Sleeping 12 across seven bedrooms, this detached former country house and 17th-century cottage provides comfortable spacious living for extended families or friends who want to gather together in a beautiful setting with everything in easy reach of the doorstep. There's no tripping over each other here as there's lots of space, cosy corners and seven bathrooms so everyone can relax and make the most of the trip together while having privacy too.

Step up to the entrance and admire the handsome facade of this historic home which offers ample off-road parking for six cars and practical touches throughout the home. A hallway leads into traditional country-style interiors where the elegant lounge boasts an open fire, bay window, stylish seating and a separate corner for casual TV time. The spacious dining room lies at the heart of the home with a long table for a dozen guests, a period Welsh dresser, and a piano to play for an aspiring Liberace. There's a smaller lounge off the dining room where guests can also unwind with a good book or a favourite tipple after dinner. For chefs, the kitchen is a dream, fully-equipped with every appliance and gadget you could need to create memorable family feasts. And towards the garden side, there's a handy boot room packed with storage for the muddiest of wellies, a utility room for laundry hour, and a handy shower room and WC. Hawkshead is celebrated for its literary connections to Beatrix Potter and its charming higgledly-piggeldy leaning cottages, narrow winding pedestrian streets and artisan shops to explore. Follow the Beatrix Potter trail to discover the author's generous legacy to the region, including the author's farmhouse at Hill Top and The Beatrix Potter Gallery (2.5 miles) which has seasonal exhibitions showcasing the author's life and work and, a favourite with young children,The World of Beatrix Potter in Bowness (10 miles). Hire fishing rods at Esthwaite Water Trout Fishery (2 miles), and see who can net the finest catch. Large house with plenty of space for every one, we were a party of 10 ranging in age from 2 to 70+ and didnt feel cramped. There was always a quiet area to retreat to if needed. The kitchen is extremely well stocked, lots of crockery, cutlery & most things you might need for rustling up a variety of culinary delights, theres even weighing scales! Loved it! Perfect for our stay during which we wanted to go on local walks. The bedroom layout (9 rooms plus en suites and individual bath/shower rooms) was ideal and it had the most well appointed kitchen I have ever seen in a holiday cottage. We were told we could get into the property at 4pm but were on the drive for an hour because the cleaners hadnt finished. They left a dishwasher full of dirty dishes, thick cobwebs on window frames, dead flies on window sills and a toilet that wouldnt flush. The latter had blue cleaning fluid poured into it despite it not having been flushed! ThreeRead more bath towels had dirty black stripes down the middle. Incredibly well equipped house in very close proximity to a lovely village. Close to pubs, restaurants and tea shops . Nice to receive a little welcome package .. Thankyou. Some beds were a bit soft for some of our party and en-suites were very small and a bit restrictive for people of a certain age and level of fitness. Greenbank worked really well for 10 of us. Space to be together to eat or to separate into groups. The kitchen is really well equipped, being 100 yards from the shop very handy and the location is great for exploring this area of the Lakes.

A fantastic home in a fantastic location, well equipped kitchen, loads of space and plenty of room to spread out. Walks from the front door and close to many other fells and towns. We all loved it and had a great time, we all want to go back already.

It's a good location with plenty of space inside and well stocked with kitchen items. The decor and furniture is a bit old and tired though and could do with a revamp.

Best holiday property I have ever stayed in. Fabulous for a large group. Excellent stocks of crockery, pots etc. Lovely feel to the property. Such a good proximity for the village. We were sorry to have to leave.

The place was a bit dated and could do with some money spent on it, especially the bathrooms. The showers had no pressure. Beds were quite comfy. But house needs a good deep clean. The week we went was quite mild Weather and a bit rainy so We enjoyed lighting the fire in the evening. Wouldnt have liked to have been here if there was a heatwave as nRead moreone of the front windows opened. Location wise this property is Brilliant and can walk into Hawkshead town in minutes. Hide

The age ranges in our party of 9 were 3 to 70, we also had 2 pianists with us. The 3 year old very much enjoyed the bonus of the rocking horse he also thought hide and seek was a good game to play in the numerous rooms. We had some delightful music playing and singing. We really enjoyed our stay here, celebrating my mums 70th birthday.The house was ideal for our party of 12 with small children. There is plenty of space with 3 sitting areas and a lounge with t.v and DVD player.The house is well placed in the heart of the village and a short drive away to all the main lake towns. We had a lovely meal in the Kings ARead morerms. The kids enjoyed Brookhole House which had lots of activities and a great playground. Grizedale forest was only 10 mins away. Hide

A nice, quiet location within a stone's throw of Hawkshead centre, this is a spacious property perfect for families or groups of friends.
