This cottage is a beautifully converted barn, ideally situated just a short walk to the local pub, within the heart of Shakespeare’s Country.

This cosy four-bedroom barn conversion is a great place for a laid-back break with family or friends. A quiet location on the River Avon provides ample countryside walks, pretty towns to explore, and plenty of local pubs for those well-deserved breaks.

The property has been stylishly renovated with an impressive double staircase and lots of antique furniture throughout. The large hall area is a useful space for shedding wellies, coats and bags – and the kids will be fascinated by the beautiful grandfather clock. Upstairs in the eaves, the four bedrooms are bright and roomy and, with an additional bed available in the snug, there are options enough to suit any combination of guests. Three bathrooms plus a WC downstairs are also a bonus, so everyone has space to get ready for a day exploring the stunning Cotswolds. Gather around the large pine dining table and notch up some more quality time together over a hearty breakfast as you chat and make plans for the day ahead. In warmer weather, the barn's large enclosed garden with patio furniture and French doors connecting the kitchen/diner provides the perfect setting for leisurely BBQ lunches and evening drinks watching the sun go down. There's even enough room for a family game of rounders or cricket. The house is surrounded by farmland, and it's just 100 metres to the River Avon for some pretty riverside walks or for a spot of fishing. Neighbouring town, Welford-on-Avon, is half a mile from the house with a selection of independent shops and pubs, and an 18-hole golf course. The more energetic might like to walk or cycle the towpath to Stratford-upon-Avon, 3.5 miles away. There are several riverside cafes along the way to revive tired legs. Besides its famous theatre, Stratford has an excellent range of shops and restaurants, gentle canal and river trips, and some fascinating historic houses. A trip to its Butterfly Farm will be a hit for younger children – and a pretty place to warm up during the colder months – while The MAD Museum is a great interactive place to entertain all ages with a useful central location. Further afield, the whole family will enjoy a trip to Warwick Castle, 8 miles away, with daily attractions including archery, hawk displays and jousting.

The situation of the cottage was ideal, near many places to visit and in the evening we could appreciate the calm countryside environment. The owner was extremely friendly and helpful. This was a holiday for 4 generations ranging from 10 months to 82 years old and it suited everyones needs.

The Farmstead accommodation is located in a very quiet place, not far at all from Stratford and from major superstores. All bedrooms are ensuite, which was quite appreciated to start the day. The accommodation is very well equipped. We would strongly recommend The Farmstead for families or groups of friends.

This was a really lovely cottage surrounded by farmland and beautiful countryside. The cottage was amazingly well equipped with every need. It was beautifully presented, clean and tidy. There was outside seating and a barbecue. Comfy beds and good showers and baths.

Clean and spacious, The Farmstead is situated in a stunning location. The owners are delightful and permanently on hand if required. This is a lovely cottage. Very peaceful with plenty of room for the whole family. 8 adults stayed in April. The kitchen is well equipped. Huge dining table inside and another outside with barbecue. Comfy living room. Great base for exploring the surrounding area. Owners very welcoming.

A great house where care had been taken to equip it with all the things you could need for a great stay. The farm shop was a huge bonus, lovely to have easy access to fresh fruit and vegetables.
