This impressive detached barn conversion, nestling in the heart of Devon, offers families or groups a great holiday home, with a degree of seclusion, a private hot tub and fabulous countryside views.

Close to the picturesque villages of Cadeleigh and Bickleigh, this fabulous five-bedroom property is ideally situated for families and groups of friends seeking a luxurious base to return to after a day of outdoor pursuits and activities. Wander along the banks of the neighbouring stream in search of the perfect picnic spot to sit and enjoy views across the Exe Valley. Running through nearby Tiverton, the Grand Western Canal is a pretty spot to enjoy a shady stroll along the towpath. Take to the water in Canadian kayaks or rowboats for a group adventure to one of the waterside inns. For a truly memorable experience, book seats on one of the last remaining horse-drawn barges in the UK for a timeless trip along the water.

Nestled at the end of a long driveway, your attractive and spacious holiday home has a warm and welcoming feel. With exposed beams, polished wooden floors and a large wood burner, the lounge is a wonderful place to unwind after a long day of fresh air and activities. Sink into one of the sumptuous sofas with a hot chocolate and your favourite TV programme. Glass doors leading to the garden beyond flood the kitchen/diner with natural light. Whether you're stopping for a light lunch or sitting down for a special meal, the elegant dining table comfortably seats all guests and is ideal for leisurely suppers in pleasant company. The stylish kitchen has everything you need and with a second fridge in the utility room, storing essential food supplies is not a problem. Five luxuriously appointed bedrooms can be found further in the property. Two neutrally decorated king-size rooms have vaulted ceilings and exposed beams, both benefitting from en-suite shower rooms. A further king-size bedroom is a bright and airy room whilst the two twin rooms enjoy lovely views across the countryside. With a feature slipper bath and separate walk-in shower, the family bathroom has a spa-like feel. At the end of a long day, soak in your private hot tub or light the fire-pit to maximise your time outside in the wonderful garden. Please note: the first floor is accessed via a handmade oak staircase with galleried landing.

Stop in one of the delicatessens to pick up some local produce for a picnic at Cathedral Green. Discover stories of wars, sieges and spies on a group tour of Exeter's Underground Passages for a remarkable walk through the medieval tunnels beneath the city. Explore the acres of parkland at Knightshayes (10 miles), keep your eyes peeled for otters, dormice and bats that make their home in Buzzards woodland and treat yourself to a traditional Devon cream tea in the tearoom.

The cottage is absolutely beautiful, the pictures do not show it to its full extent. We travelled as a group of 9, and the property is perfectly suited to groups. Large open plan kitchen dining room, makes it perfect for socialising. Great property. We would 100% stay here again in the future, great weekend.

West Farleigh was set in a scenic location away from the hustle and bustle of life in the city. The property was very spacious, filled with rustic charm and provided the ideal atmosphere to spend quality time with family and friends.

Thoroughly enjoyed our week's stay at this fantastic barn despite the rather wet weather! Stunning views from the barn and garden and we enjoyed watching deer, house martins and a barn owl. The property is beautiful and well equipped - we thoroughly enjoyed the hot tub and views BUT it is remote - so be aware! At least 5 miles from shops and facilities along narrow country lanes. Having said that its in a good central position in Devon to explore both North and South coast.

A welcome basket of goodies and a vase of roses awaited us on arrival. Jenny the owner visited to make sure everything was Ok and to orientate us with the property. We had a magical time with friends and family in a beautiful setting, with everything we needed for all ages. The Barn exceeded our expectations.

Wow. What a beautiful place the barn was huge. If only I could win the lottery. Everything was to a very high standard. Hot tub was lovely just relaxing in there drinking in the views. Would definitely recommend paying this wonderful place a visit. Hope to be back there soon

Absolutely amazing place to stay! We visited as a group of 7 ladies and had a great time! We do a trip to a cottage every year as we have for the last 8 years and this was by far the best trip we have had.
