Sleeping nine guests across five bedrooms, you’ll soon be wining and dining in style, rounding off your celebrations with pamper sessions in your private sauna and some healthy competition in the games room. The property is located just 1 mile from West Linton, a conservation village known for its rich history and spectacular location in the foothills of the Pentland Hills.

 

Escape the blustery weather and light the wood burners in the lounge & dining room to complete the cosy atmosphere, appreciating the overarching rustic style of your home-away-from-home. Boasting large windows with timber frames, wooden flooring underfoot and statement furniture, the open-plan living space is split-level and divided by steps and contemporary stair rails. The kitchen is equipped with a breakfast bar for casual dining, but the large table is the focal point for mealtimes. Descend the steps and sip a nightcap on the sofas, stoking the wood burner and stargazing through the windows. There’s a handy utility room off the kitchen with additional cooking appliances and laundry facilities. A boot room and a downstairs shower room are also on the ground floor. Pour the drinks and enjoy a jamming session in the snug using the piano and guitars provided, or take your nightcap into the games room for a game of table tennis or pool. Upstairs, the bedrooms are crisply dressed and prepared for slumber, three of which have their own en-suites. Completing the property are two shower rooms and a family bathroom that’s ideal for long soaks. Outside, the vast garden has patio seating for al fresco breakfasts and all-weather BBQ suppers on the covered decked area, best enjoyed after relaxing in the sauna.

Satisfy your thirst for adventure and take to the surrounding area for exciting activities such as skiing, fishing and horse riding. Walking and mountain biking trails will take you on a scenic journey through Glentress Forest, 16.5 miles away, and the Pentland Hills, but you’ll find plenty of interesting sights close to home too. West Linton is an ancient market settlement that made its mark on the silver and lead industry, and evidence of mining activities can still be seen today. The History Trail will guide you through the village’s fascinating heritage, and once you have finished exploring, the pub is a great pit stop for lunch. Peebles and Biggar are easily reached within 13 miles too, and Edinburgh is well worth the 18-mile drive to soak up the cosmopolitan vibe and magnificent history.

We had a lovely week at Balgonie Retreat celebrating a 70th and Christmas with family. The house, local area and village are absolutely beautiful. We enjoyed every minute. Thank you to Lucy and Kenny for our welcome gift and ensuring everything was perfect.

Great cottage! Very spacious, plenty of socialising space for a larger number of people. The cottage was well stocked with kitchen equipment, crockery etc. Rooms and beds all very comfortable. Can't fault it and would definitely recommend!

Absolutely fantastic property, great location and well equipped. My only negative is the main oven was an Argo which I personally don't rate. There was a normal oven which was ok but a little small for cooking Sunday lunch. We also found the electric hob difficult to operate. Overall a great property

we had a great week with two families in the cottage. Balgonie retreat is so charming, relaxed, well kept and full of history. Location ist very good for Edinburgh (use free park and ride at Straiton, then bus), coast and tweed valley. Hosts were incredibly friendly. Fully recommend!

Exactly what we wanted for our family holiday. Great facilities, in a quiet location. The property is well maintained, very clean and well equipped. Great location. Lovely house. Comfortable clean beds. Plenty of toilets/shower facilities. Very friendly/helpful hosts. This is an ideal property for large families or groups to get together for a weekend, or in our case a week's holiday where you can all be together or you can find a quiet place, either inside or out to be alone. The cottage, gardens and outdoor area are all lovely and so well maintained. The house is equipped with absolutely everything you could possibly need for a stay. We had taken things with us that we thought might not be supplied, but there was no need. We would definitely come back

Although our weather wasn't the best, we had an excellent week in this fabulous place. The house has everything you could want - just perfect. And it is well placed for exploring the area - and also within east reach of Edinburgh. We really appreciated the help and advice from Lucy and Kenny. We hope to return one day!

Thoroughly enjoyed our week in this beautiful house! Had more than we needed for two families and a dog. Kenny and Lucy were very welcoming making sure we were happy with everything and explaining how everything worked if we had any problems. Great base for Edinburgh and Peebles. Didn't go too far. It's an excellent house for a large family gathering. Well equipped, very comfortable beds, great showers. Good restaurant and pub in the village as well as a Co-op and butcher's shop. Plenty of walks, would recommend the village heritage trail and walks in the Cardrona Forest, near Peebles.

Absolutely a wonderful place to stay! Very serene and peaceful. The house was large , spacious and comfortable. The hosts Lucy and Kenny were very gracious and were on hand to help if needed. Altogether a relaxing and charming house and hosts! Will definitely return.

The cottage is clean and very well arranged. You will find anything you might need and more to make your stay comfortable. It is well located for any type of holidays, because you are in the middle of beautiful nature and just a short drive from Edinburgh.

A very well appointed property with plenty of space and entertainment for the three generations of our extended family from around the world. Quiet location but with access to Edinburgh for overseas visitors. Fab house, spotlessly clean, with bright welcoming spaces to relax. The games room was fantastic, and kept our teenagers (and us) entertained! The owners, who live nearby, were welcoming and helpful. Fantastic location, with nice places to walk right from the door, and a good pub in West Linton with food to suit all tastes.
