Just 10 miles from the stunning North Devon coast, this impressive period property makes a wonderful holiday retreat for up to 20 guests. Perfect for exploring the glorious Exmoor National Park, the property is set on a working farm and guests are welcome to enjoy horse riding lessons which can be arranged with the owner. Livery can be arranged for guests with their own horses. You’re also welcome to use the tennis court over the road from the house. With the popular seaside town of Minehead to the north (13 miles) and the Quantock Hills to the east (20 miles), this is a beautiful area to discover, with plenty of opportunities for activities including walking, shooting and water sports.

 

Approached via a driveway from the gated entrance, this substantial period property can be entered via the attractive reception area which leads into the light and brightly decorated lounge. Comfortably seating 14 guests, the lounge offers a wood burner, TV/DVD and superb rural views. The elegant dining room is wood-panelled with an open fire, a main dining table for 12 guests, and additional tables for a further eight guests, making it an location for enjoying a celebratory meal. The cheerful and relaxing kitchen features a charming breakfast area and is equipped with everything you may need during your stay. You will also find a children’s playroom with a range of toys, TV/DVD, Sonos bridge, books, board games, PS2 and a Wii console. This room can be made up as a double bedroom by prior arrangement. The seven main bedrooms can be found on the upper floors of the house and have delightful views. Three of the rooms have en-suite facilities and each floor also has an additional bathroom so there are no queues in the morning. The extensive gardens are best viewed from the terrace with its balustrades and steps leading down to the lawns. The terrace is furnished with plenty of seating, cushions, a large table and a BBQ available in the summer.

Situated to the south of the Dunkery and Horner Wood National Nature Reserve (4 miles), this magnificent property is perfect for exploring Exmoor. There are miles of countryside to discover by foot, bike or horse, with several popular coastal resorts along the north coast of Devon and Somerset within easy reach, including Minehead (13 miles), Lynton (15 miles) and Combe Martin (19 miles). Local attractions include the Valley of Rocks (16 miles), Dunster Castle (12 miles) and Exmoor Zoo (14.5 miles). You can travel through the region by steam train, take a trip on the Lynton and Lynmouth Cliff Railway, or take a boat trip from Ilfracombe. A track leads down from the property to the local pub, making it a short stroll.

Fantastic location with amazing views nice clean fresh comfy beds and plenty of lounging space. beautiful gardens Could just do with some hairdryers-(though host brought some over thankyou) more loo rolls and some more kitchen equipment eg sharp knives otherwise perfect and a great location

A wonderful setting with magnificent views & large child friendly garden. The House was an ideal size for our family group of 17 but needs a good deep clean and modernisation throughout, especially bathrooms & WCs. Dog smells & hairs on sofas (we had no dogs). Also poor WiFi. Exford is a lovely village with a store, 2 pubs, tea room & a PO. Easy acRead morecess to Lynton & Lynmouth, Porlock Weir, Exmoor Wildlife Park, Tarr Steps & Woolacombe Beach. Location is great but the house is in need of updating. Things are quite tired and there is obviously a damp problem in some of the bedrooms. The extra beds - single futon and z bed were extremely uncomfortable and had to be made ourselves. And dont forget to bring extra loo rolls!

Beautiful located house in the middle of Exmoor with more then enough rooms for a big family like us (10 adults, 3 children and a baby and three dogs). Lovely house in a great location. Perfect for Big family. We were thirteen guess including seven childrens, enough space for everyone, and rooms remained quiet. Exmoor National Park is such a lovely destination.

We found this property to be spacious and comfortable for us all - 14 people and 4 dogs. All the equipment we required was a available but we did feel a tumble dryer would have been welcome instead of the spare fridge which wasnt required as the large American fridge/freezer in the kitchen was more than adequate. The house worked really well for our mixed family group of 12 adults and 3 children - plenty of space and choice of rooms and it's in a wonderful setting - a short stroll into Exford with beautiful, varied countryside and coast easily accessible. We were rather disappointed that the lovely garden is not adequately fenced off from the stables so we Read morecould not allow our youngest dog to run free (the attraction of the horses proved too much for her!). Great garden/outside space, but house overall very dated & tired. No tin opener and only 1/2 loo per person with no spares! Kitchen over stocked with bits and pieces, who needs 500 plastic serving spoons? Everything needs a good deep clean & tidy. Far too many labels and instruction notes placed everywhere, Just one 'welcome pack' would do. The conRead moretents of cupboard & drawer labels were on the inside of the door/drawer?! We all loved the house. The big landings and the flexibility over bedrooms. Everyone loved the garden and we ate out on the terrace a couple of times. We all loved all the views from the house. And Nikki Norman was really wonderfully helpful

The house was spacious, well equipped and comfortable. It is an old house so expected some signs of age which were present but still absolutely stunning.the garden and views were more then we could have wished for.

Brilliant space for our large multi-generational family reunion. Plenty of room for the little ones and a fab selection of toys. They loved exploring the garden and the house. Superb venue or large party. Very accommodating housekeeper who saw to all of our requirements for bedroom arrangements, including moving single bedd around to meet our needs.
