Lovely house, beautiful location with 4 ensuite bedrooms.Well equipped kitchen and plenty of parking. Perfect for our annual siblings get-together. Lots of space to spend time together, natter, play games and enjoy meals cooked on the AGA. Great location for getting out into the lake district, the village caters for all provision needs, and the pubs are reasonably priced and very friendly. There are a lot of things that need addressing with this property, mainly cleanliness. We had to purchase a number of items for the kitchen. A lamp and light switch need earthing. We had to unblock the shower drain from clumps of hair. The decor and furnishings are tired and photos on website could be misleading. Fantastic property - so much space. We will certainly book again and return. Great location, just a short walk to the village, via a riverside path that is great for dog walking. One of the best houses we have ever stayed in. Looking forward to returning.

Spent a fantastic week in this house in August 2022 (during the heat wave). It is amazing, with lovely large rooms and a wonderful location. There is a flat fenced-in path along a stream into Hawkshead (takes just over 10 mins), where the dogs can be off lead and have a paddle. The Coniston to Ambleside bus goes right past the door and the driver lRead moreet us off at the campsite entrance, just a few steps away. What a fabulous holiday home. Perfect with plenty of space for our family group of 8 adults, 3 dogs and two babies. We all had our own rooms with en-suites and not a bunk bed in sight. Lots of gripes - furniture coming apart, trolley in lounge fell apart with food on, no potato peeler (!), shower leaked through roof, bedroom door v. stiff on carpet, light above cooker not workRead moreing, cups dirty on arrival - had to re-wash. Would recommend with caveats. Great location, warm, homely. Caveats- TLC and attention to detail is needed. Grubby paintwork here and there. Some lightbulbs didn't work. Sink plughole stop didn't work in one of the en suites. We spent a whole day with a hot water tap in the kitchen that didn't work. Had another wonderful stay at Hawkshead Hall. This accommodation has everything 3 generations of one family need. Its spacious enough for us all and we just love its proximity to the village.

Good property in an excellent location. Very large bedrooms with plenty of wardrobe space. Easy 10 minute walk along footpath to reach Hawkshead village. Plenty of room off road for 4 cars.

We really enjoyed our stay at Hawkshead Hall. It's in a great location, within walking distance of Hawkshead village. The building is impressive but could do with a little tlc and a few upgrades to furniture and decorations. A deep clean wouldn't go amiss either. That aside, we would definitely stay here again.

The carpets are a bit worn, potentially the wrong colour for a let, and changing dead bulbs in light fittings would have been good BUT that is being picky. Characterful, spacious house for group of 6 friends. Lovely to have open fires in both kitchen and living room for colder wet days (also has board games). Location excellent. Short walk to pub and shops in hawkshead and near cycle route. Nice to have modern ensuite bathrooms and well equipped kitchen. Would happily return again in the future.

Great house and great location only criticism is that the garden is not secure for dogs, the wall that runs along the road and the gate could do with some wire fence up. The house was dusty in places and there was only 5 forks for a house that sleeps 8. Overall a lovely place which could be even better with these minor issues rectified.

Lovely spacious house in a great location . All rooms have their own bathrooms which is a real bonus . We had a great week of mountain biking straight from the door . Its just a shame that there was no laundry airer to hang out our kit after we had washed it .
