Sitting on Cornwall's south coastline with its clear seas, lush landscape and hidden coves you will find the tranquil village of Polruan where you can wonder the pretty streets with a village shop, two pubs and cafe offering traditional Cornish fayre. You are well placed for walking the many coastal paths right on the doorstep. The property is a short walk from the passenger ferry over to Fowey with its independent shops, restaurants and pubs dotted along the streets. While visiting Fowey, St Catherine's Castle and Readymoney Cove is a must see attraction. Slightly further afield to the east are the fishing villages of Looe and Polperro and to the west you will find Eden Project, the long sandy beach at Carlyon Bay and the historic harbour of Charlestown with its tall ships, pebbled beach and pubs.

Through a gate and head up external steps to the row of five period houses, enter the newly renovated property, in 2019, through the front door and into the delightful hallway, with stairs leading up to the first-floor open-plan lounge/kitchen/diner. The light and airy open-plan space enjoys fabulous views over the estuary and across to Fowey, and a wood burner for those cooler evenings. Here you can relax on the comfy seating while watching your favourite programme on the Smart TV with the added benefit of Apple TV. The well-equipped kitchen has an electric oven and hob, fridge/freezer, microwave and dishwasher, perfect for trying out new recipes or old family favourites. Enjoy family mealtimes together around the dining table seating eight. Also on this floor is the first of the four bedrooms a twin bedroom. Heading up the steep cottage style stairs to the second floor is the master king-size bedroom which boasts stunning river views and has an en-suite shower room with WC. Venturing back down to the ground floor are the final two bedrooms a king-size and a double bedroom. The bathroom is also located on the ground floor with roll-top bath, separate shower and WC. To complete the ground floor is a utility cupboard with washing machine and tumble dryer.

Heading outside from the French doors in the kitchen, there are five steps up to the patio area with bistro seating, perfect to relax in and enjoy the view with a cool beverage, or a spot of al fresco dining with a charcoal BBQ. Beyond the patio area is a lawn area and the whole garden area is fully enclosed. Beyond the property there is a right of way for the neighbouring property. Parking available (subject to availability) in public car park just a short walk from the property up a hill (charges apply), further free parking (subject to availability) can be found further up the hill. You are able to unload luggage via Battery Lane which has vehicle access and is close to the house. Please note there are external steps at the front and back of the property.

Well equipped with modern fittings. Access to the master bedroom and ensuite is difficult if a person has problems with the stairs, the staircase is very steep. Hours can be spent looking at the view from the lounge window, the view up river is fantastic.

What a stunning house in a fantastic location. The house is beautifully decorated and has stunning views over the Fowey Estuary. The house is in a great location for local walks, pubs and activities around Polruan and Fowey. We would definitely recommend this lovely property and will hopefully return.
