Wander down to the shores of Derwentwater with your family and friends or simply bask in the sunshine and lose yourselves in the enchanting views. Set less than 50 metres from a private beach and with woodland gardens that reach right down to the banks, this Lake District holiday home is nothing short of idyllic. Sleeping up to eight guests, as well as one delighted dog, the four-bedroom property is situated near Little Town, approximately 3.5 miles from the vibrant hub of Keswick. From this beautiful base, venture out on walks beside the lake and across the fells. Take a cruise on Derwentwater from Lodore, approximately 1.5 miles away. Head into Keswick to hire your own boat or for members of your party to try their hands at canoeing, kayaking or even paddleboarding.

Climb the steps and open the door to your holiday home to find ample space for your large party. Head straight into the utility room to leave shoes and other outerwear where there’s a handy washing machine and tumble dryer. A ground-floor shower room, with WC, is also here. Wander on into the reception hall and through to the light-filled lounge. Stoke up the wood burner on chilly days, relax on the soft seating and make the most of your time together to play games, discuss your day and plan the next adventure. Make your way through to the kitchen when mealtimes beckon to find another fabulous space, which is filled with natural light. Prepare fantastic feasts for your group with the tasty produce you have shopped for in Keswick, then dine together by the great windows, gazing out at your surroundings. Open the doors here on to the garden on sunny days. Choose between four beautiful bedrooms when it is time to head off for the night. These include three doubles and a bunk bedroom. There is also a family shower room and bathroom. Spill out in to the glorious gardens at every opportunity. Admire the many woodland blooms, watch out for wildlife and paddle in the stream or lake, keeping an eye on children. Sit outside with a glass of wine as the sun goes down and the clear night skies appear above you. Find parking for up to four cars at the cottage.

  • Arrival: 16:00 onwards
  • Departure: before 10:00, unless otherwise stated in your arrival details
  • 1 dog allowed. Dogs are charged at £20 each per full or part week
  • There is an Accidental Damage Deposit of £350 when booking at this property, however this may be waived for £40. We’ll provide more details about this when booking your holiday.

From the house, climb less than 0.5 miles up to famous Catbells to take in sweeping views across the Lake District. Energetic members of your group might also like to lace up their boots and head off on a 10-mile walk right around Derwentwater. Head into Keswick to dine out, ponder in independent shops and perhaps book tickets to see a show at the Theatre by the Lake.

Lovely positioned cottage with bright interior weve walked past many times over the years, so enjoyed actually staying there. Nice to have family time with no tvboard games etc provided. Drying/boot room great. Loved wood burner with plenty of wood. Clean white bedding, towels etc. kitchen and bathrooms clean too, although vacuuming around skirtingRead mores/under beds could be better. Loved the garden going to private beach where we could canoe from. So many walks from the door to coffee & cakes! Hide

A dream of a cottage, a dream of a holiday. The location and private beach were even better than we could have imagined and the house itself was beautiful. The Warren is a lovely cottage in a fantastic location. We walked straight from the cottage many times around the lake and down the garden to the lakeshore with fabulous views up the lake. Being in the woods we had lots of wildlife around, owls woodpeckers, nuthatch and many other birds including a flock of Barnacle geese down on the lake. The cottRead moreage is fitted out with most things, but note there's no microwave. Also take kitchen basics, eg oil for cooking. It's a long way to the shops! Hide

It is a privilege to stay here, in superb comfort in an idyllic location. Wonderful walks in every direction from the door if you can tear yourselves away from the views from the windows and the enchanting variety of wildlfe visiting the garden. A superb holiday location in a beautiful spot. The house is very practical for families and a dog, really cozy and has a very well equipped kitchen. Lots of space and privacy.

Absolutely stunning cottage - had a wonderful time. Accommodation and equipment in kitchen is excellent and cottage is situated in an idyllic spot - very special. Good variety of birds spotted along with red squirrels . Utility and boot room is a welcome addition.

Cottage spacious and warm . Fire lovely , we only had 1 log left for us so had to stick up from garden but not a problem. Beds are very firm apart from front room . Kitchen very well equipped. Make sure you bring coffee , tea , and sugar as none supplied and if like us you stay at new year , no where open to purchase . Great walkers cottage , boot Read moreroom and plenty of wildlife . Slightly tired decor , peeling paint in bathrooms and slightly dusty and cobwebs .8/10 Hide

Excellent location for walking directly from the door. Lots of wood provided for the log burner and the kitchen has everything you need for self catering on scale.
