This converted barn in East Devon provides a cosy home away from home for large groups wishing to holiday together. The cottage, with pretty views over the surrounding countryside, accommodates up to 12 guests over six bedrooms – and two dogs are welcome too. There's plenty of space to relax in, including ample garden space, access to a shared games room and an outdoor hot tub for the adults to kick back in. Set within the Blackdown Hills, the property puts you right at the heart of a designated Area of Outstanding Natural Beauty with mile upon mile of walking and cycling trails to explore. If you're holidaying as part of a larger group, consider renting out another property on the site where a further eight guests can be accommodated.

Access is via a private driveway where there's plenty of space for your vehicles. The cottage is tastefully decorated, with a countryside-inspired feel featuring colourful artwork, floral soft furnishings and pine furniture. There's a spacious kitchen with a five-ring hob for preparing several dishes at once, an oven for baking cakes in and a dishwasher so that clearing up is quick and easy. The light, airy dining area is ideal for sit-down meals – if it's a 40th birthday or retirement celebration, light some candles and get the wine flowing for that festive feel. The large lounge has four sofas for you all to stretch out on – in the evenings, set up a DVD for the children to watch together and make sure you light the wood burner, so they all stay nice and warm. Outside, there's a roomy private garden with a lawn where the dogs can snooze on sunny days, a charcoal BBQ and a table and chairs for eating alfresco on warmer evenings. The shared games room has plenty of fun options for both children and adults including table football, pool and board games – why not organise a holiday tournament during your stay?

There are so many options for things to do and places to go from this beautiful barn nestled in the Blackdown Hills. Close by are the local beaches, Sidmouth, Branscombe and Beer. Brilliant for day fishing trips and shopping. You are surrounded by woodlands in the Area of Outstanding Natural Beauty, perfect for dog walks and mountain bike trails. Only 6 miles away is the market town of Honiton with its eclectic antique shops, lovely cafes and supermarkets.

Further afield is Exeter, a Cathedral city and home to a huge array of shops, Michelin stared restaurants and entertainment for all the family. Kayak from the quay through the estuary, visiting waterside pubs on your way. Or try Go-Ape! up at Haldon Hill if the kids need to burn off some energy.

Dartmoor and Exmoor are within easy reach for a days walking amongst some of Devon's finest geological scenery.

We were a group of 7 family members. Buzzard cottage was really great. It was so relaxing there. The sofas and the beds were so comfy. The owners were very welcoming and explained everything we needed to know. We used the games room a few times, we didn't mind paying 50p to use the pool table as the money goes to a local charity. Just returned from a wonderful family holiday in Buzzard Cottage, lovely enclosed garden for children and dogs, beautifully furnished with plenty of seating inside and out, very clean and great communication with the host. Buzzard Cottage was a really great place to stay - very tastefully and well furnished - and equipped for a family stay. The beds were very comfortable, and the owner went out of her way to be helpful. It is set in lovely E Devon countryside. Our family (14 of us aged 7 months to 76) had a great time and Buzzard Cottage worked perfectly for us.

Lovely place to stay, great quiet location. We gad everything we needed. If you love having your dogs with you in the main lounge, this may not be the place for you. The house met our needs perfectly - a group of friends celebrating a birthday. The kitchen table was huge and there was plenty of seating. We made use of the hottub and games room, which were both great. There was a big area for dogs to run around (although not completely secure if you have an escape artist). Buzzard Cottage was perfect for our party of 10 + dog. It is well equipped, very well laid out, plenty of space for everyone, cosy and comfortable. The hot tub was much appreciated, as was the games room and the garden area. Everyone in our party felt the same about Buzzard Cottage.
