The epitome of an English seaside resort, Southwold is the perfect place for a big group gathering. Easily explored on foot, the town has something for everyone: a sand and shingle beach edged by colourful huts, busy working harbour, iconic pier and bustling streets lined with fashionable boutiques, bars, restaurants and galleries. Enjoy a tour of the famous Adnams brewery, play a round of golf, learn to surf or book a high-speed boat trip out to sea… holidays here can be as busy or laid-back as you’d like. Walberswick, on the opposite bank of the River Blyth, is quieter but brims with character and is well worth a visit – it’s an 8-mile cross-country drive but just a few minutes via the historic foot ferry. Further afield, Lowestoft and Oulton Broad – gateway to the Broads National Park – are around 13 miles away by car, the ‘lost city’ of Dunwich is less than 10 miles and RSPB Minsmere, a must-see for nature lovers, is 12 miles.

This elegant Edwardian terraced home offers space and flexibility to suit a large family or group of friends and is located on a quiet residential road, close to Southwold’s town centre and seafront attractions. Lovely original features are complemented by tasteful, contemporary furniture and fittings to create a high-end holiday home, which starts to impress the moment you enter the lengthy hallway, where there’s wooden flooring and space to store shoes and coats. Move into the light-filled sitting room and you’ll see how this house will work best for your party – there are two areas that can be separated by folding doors, or opened up to create one big room when everyone wants to be together. To the front there are soft furnishings and a lovely fireplace with a wood burner, while to the rear there’s another large sofa, decorative fireplace, selection of board games, TV and games console. Follow the hallway to the rear of the property and you’ll find a gorgeous kitchen/diner, with a spacious dining suite, Shaker-style cupboards, a Rangemaster cooker and Smeg fridge/freezer. Completing the layout of the ground floor is a convenient cloakroom. On the first floor the master bedroom is flooded with light thanks to well-dressed windows overlooking the front of the property; there’s lots of space in this room, along with a king-size bed, decorative fireplace and storage so you can unpack and settle in properly. A pretty decorative fireplace is among the features in the double bedroom on this floor, the layout of which is completed by a spacious bathroom with a wow-factor decorative fireplace and a roll-top bath, along with a shower cubicle. There’s a separate shower room on this floor, too. Stairs lead up to the second storey where there are two further bedrooms – one has twin beds, an eaves window and a decorative fireplace while the other has a double bed. This was our third stay in Bay House. It is the best equipped house we have ever stayed in and the location is quiet but handy for beach, pubs, shops and playground. This year the newly opened Canteen restaurant and community hub at the end of the road was an added bonus. I am sure we will be back soon.

There was building work on the next door property which we hadnt been told about. It was very noisy from 8 am. We were lucky that we were there for the bank holiday weekend so we had three days with no building.

Nothing is perfect! Needs blackout blinds or curtains in bedrooms everyone woken up early with the sunrise, long before wanting to wake up!

The property itself was very clean and well equipped (one thing just to mention so you know for next tennant is hand blender does not work. Its in one of the kitchen drawers by the side of the cooker). The house itself was really well equipped and such a nice touch for there to be childrens cutlery, bowls plates etc and the bottle of bubbles and bRead moreiscuits on arrival was very kind. We liked the house itself but hadnt quite appreciated the distance from the attractive part of Southwold and would not book in this location again. The piece I was less impressed with (particularly given the cost) was that there was no gaurantee of a baby cot on arrival. When I called the office no one could confirm it had gone in and as we were arriving late at night it was a risk we couldnt take so had to pack our travel cot. I know it doesnt seem like much but when packing a full car with children for a holiday every inch of space counts and it was pretty poor that this couldnt be gauranteed particularly when requested so far in advance. As it turns out the cot was there and so there just needed to be better communication in your team. Other than that the house was lovely and as mentioned above brilliantly equipped. A long weekend for a special birthday. A lovely house to celebrate in! Very well equipped. Great paces to visit nearby, would recommend Southwold Museum followed by The Lord Nelson!

I have ticked the highest score for cleanliness in Bay House and it was spotless. The only thing I think you should be aware of is that it has quite a serious moth infestation. It didnt worry us since we didnt have any woollen garments with us but others may not be so lucky.
