An enormous wood burner takes centre stage, perfect for cosy evenings with everyone piled onto the sofas or playing a board game at the table. In the summer you can pull the doors wide open and enjoy the fresh air. The sleek kitchen at the far end offers everything necessary for catering to a large group, with an additional utility area keeping the laundry facilities conveniently separate. For a morning coffee or quick snack there’s an island with a breakfast bar for four, while the dining table itself easily seats eight. Each bedroom has a Smart TV, so if you feel like a lazy morning you can watch your favourite programmes in bed before opening the patio door and taking a cup of coffee outside. There’s flexible sleeping accommodation for your group here, with two of the four super-king-size rooms capable of being set up as twins on request. Located just outside the village of Bodle Street Green, the property is perfectly placed to explore 1066 country - the ancient settlements where the Sussex Weald meets the sea. Visit the castles at Herstmonceux and Bodiam, 3.5 and 14.5 miles respectively, or head to delightful Rye, 22 miles, for a wander round the gorgeous historic streets and equally gorgeous shops. If it’s a day at the seaside you fancy, Eastbourne is only 10.5 miles away and has more than three miles of vast shingle and sand beaches, while in town you’ll find an array of family activities as well as a huge range of cafes, restaurants, bars and pubs.

Would highly recommend for a relaxing holiday. Lovely bird sounds, little bob tailed rabbits, pheasants and lovely cows. little sun trap outside. Beds very comfy and log fire was great .

If you are looking for a clean, well thought out holiday home where to can spend quality time with your friends or family, whilst always having an amazing view this place is for you. A fantastic house every piece of equipment you coukd ask for. Very comfortable and ample seating in the lounge and beautiful scenery yhrough the floor to ceiling windows. We had a query when there and the management were instantly responsive and very helpful. Also set in a rural very peaceful location. Highly recommended you won't be disappointed

A quality property with quality comforts and little touches from the comfy recliner sofa to the remote controlled curtains. Close to amenities though be aware of the pot holes of which there are many in the road to the property through no fault of the property owners. A fantastic modern cottage in the countryside ideal for family gatherings. We especially enjoyed having meals around the large dining table and looking out over the countryside from three sides of the building in the open-plan lounge area. Beautiful cottage that was very clean and spacious. Everything is finished to a high specification. Living area was more than big enough for our party of 4 adults, 3 children and 1 dog. Children loved having the cows as neighbours.:). Will make a big difference to dog owners once the outside area is enclosed. Would def recommend.

What a lovely space to spend time. We were 7 adult family, everyone had their own space & the communal space was lovely. The living space more than big enough for . big dining table to share food & games, comfortable seating area. Beds very comfy, beautiful window views, we didnt shut curtains! We were very lucky with weather but used fire once witRead moreh a gorgeous sunset view it was worth it. Shopping, indian takeaway etc all found us. Loads of things to do nearby. Situated with a peaceful outlook across fields with cows as neighbours. The house was amazing and was equipped with everything you could possibly need. On our visit the garden wasn't fully enclosed, so the dogs had to be on lead whilst outside. However, we really enjoyed our stay.

Absolutely stunning place. It was immaculate and the space inside catered for what we needed for the weekend. We had 8 adults and didn't feel cramped at all. Surrounding area is lovely, great local pub and nice walks. We will be back. My only feedback would be for the warmer months air con or fans are needed for the bedrooms. This is an absolutely beautiful barn, discretely landscaped into the side of a hill with wonderful views out across a valley. It will be truly spectacular in summer but was already coming into its own an a sunny April day. The interior is done to a very high standard throughout and the kitchen very well equipped.
