in the village.
