The impressive house sits in 1.5 acres of land, and overlooks Portmore golf course. The house is just a short distance from the North Devon Road Link, providing you and your family with the perfect base for exploring this beautiful part of England. If you’re a group of beach lovers, Instow estuary beach can be accessed with a short drive or cycle on the Tarka Trail. Westward Ho! Croyde, Saunton and Woolacombe are also nearby, and offer excellent beaches and surfing facilities. Historical Barnstaple is also close, and offers a range of leisure facilities, including an indoor swimming pool, theatre and cinema in case the sun fails to come out.

The manor house offers 10 bedrooms; on the first floor is 1 double bedroom with en-suite shower and WC, 1 king-size with a balcony overlooking the lawn, a dressing area and en-suite shower with WC, 1 twin, with additional pull-out trundle bed with en-suite shower and WC, 1 king-size with separate bunk area, a balcony overlooking the lawn and en-suite bath with WC. The East Wing has 1 king-size bedroom with a day bed and en-suite shower with WC, 1 twin, 1 double with sofa bed, TV and wall mounted fireplace. On the second floor there is 1 double with en-suite shower over bath and WC, 1 super king-size with en-suite bath and WC, 1 single with extra pull out bed. There is one bathroom with walk in shower and WC, and a separate WC downstairs. The lounge, which has an open fire (first basket of logs included), wall-mounted smart TV/DVD, large comfortable sofas and views of the garden. There is also a drawing room with formal seating, for anyone wishing to relax in grandeur surroundings and a small library in the inner lobby with seating. There is a conservatory, and the dining room can seat up to 24. If you decide to stay in and cook, the well equipped kitchen has everything you need to provide everyone with a tasty meal: large range-cooker, AGA, dishwasher, fridge/freezer and coffee maker. The utility room has a washing machine, tumble drier, microwave and extra dishwasher. There is also a games room in the house, which has a pool table, bar, wall-mounted smart TV Xbox 360 with games and Bluetooth surround system. There is also a Cinema Room with 65” 4K HD TV, Blue Ray Player and Surround Sound System.

Outside there are extensive gardens with a lawn area, garden furniture and excellent BBQ hut with seating. There is also a 9 person hot tub, 16 mountain bikes available to use free of charge, outdoor play equipment and two separate areas for a trampoline and table tennis.

There is additional accommodation available to book which sleeps 7 people. It has 2 doubles, 1 twin, 1 single, 1 bathroom, 1 shower room, 1 extra WC, fully fitted kitchen/ diner with table and seating for 7 and living room with sofas, HD TV and DVD player. If you do require this additional accommodation then it will not be rented separately to ensure your party's privacy. Any guests have exclusive use of the whole estate.

Lovely old house in a beautiful part of Devon with loads of space for our party of 24. The garden was lovely and very popular (and safe) with the 8 children in our party.

Our large family group from 2 to 90 were delighted with this spacious house. With a large range cooker (induction hob, electric ovens) and 2 large fridges plus ample equipment self catering was a delight. We appreciated the welcome pack with milk, scones and clotted cream plus handy basics like toiletries in all bathrooms, coffee maker plus pods, Read moredishwasher tabs etc. The hot tub was lovely, the bbq with local butcher delivery, the cinema and games room were all enjoyed. Just what we wanted for our large family Christmas. So much room and space for everyone. Great location on the edge of Barnstaple. With beaches and moorland all within a half hour drive. The house was clean, beautifully decorated and had everything we needed and more. Large bedrooms with Comfy beds and plenty of hot water. Property is amazing and very well equipped. We used the hot tub and games room only as it was cold for our stay (but central heating worked well and we didn't use wood indoors although there was pleanty enough, and felt that for a summer stay there was a lot of outdoor space for bbq's, seating etc to enjoy the outdoors. The house was lovely and the owner responded promptly to queries. Holiday Cottages communication was dire. Imagine 17 people arriving from all over to be told that the property was uninhabitable 1 hr before entering. We were in a place with poor phone reception. We spoke with 5 different people. Phoning took 10 minutes min. to get through. HorribleRead more call centre experience with no thought given to the customer. They did however find an alternative but only after a stressful 3 hours. A weeks family holiday enjoyed at !SELECTED!Portmore Grange !ENDOFSELECTED!end of July, ages 6 years to 80. House as described and more.
