Hawkshead is one of the region’s best-loved villages, celebrated for its pretty winding streets and literary heritage. The Beatrix Potter Gallery here offers seasonally changing exhibitions about the author’s life and work. The scenery is, of course, absolutely stunning and Lake Windermere and Coniston Water are both within easy reach, as is Grizedale Forest, with its walking routes, sculpture trail and high-ropes centre.

Entering this handsome double-fronted property, guests will come to the hallway, which has doors on either side leading to the reception rooms. The first of these, to the right-hand side is an elegant lounge with an open fire, bay window, and comfortable seating. This room is separated from the attached TV room by a curtain, giving this space the flexibility to be used to suit guests’ needs. The TV room has a less formal feel and has a TV/DVD. Crossing back over the hall, the dining room is a wonderfully spacious room with a large table seating twelve, a stylish Welsh dresser, and a piano that guests are welcome to play. An archway from here leads through to a second lounge, with comfortable sofas. A corridor from the this room, takes guests to the kitchen with its freestanding units, Range-style cooker, fridge, and dishwasher. Next to the kitchen is a large boot room, with plenty of shelving to keep muddy footwear, a freezer, and with attached shower room with WC, is a very convenient addition to the house. A door opposite here leads out to the garden. Finally, at rear of the house, there is a utility room with washing machine, tumble dryer, and a second fridge. Stairs from the hall lead to the bedrooms which are all located on the first floor. Four of these are double rooms, three of which have en-suite shower rooms and WC, whilst the fourth has a handy sink. There are then two single rooms and one twin, which also has an en-suite shower room. There is also a shower room with WC, as well as bathroom with bath and WC.

Outside, there is a patio garden with a range of seating and a BBQ. There is ample off-road parking provided for up to six cars.

Cyclists, walkers, nature and literary lovers are spoilt for choice in this beautiful region which never fails to please. Hawkshead is celebrated for its literary connections to Beatrix Potter and its charming higgledly-piggeldy leaning cottages, narrow winding pedestrian streets and artisan shops to explore. Follow the Beatrix Potter trail to discover the author's generous legacy to the region, including the author's farmhouse at Hill Top and The Beatrix Potter Gallery (2.5 miles) which has seasonal exhibitions showcasing the author's life and work and, a favourite with young children,The World of Beatrix Potter in Bowness (10 miles). Hire fishing rods at Esthwaite Water Trout Fishery (2 miles), and see who can net the finest catch. Daredevils will enjoy the lofty tree-top rope climbs at Grizedale Forest (3 miles), or explore the National Trust's Tarn Hows and Coniston (1.5 miles), where there are wonderful walking routes, running trails and steam yacht gondola cruises.

It's a good location with plenty of space inside and well stocked with kitchen items. The decor and furniture is a bit old and tired though and could do with a revamp.

Best holiday property I have ever stayed in. Fabulous for a large group. Excellent stocks of crockery, pots etc. Lovely feel to the property. Such a good proximity for the village. We were sorry to have to leave.

The place was a bit dated and could do with some money spent on it, especially the bathrooms. The showers had no pressure. Beds were quite comfy. But house needs a good deep clean. The week we went was quite mild Weather and a bit rainy so We enjoyed lighting the fire in the evening. The age ranges in our party of 9 were 3 to 70, we also had 2 pianists with us. The 3 year old very much enjoyed the bonus of the rocking horse he also thought hide and seek was a good game to play in the numerous rooms. We had some delightful music playing and singing. We really enjoyed our stay here, celebrating my mums 70th birthday.The house was ideal for our party of 12 with small children. There is plenty of space with 3 sitting areas and a lounge with t.v and DVD player.The house is well placed in the heart of the village and a short drive away to all the main lake towns. We had a lovely meal in the Kings ARead morerms. The kids enjoyed Brookhole House which had lots of activities and a great playground. Grizedale forest was only 10 mins away. Hide

A nice, quiet location within a stone's throw of Hawkshead centre, this is a spacious property perfect for families or groups of friends. Greenbank was an excellent choice for our annual reunion with university friends. Everyone had their own en-suite or bathroom and the downstairs accommodation was second-to-none. The boot room and laundry room were a bonus and there were plenty of comfortable sofas for us all. We've recently enjoyed a fantastic stay at Greenbank. For 3 families together with 7 kids the supplies of the kitchen and dining room were plentiful. The layout downstairs worked for us enabling the kids to have movie night whilst we adults could choose to join them or not by the connecting lounge. Two fridges is a must and was most welcome, with aRead more useful utility room and boot room. The only downside was the upstairs needed updating. We stayed for a weekend and thoroughly enjoyed the area. The house was brilliant and suited our needs perfectly. There was space for all to sit together or in groups if they wanted to.
