This beautiful farmhouse is situated on the outskirts of the popular town of Lechlade-on-Thames, in the Cotswolds AONB known for its rolling hills, picturesque villages and stunning countryside. The property is set in a peaceful rural spot surrounded by conservation woodland and wildflower meadows, perfect for walks. You can stroll into town to visit one of the traditional pubs or independent shops. Lechlade is located at the Southern edge of the Cotswolds, where the River Thames becomes navigable. You can enjoy walks along the riverbank, go boating, paddleboarding or simply relax by the water. The property provides a fantastic base to explore the wider area, with Burford (7.9 miles), Cirencester (14 miles), Bibury (8 miles) and Bourton-on-the-Water (16 miles) all easily accessible for day trips. For guests looking to explore the area’s history, visit one of the nearby National Trust properties, such as the 18th century house and gardens at Buscot Park 6 miles away or Kelmscott Manor- home of William Morris- only 3 miles away. There was a Roman Villa at the bottom of the farm drive, with remains on display in the Corinium Museum in Cirencester.

Make your way into the spacious farmhouse through the hallway, a perfect area to remove coats before exploring the rest of the property. Step into the sitting room, which is furnished with total comfort in mind, including a wood burner for those chilly nights. Move on to the fantastic open-plan kitchen/dining room, equipped with everything you will need for a self-catered break, including an AGA. Enjoy a meal together at the dining table that will comfortably seat 12. There is a useful utility area with washing machine and dryer and a boot room, a perfect place for the dogs and taking off muddy boots. Off the kitchen is a reception room with feature floor-to-ceiling windows and views out onto the garden. Relax on the large corner sofa or watch a movie on the Smart TV. This lovely sunroom has a separate mezzanine level which has a super-king size zip-and-link bed which can be made up as a twin on request. There is a further bedroom on the ground floor with another super-king zip-and-link bed which has a shower room with WC next door. Head upstairs where you find the principal bedroom with a super-king size bed and en-suite shower room with WC and bidet. There are a further three bedrooms on the first floor: one with a super-king zip-and-link bed, one double and one room with bunk beds and a spare trundle bed, plus the family bathroom which has a bath with shower, WC and bidet. The house is perfect for extended families and friends looking for some quality time together in the Cotswolds.

Outside you will find the large, fully enclosed garden which wraps around the house. The beautiful garden is well kept and provides a wonderful space to unwind. Wonderful property. We were a party of 11 plus a dog. Plenty of room both inside and out. The cottage was lovely and clean and had plenty of equipment. Badminton equipment and net in the garden. We couldn't find the iron so I messaged Patrick and he brought one round. Patrick recommended places to eat and he was spot on. A lovely location and accommodation for a multi generational family break. Plenty of space inside the Farmhouse and lots to explore in the nearby area. Welcoming pubs and shops within walking distance. The owner was very helpful and made sure we had everything we needed during out stay. Would be happy to make a return trip in future.

The farmhouse was even better than expected. Lots of room for 11 of us. The garden was great to relax in and for the children to safely play outside. Plenty of room for all the family. Lovely peaceful location. Close to pubs and shops in Lechlade and easy to explore the area.

A fantastic place to stay for an extended family get together. The location was great, perfect for walks and to explore the Cotswolds. The house had the most amazing boot room we used daily. Parking for 6 cars was a bonus. We enjoyed watching the deer in the field each morning & walking to spot birds on the lake. Would love to return.

A lovely spacious property with a lived-in home feel, very welcoming and we settled in straightaway. Lots of space so we could spread out and do our own thing. Books in the lounge were good for wet days. The cottage is close to some very good restaurants and pubs (Riverside, The Bell and The Swan) and also close to tourist features. We recommend KeRead morelmscott Manor and the Wool Weavers Museum. In Lechlade there is the Lynwood cafe which provides good coffee and tea and super almond croissants. Hide

I stayed here with 10 others and we loved it. It was big enough for all of us and we thought it was a lovely mix of traditional and modern. Its got a lovely rustic vibe but also modern things like the smart TV (its massive) and extremely fast wifi which reaches all corners of the house. It was a well appointed farm house in a lovely setting, with views looking across the neighbouring field, where we saw rabbits, chickens and deer. It provided immediate access from the garden gate onto nature reserve fields. Great for dog walking, and plenty of walks in the locality. Rough Grounds is a beautiful place with fully equipped kitchen. Loved the big dinning table and a separate pantry. Mezzanine flour has lovely views. Perfect place for any kind of celebrations. The location was perfect for us as there were 4 young children in the group so we did not need to go out in the evening. The number of rooms and garden was ample to accommodate everyone. We loved this house in the fields outside Lechlade. Chickens roaming (thank you for the eggs), horses in the field out back and space for a dog to safely run about. We had a wonderful stay here with the family and dogs. The house is very comfortable and well equipped and is well situated for exploring the Cotswolds. Patrick is very friendly and helpful and provided wine and farm eggs on arrival. There is good paddle boarding on the Thames with a launch site next to The Riverside in Lechlade.

A warm welcome from the owners. The grandkids loved the garden. A great venue for a family celebration. The kitchen is very well stocked for cooking and drinks. The dogs enjoyed the warm utility to sleep in! A quiet place to enjoy.
