The property lies on open farmland, on the fringes of the riverside village of Welford-on-Avon with good local shops and pubs. Take a leisurely walk along the River Avon towpath or hop on a bicycle to Shakespeare’s riverside town of Stratford-upon-Avon (5 Miles), stopping off for a coffee in one the riverside cafes along the way. In the evening, there are pubs, restaurants and a theatre with regular concerts throughout the year. For families, it also has a Butterfly Farm and an abundance of local parks to visit. Explore several National Trust sites nearby, Charlecote Park (9 Miles) and Hidcote (9 Miles). For a relaxing day in the Cotswolds, pretty places like the market town of Chipping Campden (9 Miles) sit waiting to be discovered. Discover the local history at Warwick Castle (13 miles), it is one of the top local attractions to spend the day at. Whatever your interest, this is a superb location.

On entering the grand hallway, there are two staircases. Off the hall is a beautiful spacious but cosy lounge with a central open fire, where you can snuggle up on the sofa with a glass of wine and perhaps watch a boxset on the Smart TV. If you decide to stay in for the evening, there is a fabulous dining room with large wood dining table and chairs for twelve. The kitchen is very well-quipped with lovely crockery and quality glassware, including an electric oven with hob, microwave, fridge/freezer and dishwasher to make cleaning up a breeze. Leading on from the kitchen, you will find a snug room perfect for reading or relaxing (with a single bed if required for an additional £40 per week or weekend) and a downstairs WC. Leading up the central staircase to the first floor, you will find a double bedroom and an ensuite bathroom with bath, washbasin and WC. Further down the corridor, you will come to a second double bedroom and a third twin bedroom and a large bathroom with bath, separate shower, washbasin and WC. You then come to a spacious fourth bedroom with three single beds with and an ensuite bathroom with bath, shower, washbasin and WC.

From the kitchen, the French doors open out to a large enclosed garden featuring a landscaped lawn to the rear with a BBQ and quality garden furniture where you can do outside entertaining in style.

The house is lovely and was ideal for the five of us.with three bathrooms. The showers are really excellent. The living and dining areas are very comfortable and spacious. The setting in the old farmstead is rural and quiet. The hosts are friendly and helpful.

A lovely place to stay. Family of 7 had all that was required. Very clean and spacious. An excellent location for Stratford and Warwick and not too far for Cadbury World and The Black Country Living Museum. Highly recommended.

Prospect house is beautiful. Everything was well appointed and the level of equipment was great. Lots of extras left eg dishwasher tabs, washing machine tabs , shower gels, which are often limited in some houses. Well heated. Lovely comfy sofas and the den was also great if someone wants quiet time off a different to programme. Loads of info leafleRead morets about surrounding area. Excellent facilities, spacious, well decorated and maintained. The cottage has everything you could want. We were 2 couples but there are beds for up to 9. Downstairs a welcoming lobby, WC, large kitchen/dining room and the ultimate luxury, 2 sitting rooms with TVs (otherwise known as the 'soaps' room and the 'sports' room).

The cottage was lovely, really well equipped kitchen. The cottage was clean and comfortable. The location was really good for site seeing Stratford, Warwick, Bourton-on-the-Water were within easy reach and a lot of National Trust properties. The local pub The Bell served lovely food. We also bought produce from the farm shop.

We really enjoyed our stay. The property was clean and spacious. The farm was in a lovely location close to the river Avon and the pretty village of Welford. The family who run the property were very friendly and helpful, making our stay very pleasant. We would not hesitate to return to the property again if we were staying in the area.

We loved our stay at The Farmstead. The owner was extremely friendly and welcoming. The accommodation was perfect for our multigenerational family visit, with flexible bedrooms and living spaces, multiple bathrooms and lovely big tables both inside and on the patio. It was hot during our visit but there were multiple fans provided to keep us cool. A very spacious cottage so ideal for large groups situated in a quiet location, but not too far from Stratford Upon Avon. Well equipped. Owner on site to deal with any possible issues - very friendly.

We had a fantastic weekend stay and couldn't have hoped for anything better. The hosts are lovely and very accommodating and made great recommendations for a takeaway place and a local pub for an evening meal. The house and the surrounding area were perfect for the eight of us and so glad we found it and booked it. Highly recommend.

We had a really lovely stay over Christmas. There was plenty of space for our extended family with comfortable beds, a well stocked kitchen , good WiFi and the added bonus for us to be able to charge our EVs The family were so welcoming and we really loved having the farm shop just across the courtyard. A really lovely and cosy cottage. Very clean and well equipped. Nice big lounge and lovely sofas. The kitchen has a large dining table and is very well equipped. Outstanding accommodation and location. Owners were very helpful and the entire environment was simply wonderful. Would recommend this as a place to stay for a party of 8 with great accommodation and wonderful walks in and around Stratford upon Avon.

Prospect House was the perfect setting for a friends 50th anniversary reunion weekend. Very well equipped, comfortable, friendly hosts. The location really good for accessing the Cotswolds and beyond, as well as Stratford of course. Certainly good value, even though there was only 5 of us.. Thank you Philip, Richard and family.
