The pretty village of Burley can truly claim to be one of the New Forest’s ‘hidden gems’, with tea rooms, pubs, cycle hire, gift shops and a fabulous ice cream parlour, whilst the nearby towns of Brockenhurst and Lyndhurst can both be found within 10 miles. This characterful country house, with superb views, is located along a quiet lane, with direct access to the New Forest, famed for its miles of breathtaking strolls for walkers of all ages and abilities. This cottage is also ideal for those looking to explore the area in a more leisurely manner by bicycle. Family attractions include the National Motor Museum in Beaulieu (13.5 miles), miles of stunning beaches for both families and water-sports enthusiasts; and of course, Paultons Park, the home of Peppa Pig World (17 miles).

 In the immediate area (650 metres), the highly regarded White Buck in Burley can be found, a real destination pub serving refined classics crafted from fresh, seasonal ingredients.

Upon arrival at the property, guests are greeted by a hallway that leads to the stunning garden dining room, with its glazed roof and doors leading out onto the garden. This space lends itself perfectly to a few board games, stargazing and a glass of wine after a day exploring the area. A separate dining hall, a cosy sitting room with an open fire and Smart TV, and a delightful ‘snug’ area overlooking the garden (a perfect spot to relax with a good book and spot the passing New Forest ponies, deer, cattle and pigs) allow for ample space to stretch out and relax. The kitchen is well equipped and benefits from a gas-fired AGA and ample work surface space to spread out whilst rustling up a sumptuous meal or preparing a packed lunch ahead of a day of activities. Completing the downstairs is a convenient WC. Guests have the use of four bedrooms, which are configured with families or groups in mind. There’s a super-king-size, a double - which is on the ground floor - and two twins, all with en-suites, although the double bedroom's en-suite is a WC only. Three of these rooms allow guests to take full advantage of the wonderful views. Outside is a useful utility room that houses the washing machine and a separate fridge/freezer, in addition to an outside WC.

The gardens are a particular feature of this wonderful property. They wrap around the house to create various areas for relaxation or play, with the main lawn leading down to a gate that leads directly out into the New Forest. A charming terrace area features garden furniture including a table and chairs, creating the most splendid space for dining alfresco whilst enjoying the vista beyond. Relax in the garden on one of the sun loungers and take a nap after lunch or find a shady spot and get stuck into a good book whilst the children play.

We had a wonderful family weekend at Holmans to celebrate a 60 th birthday. We can recommend it as a good choice for a group with dogs /children as its spacious and you can walk out directly into the forest from the property. The view from the house is beautiful. The house does have a lived in feel about it and would benefit from some tlc but we diRead mored feel very relaxed there with 3 dogs, having said that! Large, quirky property in the best location. Forest right on the doorstep through the back gate. Lovely enclosed garden which our dogs loved. Beds comfortable and all rooms are a reasonable size. For location, tranquility and space this property should receive 5*, but is sadly let down by shabby well worn furniture, including garden furniture, a single mattress where you can feel the springs, and fairly basic kitchen equipment. We expected a better standard considering the premium cost for this property. The cottage is lovely in a nice place convienent for forest & town with nice pub up the road. House a bit dated but nice and big inside with an equally big garden.Water pressure not great & water tended to be cold. I'd argue it is more dog tolerant than friendly as dogs not allowed on sofa or in bedrooms.Latter is difficult to manage when one of waRead moreys to get to the kitchen from living room is via a bedroom which we had to close off. Holmans was the perfect house for our group of four couples. The layout of the bedrooms, each with its own toilet, gave us plenty of privacy. There was loads of space downstairs with areas for dining, playing games and relaxing. There was plenty of equipment in the kitchen for us to prepare food. Beautiful property, lovely huge enclosed garden. Our dog loved it as she was able to wander freely. Plenty of room in the house - we had a great time. Loved the aga never used one before. Lots of horses wandering round plus cattle and deer. Good base to explore the area.

The location of Holmans cottage is amazing! HOWEVER. for the price we paid as 4star, I would expect a bit more from the property! We expected it to be dated from the pictures, but parts were dirty (including fridge shelves and bbq), wood rotting in window frames, curtains moth eaten and falling apart. No welcome items, and very little in terms of bRead moreasics including hand soap and washing up liquid! Holmans has the potential to be 5star with a little tlc - however as is would only consider 2!!! Hide

I am not sure I would describe it as a cottage, as in my opinion, it was in fact a substantial house. The accommodation and garden were very spacious which enabled everyone to find a quiet corner, to themselves, if desired. All the rooms were clean and comfortable and the kitchen was well equipped. Amazing property, you cant beat the view and the location. Interior is a little dated, but who cares when you have horses, cows and deer wandering about at the end of the garden. We had a lovely stay at Holmans - the setting is beautiful and peaceful, with georgous enclosed garden (great for dog) and gate straight onto beautiful new forest with ponies and cows strolling past. The house is in a lovely location for a quiet holiday with direct access to the heath at the end of the garden. We enjoyed our week here despite some initial housekeeping issues needing to be resolved but the overall feel of the house is that it is rather tired and needs a good refurbishment. The location of this property is 2nd to none with wonderful views and a beautiful garden. However, the condition is very tired and dated.
