Located in the heart of the charming Kent village of Ruckinge, this holiday cottage is within easy reach of the local village store and popular pub. The pretty market town of Tenterden is close by, as is the bustling town of Ashford with its great travel links to the continent and London. Keen walkers will enjoy exploring the High Weald Area of Outstanding Natural Beauty, which boasts an abundance of beautiful walks and scenery. This is a fantastic base from which to explore the many local historic houses, gardens and vineyards as well as the Kent and East Sussex coastline, with the soft golden sand of Dymchurch only eight miles away.

A spacious entrance hall welcomes you into this beautiful property and offers space for dropping off coats and muddy boots. Step through the original church hall doors into the breath-taking open-plan lounge/kitchen/diner with its vaulted ceilings and original features which make this a great family entertaining space. To the left is the sociable kitchen/diner area with a well-equipped kitchen offering an induction hob, two electric ovens, fridge/freezer, dishwasher, microwave and DAB radio. Enjoy chatting over a glass of wine at the breakfast bar with four stools before sitting down to a family meal at the large dining table and chairs to seat ten. After dinner, relax on one of the two comfy sofas in front of the Smart Sky TV with full sports and movie package, or enjoy chatting in front of the wood burner on one of the two armchairs. The property offers three ground floor bedrooms, a super-king-size with en-suite shower and WC, a double and a twin. These two bedrooms share the  bathroom which has a shower over bath and WC. The bathroom also offers a utility area with a washing machine and tumble dryer. Stairs from the ground floor lead up to the mezzanine family suite offering a super-king-size bed and an additional single bed and an en-suite shower and WC.

Heading outside, the patio area beyond the kitchen/diner is a beautiful suntrap for summer BBQs with a charcoal BBQ and pizza oven. Nestled behind the cottage offering ultimate privacy is the hot tub that can accommodate eight guests. Private parking is available for two cars and there is ample roadside parking.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.
