Sitting on the banks of the River Alde, with views out to the nature reserve at Orford Ness, this magical retreat is situated down a private road, in a secluded part of Orford and offers an exceptional retreat for larger families or groups of friends. The small, pretty town of Orford with its 12th-century castle keep, river walks, village shop, butcher, seafood restaurant, local bakery and chocolate shop are all 500 metres away. It’s just 9 miles to the pebble beach and brightly coloured seafront properties of Aldeburgh with its award-winning fish and chip shop. And the world-famous Snape Maltings concert hall is 5.5 miles away.

With an upside-down layout, the ground floor is home to a spacious boot room along with four bedrooms. Two have king-size beds, seating areas and en-suites. Another has a king-size four-poster bed, the fourth has a small double and a single bed, and there is a family bathroom to share. On this floor, there is also a snug room with comfortable sofas, a Smart TV and plenty of board games to keep everyone busy. On the first floor is a light-filled open-plan room with sumptuous seating and panoramic views out to the river. A dining area comfortably seats ten people, and the sleek, contemporary kitchen is finished to a high standard with a boiling water tap, wine fridge and Nespresso coffee machine. Doors lead from both sides of this room to the decked balcony areas that surround the property. On the second floor is the final impressive bedroom, with a super-king-size bed, a TV, a small dressing room, a desk, and even a telescope to spot boats on the horizon or stars in the night sky. It also has its own en-suite shower room and a private balcony with a table and chairs.

Outside, the expansive 5 acres of grounds are tended to weekly by a private gardener. There is a large open pond, a heated outdoor pool available between May and September with its own separate changing room. Just across the public footpath, the waters of the River Alde lap onto the shore and make an ideal spot for crabbing or for launching a small dinghy to explore the local waterways. Surrounding the house is a decked balcony with various seating areas overlooking both the pool area with gas BBQ at the rear and the far-reaching river views to the front.

I would only consider this property if everyone in your group has good knees as a lot of stairs to go up and down
