The traditional village of Madley is within a mile’s walk and offers a well-stocked village store, the renovated Red Lion pub which serves real ales and great food as well as being family and dog friendly, plus a 9-hole golf course, tennis courts and fishing. The area offers great walking with footpaths and quiet lanes to explore. You can picnic alongside the River Wye or tackle Hay Bluff, Black Mountains or Brecon Beacons and it’s ideal for cyclists and canoeing. Take a trip to one of the many local towns for a farmers’ market or to browse the independent shops. Hay-on-Wye is famed for books and the annual international literary festival, while the market towns of Monmouth, Ledbury, Ross-on-Wye, Kington, and Leominster are all within 25 miles and offer castles and historic monuments to explore.

A stunning view greets you as you step inside this elegant home which has been beautifully finished to an exceptional standard. It offers the perfect backdrop for your countryside stay with a great deal of space for relaxing and entertaining. Settle down in the drawing room enjoying the warmth of the wood burner. The adjoining garden room is perfect for relaxing with a good book. The spectacular kitchen has a large island unit, a walk-in original pantry with cold slab and French doors to the rear garden and a large opening that leads directly into the dining room plus a cosy cinema room with a sound system that’s there for your enjoyment. The utility boasts an extra dishwasher to save you time and there is a cloakroom. Upstairs in the main house, you will find four bedrooms all of which offer a touch of luxury. There’s a super-king-size room with an en-suite bathroom with separate shower and WC. Two super-king-size rooms (one can be made into twin beds on request) plus a king-size with en-suite shower. There is a family shower room and a separate bathroom.

There is a detached ‘Artists Studio’ barn conversion, where you will find a games room complete with pool/table tennis and darts, comfy chairs, bar/small kitchen, cloakroom and a private gym. There is also a bedroom suite in the studio, separately accessed for two guests with a super-king-size zip-and-link (that can be made into a twin) with a large bath and shower room en-suite on the first floor, and a snug sitting room on the ground floor.

There are super views across the open fields and onto the Black Mountains and a private hot tub where you can enjoy catching up with everyone under the stars. Listen to birdsong from the patio area that’s set up for al fresco dining with a parasol and BBQ or relax on the hand carved tree swing. There is ample parking along with a secure rack for bikes, and the good sized meticulously maintained gardens surround the property.

Ten of us had a very comfortable holiday at Swinmoor House. The standard of the accommodation was high in all respects. Ideally placed for doorstep walks and cycle rides, and an easy walk to the local shop and Red Lion pub. Sunsets over the Black Mountains viewed from the hot tub will live long in the memory!

Wonderfully equipped and tastefully furnished large house. Great gathering places for large groups but also plenty of space to find your own peace. We stayed a week in November with 5 people needing to work at various times and all managed no problem. Pub and village shop a 15 min walk (bring a torch!).

9 of us had our annual get together and we all loved your house. It had plenty of space for us all and a beautiful kitchen/dining area too. We had a local private chef to do our evening meal and it was amazing. We used Harry Evatt Bullock from Ludlow and would highly recommend him. Thank you once again for a brilliant few days.

Swinmoor is a superb house in a great location with plenty of space to relax in. We had the most wonderful week at Swinmoor, beautiful countryside and so peaceful. We were very lucky with the weather and enjoyed watching the sun set over the black mountains whilst sitting in the hot tub! Our dog loved the suggested walks and the garden, which was a good size and beautifully laid out. The house had everything you needed and was Read morebeautifully furnished and decorated. The whole family very much enjoyed our holiday in this beautiful house. The weather was fabulous so we spent most of the time in the large very well kept garden which had lovely far reaching views. The house was large and comfortable, easily accommodating the three generations. We would definitely recommend this house.

Absolutely amazing house, has everything you need. Fantastic grounds for the babies and children to run around and be safe. There's nothing you would need as you have everything there. We also had my husbands 70th birthday meal at their restaurant, about a mile up the road The Red Lion. This is an amazing house with superb facilities for larger groups/families in a fantastic location. Everything about the property worked very well for our group of 4 separate couples. We made use of the hot tub and games room too. I would highly recommend this property to others.

We had a great week here, the house was beautiful, extremely well equipped, and luxurious. Lots for the children as well, masses of space to run around ond both indoor and ourdoor things for them to do. We appreciated the electric car charger. This is a lovely property and our family - eight adults - had a great time. The weather wasn't the best but we still enjoyed the beautiful garden with games of volley ball, croquet and badminton. The huge dining table was perfect for board games. And my sons' obsession with hot tubs was satisfied by a big comfortable tub.
