This is a wonderfully situated house in the picturesque village of Kingswear, with stunning uninterrupted views over Waterhead Creek, the River Dart and across to the Britannia Naval College from many of the rooms. The property is a welcoming home suited to families with young children and grandparents, and groups of friends. Its peaceful yet convenient location with wonderful views make it a great base to explore the surrounding countryside, beaches and nearby towns of Brixham and Torquay. Kingswear lies on the eastern side of the beautiful River Dart, opposite the historic port town of Dartmouth, in an Area of Outstanding Natural Beauty.  From Genista it is a gently sloping walk down to the village which has a shop, post office, wine bar and two excellent pubs that serve food and takeaways. From Kingswear, you can take a steam train to the seaside town of Paignton. A short and beautifully scenic ferry ride takes you across to Dartmouth and its numerous shops, cafes, restaurants as well as water sports, and boat trips up the river to Totnes, the Greenaway Estate or out to sea for dolphin watching.

The accommodation is light and airy, and arranged over 3 levels, with the top level consisting of a self-contained flat which makes it ideal for grandparents or couples holidaying with a larger group. On the ground floor there is an open-plan lounge/kitchen/diner kitchen, which has beautiful bay windows to make the most of the fabulous views and the kitchen is superbly equipped for nights when you decide to eat in with a dining table and chairs for eight. The lounge is a comfortable space for relaxing. There's also a handy utility area. Up on the first floor you'll find three lovely bedrooms - two kings and a bunk bedroom as well as a family bathroom. On the top floor is the accommodation for two which has a stunning balcony with wonderful views over the creek and across to the beautiful town of Dartmouth. This space also features its own kitchen and a large en-suite bathroom with a walk-in shower, toilet, bidet and wash basin.

Outside, the property features two large, decked areas with ample room for dining and relaxing, and a balcony in the top flat, all with fantastic river views.  In addition, there is a small, decked area to the rear of the property that is a lovely sun trap in the mornings. The property is also close to launch sites for paddleboarding and kayaking.

Great location. Very quiet and very comfortable. There are a lot of stairs but this is very common in this area. Close to the ferry and steam train. Binoculars in the rooms was a nice touch. This is a wonderful property in a fabulous location. Parking is tight but you won't need to use your car all the time as there is plenty to do in the area. We preferred being across from Dartmouth so we could use the ferry each day. Steam train very close by. Small but great selection of pubs and a cafe just minutes away.

We had a lovely week in Kingswear/Dartmouth despite patchy weather and the property was great for what we needed. Being just 5 mins to two good pubs and the ferry crossing was ideal. The views from Genista are great and it was a shame that the weather meant we couldnt make use of sitting outside. The property itself is nice and well equipped altRead morehough we did message the owners about some work needed on a couple of bits but nothing that detracted from it being a great place to stay. Be aware of 1. The steps. Your are down a flight from car to property and then two sets of stairs before you are at the main lounge and dining area. Just a warning for the frail/unfit. 2. The parking space is small and so any large cars are going to take a bit of time to manoeuvre in. I was grateful for parking sensors. Hide

This was a fabulous house to stay in as two couples as we had our own space but enjoyed evenings cooking together and having dinner around the dining table. We also managed to sit out on the deck with a glass of wine and enjoy the wonderful views (it was great that the deck was enclosed so no escaping dogs). We didnt need to use our car as everytRead morehing was on our doorstep. We took the steam train to Paignton and enjoyed trips across to Dartmouth where theres a very convenient M&S for food. A beautiful house, in the absolutely beautiful location of Kingswear. We loved our stay here, and loved being a short drive away from so many lovely towns. Beds were very comfortable, and kitchen well equipped. Absolutely magical we loved every moment of our stay down there. The house and location were perfect. We had brought our rib down from Littlehampton and mowed it in the marina. We couldnt have had a better time. Of course we had a lovely weather which always helps as well!

We stayed here over Christmas and we arrived to festive decorations everywhere and a large a Christmas tree, so that made it very special. A wonderful house that is very calm and peaceful with fabulous views, we felt right at home. Everything is immaculate and clean and the heating works very well, lovely hot showers too. A lovely week exploring a beautiful and interesting area. Genista was a great base, convenient for ferries, walking and restaurants alike. The house was warm and comfortable and we loved watching dawn emerge over the estuary listening to the birds, and then the twinkling lights of Dartmouth come dark. For us this was a perfect cottage in the perfect location. Quiet, with parking, yet close enough for the ferry over to Dartmouth. Well furnished, exceptionally clean, wonderful views and - very important for us - near the bottom of the hill on which Kingswear sits (we had to walk up that once before!).
