Peacefully located on a working farm in the Waveney Valley, a destination long considered one of Suffolk’s best-kept secrets, this property offers a relaxing country break for a larger family or a group of friends. The charming market town of Beccles is just 2 miles from the property – set aside plenty of time to wander the historic town’s winding lanes and alleys, discovering boutiques, delis, cafes and restaurants. The River Waveney meanders through Beccles, providing a host of fun and restorative waterside activities, not least scenic riverside walks. In good weather, families will find Beccles Lido irresistible – three heated, open-air swimming pools providing everything from inflatable aquarun sessions to meditative lane swimming. Get out on the river itself by renting a canoe, kayak, stand-up paddleboard or pedal boat, or hop on a boat tour and cruise the lush riverside keeping watch for local wildlife – you might well spot otters, kingfishers and hen harriers.

The heart of this appealing, single-storey barn conversion is a superb open-plan lounge/kitchen/diner, a particularly spacious and bright room – with garden views from the floor-to-ceiling windows and the glass doors on two sides. There’s a comfortable lounge area with three sofas gathered around a wood burner and TV, perfect for relaxing in the evening. The dining area has a handsome, large dining table and chairs seating 12, while, for quick bites, the well-appointed, contemporary kitchen has a breakfast bar with stool seating for four. There are four attractively furnished bedrooms – one double bedroom, and three twins with zip-and-link beds which can be presented as super-king-size beds, as guests prefer. The double bedroom has an en-suite bathroom and the twins each have an en-suite shower room, meaning that all guests have that little bit of extra personal space.

Outside, a paved patio has chic dining furniture and a BBQ, and opens out onto a lawn garden. The simple wire-fence surround means that views of the fields and grassland beyond are uninterrupted. It’s a wonderfully tranquil spot for an al fresco breakfast, perhaps indulging in the fresh farm eggs that are shared with guests.

Excellent property all on one level, suitable for older adults and young children. Ensuite in every bedroom is excellent! Easy Parking and lovely scenery with safe secure garden makes for a very relaxed stay. Highly recommend for families of all ages.

Location is excellent if you want peace and quiet. Surrounded by farm land with chickens and sheep. Abundant free range eggs at the little booth. But, close enough to the coast, fish restaurants and the icy North Sea. As the property is on one level with all bedrooms on suite really good for me as a MS sufferer. We had a wonderful stay at Lavender Cottage, a very well appointed cottage in a beautiful rural location. Kitchen had everything you need for a holiday stay. Each bedroom having a en-suite was a real bonus. Good selection of outdoor toys if you were staying with children.
