Visit Potter’s farmhouse home at Hill Top or explore The World of Beatrix Potter, a popular attraction for younger visitors in nearby Bowness (9.5 miles). The house was excellent and very comfortable. All the rooms were a very good size. The beds were very comfortable and the showers were excellent. It was just a 10 minute walk into Hawkshead and there were plenty of wonderful walks from the house. We all really enjoyed our stay and would definitely go back.

This was our third visit , we love the feel of the house , bedrooms are large and all en-suite . The Aga in the kitchen is fabulous as is the kitchen . The location is incredible on the doorstep to walks and only 15 mins walk into Hawkeshead . The house is looking tired and is in need of a spruce up , paintwork etc . The cottage is lovely, just on the outskirts of Hawkshead village. There are quite a few light bulbs out, basic stuff that needs doing, and also one of the radiator thermostats (in the dining room) is broken off. There is also quite a large stain on the carpet at the top of the stairs on the 1st floor near the radiator. Lastly, a bad smell from theRead more big double bedrooms bathroom. Hawkshead Hall is an absolute gem! We hired it for a family weekend get together. The house is perfectly located for trips out to the lakes, local walks and the village.

We stayed at the house for four days and it was a lovely. It was very comfortable and the owners had thought of everything. It was clean and very well equipped. The views from the house were beautiful. We will definitely come back again.

Wonderful location, warm and comfortable. Overall a little tired however that didnt detract from the atmosphere of the property. It could do with a good clean and some new crockery and some minor repairs, shower leaked through hall ceiling and toilet didnt work properly. The garden is not secure for dogs, we had to take them out on leads as the roaRead mored is quite busy. However, we thoroughly enjoyed the cottage and would recommend, would be well worth the money if updated a bit! Hide

Great location, lots of space but we've stayed twice and both times some annoying niggles with what should be standard equipment missing (no clothes drying rack the first time, lack of cooking utensils this time).

This is the best house we have stayed in in the village - we have stayed in numerous, but the size of the rooms, the 'free parking' and the location just make it perfect.

Gorgeous property, spacious and comfortable. It is in a great location with lovely walks on your doorstep. Some people have commented on it being tired! This in my opinion adds to its charm, I dont need to stay in a show home with such natural beauty all around you. I loved the Aga!

There are a lot of things that need addressing with this property, mainly cleanliness. We had to purchase a number of items for the kitchen. A lamp and light switch need earthing. We had to unblock the shower drain from clumps of hair. The decor and furnishings are tired and photos on website could be misleading. Fantastic property - so much space. We will certainly book again and return. Great location, just a short walk to the village, via a riverside path that is great for dog walking. One of the best houses we have ever stayed in. Looking forward to returning.

Spent a fantastic week in this house in August 2022 (during the heat wave). It is amazing, with lovely large rooms and a wonderful location. There is a flat fenced-in path along a stream into Hawkshead (takes just over 10 mins), where the dogs can be off lead and have a paddle. The Coniston to Ambleside bus goes right past the door and the driver lRead moreet us off at the campsite entrance, just a few steps away. Would recommend with caveats. Great location, warm, homely. Caveats- TLC and attention to detail is needed. Grubby paintwork here and there. Some lightbulbs didn't work. Sink plughole stop didn't work in one of the en suites. We spent a whole day with a hot water tap in the kitchen that didn't work. The showers ran cold for a good hour or so one moRead morerning slowing down our plans. Beautiful house, location and views, spotlessly clean, plenty of logs for fire, excellent facilities. Excellent bus transport, easy walk to the village with lots of local pubs and cafes with good food and drink. Very friendly would definitely recommend.
