Relax and reminisce with the extended family with a trip to the Welsh and English border, in a property that boasts generous space both inside and out. With a private lake that is perfect for swimming and sailing, a games room and a spacious family kitchen, all ten members of your household will look forward to returning to this home again and again.

Oak floors and exposed beams create the traditional country home feel of this property and the space is filled with light thanks to large original windows. The open-plan kitchen and dining room will become the hub of the house and offers plenty of space to sit and chat whilst meals are being prepared. The classic kitchen has a traditional countryside aesthetic, including an antique dresser and large wooden dining table. In the kitchen, you'll find both an oil-fired Aga and an electric oven, ideal for those not too confident cooking on the Aga! Heading into the lounge you'll find an abundance of seating options, including an impressively large bean bag, and a TV with DVD player. If you prefer to keep the TV off during a family holiday then you're well equipped to do so, with board games, books and a devoted games room all available for use throughout your stay. Weather permitting, the outdoor area of the property is second to none. Enjoy acres of land, a private lake and the two-man canoe left out for you to play with, as well as an outdoor dining set and essential BBQ.

Dogs are charged at £20 each per full or part week.

SLEEPS 10:  5 large bedrooms. 1 super king-size master bedroom with en-suite bath and shower room, as well as dressing room, 3 further large double bedrooms, and 1 twin bedroom which can be converted into a super-king if preferred. There is also an additional day bed available upon request, at no additional cost. Lovely bed linen, storage and Welsh blankets provided.

RELAX: Large sitting room with a top notch Clearview wood burner, logs included, three cosy sofas, the most enormous beanbag, and great views of the garden through the huge oak windows. Gadgets include Wi-Fi, large tv, dvd player (and small selection of DVD's), iPod music doc and Roberts radio. Lower tech holiday reads and games available!

COOKING & DINING: Large open plan kitchen and dining room. An oil fired Aga, gas hob and electric oven for the Aga phobic, microwave, fridge freezer. Lots of pots, pans and china. All the kitchen basics such as oil, salt pepper etc. There is also a second fully equipped kitchen upstairs in a self-contained flat which forms part of this property. The main entertaining space has a large oak refectory table with fun seating and linen cushions looking out over the enormous lake and grounds.

WORKING ON HOLIDAY: Bad luck, but if you need it, there is a proper office area downstairs with wi-fi connectivity and desk. There is also a decent work space in one of the upstairs bedrooms. Mobile reception is good.

BATHTIME: Three upstairs bathrooms, with baths and shower. A downstairs cloakroom with basin and loo. Large separate laundry room with washing machine and dryer and sink.

PLAYTIME: A games room with piano, punch bag, table tennis, working arcade game, table football. Outside, a swing, a lake for fishing or swimming, acres of ground, garden furniture, barbeque in summer months.

PETS: Two well behaved dogs are very welcome in the downstairs kitchen and hall.

THE LAKE: A local PGL company uses the lake on occasion to teach canoeing when the local rivers are too high. You are welcome to fish and boat on the lake at all times.  The green 2 man canoe is for the of guest.

HOLIDAY PREPARATION: We would advise to contact local amenities directly, such as shops, restaurants, pubs and attractions, to confirm the latest opening times and availability.

The Brecon Beacons National Park lies just on your doorstep, and this Welsh beauty spot attracts visitors from far and wide all year around. The Black Mountains is a cluster of walkable peaks, all of which are suitable for walkers and hikers of all ages. The Waun Fach is a 10-mile journey from your property and is the highest of these mountains. The glorious heather strewn landscape boasts remarkable views. This National Park also holds International Dark Sky Reserve status, meaning its limited light pollution and dark, clear skies make for the perfect stargazing spot, ideal for budding astronomers. Once you've enjoyed an outdoor adventure, spend a day in the nearby town of Hay-on-Wye (3.5 miles), which is famous for its many second-hand book shops. Enjoy a drink at the riverside pub before exploring the ancient castle ruins, or organise a trip to coincide with the immensely popular literary festival. Alternatively, head 14 miles down to the market town of Brecon, and explore the independent shops offering the best of Welsh produce to enjoy or take home with you.

We had a wonderful weekend at the Lake House. A 30 year reunion for 8 friends and the house was perfect. Clean, a stunning location yet not far from Hay or Glasbury. The kitchen is perfect for large groups and the lounge and bedrooms very beautiful too. On arrival we were left milk, bread, eggs and lots of firewood and everything was self-explanatoRead morery. A great place to stay, the lake with the boats was a great hit with teenagers in our party but also enjoyed by the adults. a very relaxing holiday, quiet and peaceful, lots of birds rabits etc.
