A beautifully presented, spacious and light holiday home in the pretty estuary village of Instow. Located just a stone's throw from the golden sand dunes and long stretch of beach, in this exclusive area of North Devon. A short walk will take you into the heart of Instow where you'll find plenty of eateries, cafe's, pubs and a popular deli for all your catering needs. Instow is set right on the beautiful estuary, overlooking the sea and offers fantastic sailing, paddle-boarding and windsurfing opportunities. Families can enjoy the golden sandy beach and a paddle on the safe waters. The Tarka Trail runs straight past the property and is car free, so bikes, kids and pushchairs can all access this great walk without a worry.  In the summer months, a passenger ferry takes you across to Appledore, with it's quaint  winding, cobbled streets and hidden bespoke shops and places to eat and learn about Appledore's maritime history as a world re-nowned boat building village. There are lots of National Trust places to visit locally, along with family activities to keep little ones entertained. The Big Sheep, The Milky Way Adventure Park or even a boat trip across to Lundy island to see the puffins and seals. Surf beaches can be found at Croyde, Woolacombe or Saunton Sands and your dogs will love a long run across the sands. RHS Rosemoor offers beautiful gardens to explore and Exmoor, Dartmoor and even North Cornwall are within reach for epic days out.

Stepping inside, the light accommodation offers a hallway with room for storing coats, shoes and sandy buckets and spades and you'll find  a handy WC. In front of you, this fabulous space then opens out into a open-plan lounge/kitchen/diner, perfect for sociable dining and entertainment. The relaxing lounge has a Smart TV and plenty of seating for everyone. Alternatively, if the children want to play, or adults want some peace and quiet, there is a snug room off the dining area which has a small pool table, dartboard, chalk board for pictures or games and a Smart TV. The well- equipped kitchen has a sleek contemporary design, a wonderful island for food prep and offers an electric oven and induction hob, microwave, fridge/freezer and dishwasher. Guests in the kitchen/dining area can extend the living space out into the garden where there is further seating available. The utility room has a Nespresso Coffee Machine and wine cooler plus washing machine and tumble dryer. Heading upstairs, there are four bedrooms. The master bedroom boasts a king-size bed, built in wardrobes, TV and en suite shower room with WC. This room has a small balcony with table and chairs for a morning coffee, where you can see across the sand dunes to the estuary beyond. There is a further king- size bedroom with TV, built in wardrobes and chest of drawers. You'll also find a twin bedded room with a zip-and-link bed (can be made into a super-king-size bed on request , at time of booking ) and lastly a bright bedroom with a single bed and cabin bed (both of which are only suitable for children under 16). The family bathroom completes the accommodation and has a bath with separate shower and WC.

Outside, you will find an sunny and enclosed garden to the rear of the property, where guests will find a sociable dining table and chairs. An electric awning covers the outside dining area, for meals protected from the sun or rain!  A brick built BBQ stand ( with disposable BBQ provided) for al fresco meal prep sits outside on the patio. Enjoy the outside hot shower, ideal for washing off sandy toes, paws or wet suits and, of course, the luxurious private hot tub, with spa bubbles and situated under a pergola for additional privacy.  Bean bags for the kids to sit and chill or read a book. An outside L shaped sofa awaits to relax in and chat about your day and have a drink before dinner. The first-floor balcony, with its south-facing position offers an additional space to sit and enjoy the sunshine. There is off-road parking provided for two cars and further parking in the public car park adjacent to the cul-de-sac.

We recently stayed here as a group of six adults and three dogs, including three generations of family, and overall had a pleasant stay. The location is excellent, just a short walk to the beach, which is very dog friendly, and the village pubs were welcoming with a lovely atmosphere. The games room was a real bonus, especially as the weather waRead moresnt always great, and it gave everyone something to do indoors. The property was spacious enough for our group and provided a good base for exploring Instow and the surrounding area. There were a few areas that could be improved. The house was extremely warm during our stay, and it would have been helpful to have more information about managing the temperature. The patio area could also do with some maintenance, as there were quite a few weeds. We were also surprised that the property overlooks a Ministry of Defence site, as this wasnt mentioned in the listing and is something prospective guests may like to know in advance. Despite these points, we enjoyed our stay and appreciated the propertys great location, dog-friendly setting, and excellent games room Hide

We stayed at the Sandsend house for 4 days, me, my husband, our daughter and our dog. We think the house was just perfect, just by the beach, some restaurants and the house itself has it all really!!!!! We had the best time.

Really nice house only a few minutes walk from the beach/sea front. Instow is a lovely location. It was always active but without being overly busy which was just right. Some nice pubs/restaurants facing onto the estuary/sea front.

The house was great, very clean and functionable. The hot tub was a big favourite, especially with young grandkids for a 7am soak!! The games room, with pool table was also very popular. The nearest beach is sandy and clean. Its very close to the Tarka Trail, an old railway line, now pathway stretching for miles either north or south. We loved the Read morelocal cafe in the dunes, the 'Glorious Oyster', great for sea food snacks and very child friendly. Johns Deli/cafe is also excellent. We'll be backxx. Hide

We all had a great time. The house is in a brilliant location, just a few minutes walk from the beach and pubs. The house was very clean and comfortable and the garden and hot tub were great places to relax after days out. Sarah was very friendly and helpful.

We had a great week celebrating New Year with friends at Sandbars. Everything we could have asked for was at hand, the pool table was a huge hit, as was the hot tub. It sounds obvious but having a nice big dining table with seating for all eight of us was great for eating together and playing board games with the kids.
