Located in the heart of the popular Hastings Old Town, the restaurants, antique shops, and cafes of the High Street are just a short walk away. The award-winning Hastings Contemporary Gallery and iconic fishing huts, from where you can buy the latest catch, are a five-minute stroll. Take a trip on the East Hill funicular railway which takes you up to the spectacular views from Hastings County Park, and a visit to Smugglers Adventure, nestled just behind the house, gives a flavour of Hastings' past. Slightly further afield are many historic castles and gardens to enjoy such as Bodiam Castle, Great Dixter House and Gardens, or Herstmonceux Castle.

From the entrance gate, take the steps up to the front garden terrace, through the front door, which guides you through the elegant reception hall to the lounge of this lavish house. A fun and spacious place for entertaining, boasting a fireplace with flame-effect gas fire, comfortable sofas and a 6ft projector screen with Apple TV, and a Sonos sound system. On this floor is also a handy separate WC. Stairs lead down to the lower ground floor where there is a dining room which is light and bright with an elegant mid-century table and chairs that comfortably seat 12 guests. You'll also find a wood burner here for chillier days. Adjacent to the dining room is the kitchen with a butler sink, range style oven and gas hob, microwave, dishwasher, fridge/freezer, washing machine and tumble dryer. An archway leads into a further storage area beyond with a second sink area and ample storage space for supplies. A door from the kitchen leads out into the courtyard area. There is also a separate WC. Stairs from the main hallway lead up to the first floor where there is the master bedroom with a sumptuous super-king-size bed, armchairs for relaxing where you can admire the sea view and a decadent en-suite bathroom with roll-top bath, large walk-in shower, WC and chaise longue. Stairs wind their way up to the second floor where there is a second super-king-size zip-and-link bedroom (which can be made into a twin on request). This room also has a beautiful roll-top bath positioned in the bedroom below the window where you can watch the world go by whilst having a long hot soak; there is also an en-suite WC. On this floor, there is a further king-size bedroom and a shower room with a shower and WC. A final climb to the third floor takes you to a further super-king-size zip-and-link bedroom, (which can be made into a twin on request), a bunk bedroom and a separate shower room with shower and WC.

Outside, the garden has two different areas to enjoy. There is a terraced area outside the front of the property which is a sun trap for most of the day, and, at the rear of the property, is a cosy cooling courtyard garden with fernery, a water feature, and a large table and chairs with overhead lighting providing the perfect retreat on a hot summer's day for dining outside. Parking is available at two nearby 24-hour car parks (charges apply), however, you can unload luggage from your car directly outside the property. There is also a small amount of unrestricted roadside parking at the top of road, subject to availability.

The house is in the heart of Hastings Old Town, with charming antique shops, restaurants and boutiques on the High Street just half a mile away. Children will love exploring the caves and tunnels at Smugglers Adventure just behind the house or playing on the pebbly beach, also half a mile away. Gather everyone together and stroll to East Hill for a trip up the cliffside on the funicular railway before enjoying a walk in pretty Hastings Country Park – with some stunning views out over the Channel. Hastings has plenty to amuse groups of all ages – visit the aquarium or ride the miniature railway, walk the traditional British pier at the far end of the beach, or simply enjoy a blustery fish and chip dinner on the seafront. Further afield, Bodiam Castle 12 miles away has something for everyone too with a stunning moat and plenty of history as well as lots of space to run around and enjoy a family picnic.

The house was absolutely beautiful and the location was fantastic! The owner of the property was very helpful and we would definitely book again! I would highly recommend the house to anyone who is looking for a luxury property in the heart of Hastings old town!

A truly amazing property in a fantastic location. Hastings on a hot sunny day was about as glorious as anywhere in the world. Lots to do and lots of fun. An excellent holiday. Even if it was raining, this is the kind of property where you could stay in and have a good time. Beautifully decorated throughout and very well supplied.

House was amazing and like living in an art gallery . Fabulous colours in all the rooms and great attention to every detail even down to taps in the bathrooms. A visual feast . House well equipped With everything we needed including the sonos system and tv /cinema screen. Great location and views - particularly from the bath on the 2nd floor .

Amazing property! From the sublime interiors to the fantastic views, this house had everything! We met Paul, the owner and he gave us an informative tour or the house, every room was beautiful! All beds were very comfortable and the bed linen was top notch. Will definitely book again!

We had a superb time in this stylish and perfectly appointed house. The beds are incredibly comfortable and everything works seamlessly from the quick running claw foot baths to the floor by floor heating controls. Its very close to Hastings Old Town with its quirky shops and excellent array of restaurants and bars, but still quiet enough to enjoy Read morethe peace of a seaside getaway. I cant find a single fault with this property and my friends and I cant wait to return. Hide

The location is perfect and views superb. Apart from reservations about the kitchen, the house is absolutely beautiful and magical with its rich colours , fabrics, opulent furniture, collections of glass & pottery, displayed in sealed cabinets, and numerous exquisite chandeliers.
