Stylish modern beach villa situated in the delightful quaint village of Instow, this high-quality property provides ample space for families and groups of friends. Wake up to welcoming views of Instow’s sandy beach, located on the estuary of the rivers Taw and Torridge. Stretching over 1200 yards, this family-friendly beach is perfect for playing games, building sandcastles and flying kites. Due to its sheltered nature, it’s also an idyllic spot for a picnic and an afternoon of sunbathing before exploring the local dunes. Instow’s picturesque village is a short stroll away and offers a variety of pubs and restaurants serving locally caught seafood. Across the waterfront, you’ll find the historic fishing village of Appledore, where you can soak up some ancient maritime history and wander through the winding narrow streets and colourful pastel cottages. Having enjoyed Cleveland Villa in 2022, we returned for another visit this summer. Great to see that it has been updated in places and the result looks fantastic - particularly the sitting room. It's also clear that there has been some investment in new crockery and glassware which was very much appreciated. Overall, we love t he place, its positRead moreion and the neighbouring area but if I had any comments to make on what else could be done to improve the house / equipment further, they would be a) the dining chairs in the kitchen are really uncomfortable and really need repairing / replacing b) none of the kitchen knives are sharp, c) no tea towels were supplied and d) outside shower was not accessible at all (which was not ideal if you have a salty dog!). This was our third visit to the very comfortable Cleveland Villa and this year we were delighted to see some upgrading of the facilities. Its in a great location with easy access to the Tarka Trail and a very dog friendly beach. There are good food choices close by and Johns delicatessen has a selection of local produce should you choose to eat in.Read more The property is clean and well equipped with good quality items. Lovely house perfect for six adults and one child. Great location, near to beach, ferry to appledore, local pubs and shop all only a few minutes from house. House was comfy and had a great garden with plenty of seating and a BBQ. Ample parking for 4 cars. Thoroughly enjoyed our stay, a great base to explore north Devon.
