"Just back from a wonderful stay at Old Hall Farm House. The property was a fantastic base for 3 families with young children. They loved playing in the garden and having access to the Maize Maze for the week was a real bonus. We had lots of wonderful trips out to Southwold, ROARR, Africa Alive and the East Anglia Transport Museum. The house was very clean and comfortable and we would definitely recommend" - Pam Knight

A substantial former farmhouse, this Suffolk retreat makes an outstanding base for a family holiday. Sleeping up to 10 guests, the six-bedroom, pet-friendly property is set in farmland grounds next to neighbouring Southwold Maize Maze, in Reydon, 2 miles from the coastal town of Southwold. Make the most of the complimentary entry to the maze when it is open, take the children to the play park and enjoy the wildlife walks available across the site. Head into town to spend time on the sandy beach, go crabbing from the quay and stroll along the pier, with its unusual water clock and under-the-pier show. Southwold is also known for its many colourful, independent shops and boutiques, as well as its varied pubs, cafes and restaurants.

Open the front door of the farmhouse to find accommodation combining period character with modern day comfort. Find space in the tiled hall to leave shoes and coats and head through to the lounge to discover a bright, south-facing room, with plenty of seating, where you can fire up the wood burner, play games together and settle down in front of the Smart TV. The kitchen/diner has a farmhouse style and an abundance of space for storing and preparing food, as well as dining together. This leads to a utility area, which opens on to the garden. There is also a study and a WC at ground-floor level. Stairs from the hall lead up to the first floor of the property. Here there is a super-king-size bedroom, with en-suite shower room, a single bedroom, with pull-out single bed, and a family suite, with a king-size bedroom connecting to a single room, which also has a cot and baby changing facilities. There is a family bathroom on this floor too. Another king-size bedroom and another single room, with a pull-down single bed, are on the second floor, together with a family shower room.

Lovely big house with plenty of room, we were 6 adults and 4 children. Very good location and really great to be able to go into The Maize Maze for free each day!

Cottage is nice and has plenty of space for families to stay. Garden is a good size but needs weeding to make it more inviting. Beds were comfortable and clean. Location is good, just a short drive into Southwold. But would say that the cottage needs some tlc.

Apart from the following niggles, we really enjoyed our stay. Somewhere to hang/unpack our clothes would be good (or tell your guests to bring their own wardrobes) :-) Somewhere to put toiletries in bathroom would be useful. Because the house accommodates a large number of guests, a couple of large saucepans would be useful. As would a bread kniRead morefe and colander. We had a good holiday in this property. It is large, mostly well decorated and has a good sized kitchen diner. The lounge, too, is large and there is enough seating for 8 adults. It is well placed for nice walks to Southwold and down to the river. We were hoping to use the play park a lot with our granddaughter but it is only open when the maise maRead moreze is open and it shut on our second day for the season so be aware of this if you are using the property from now on. As previous guests have mentioned, the whole property is badly in need of some maintenance. Mattresses are poor, some beds are quite rickety, lighting is poor and essentials like a dustpan and brush, bread knife, oven gloves and lots more are not provided. The back garden is full of weeds and is not a particularly nice place to sit. Be aware if you are 4 couples, one couple has to squeeze into the single + truckle bed on the first floor and one person will be on the floor. You can only access these beds from the end - no space to walk down the side. It is OK if you are three couples plus some singles though. We had a good time despite the short comings of the house but it could be so much nicer. Hide

This house is a beautiful looking period house thats incredibly spacious, pleasant in appearance and nicely decorated. For a family of 10 aged from 7 to 77 and a dog it never felt crowded. It is close to Southwold (under 5 minutes in the car and walkable). On the same farm site is a wonderful cafe (where house guests get a 10% discount) where we enRead morejoyed many coffees and fantastic pizzas with a live band on the Friday evening. There is also a very well laid out play park with zip wires and all sorts of other equipment that house guests have free daytime access to - the children in our party loved this! The maize mazes and walks are also great. Our concerns though are about the maintenance of the property. Multiple beds were in poor condition or actually broken. One sofa and a rocking chair in the lounge were also broken. More side or coffee tables, lighting and bedside tables/lamps would be beneficial. The house was surface clean but could do with a deeper clean. Self catering it maybe but for a house this size for so many people not a single teabag or pint of milk or anything else was provided and this felt somewhat mean. These issues have been raised many times in online reviews and in the paper guest book at the property, sadly it doesnt appear that anything is done to rectify the issues. Hide

The farmhouse is in a good location and the walks from it are beautiful, so nice to have access. The children loved the Maize maze and playground too. The very small provision of loo rolls and dishwasher tablets was irksome. The lounge was a good size for a large family group, although the coverings and carpet need a clean. The house was well located for Southwold town. It was also pretty well equipped and comfortable . I have to say though that the state of repair in some areas could have been better, particular the back garden area and some aspects of the house. It was, however, a relaxing holiday overall.

We enjoyed a lovely bank holiday weekend here and enjoyed visiting Southwold. The free access to the play park with the zip wire and bouncy pillows was great and the cafe did some lovely food. The kitchen was well equipped, the lounge was comfortable for our group of 8 and the bedrooms were spacious. The house could do with a refresh in places and Read morethere were a couple of maintenance issues. Unfortunately we did have a real problem with ants in the kitchen. Hide

The house was perfect for our large family group of 6 adults, 4 children and 1 very small baby. The accommodation was very comfortable and spacious with a south facing garden and great to have the cafe and play park on our doorstep which was a huge bonus for the children. Also a big bonus to have sufficient parking which in the main town is generRead moreally scarce. The walks from the house were well signposted and it was lovely to be able to enjoy the walks to the town and the harbour away from the main road. The setting is peaceful too and perfect for a good night's sleep. We would definitely return to this property and highly recommend for a large family group. Hide

We were six friends visiting the house for a couple of days. All of us agreed that the house is spacious, comfortable and well situated. We enjoyed a day exploring Southwold and the beach.
