Situated in the Axe Valley, close to Axminster along the Jurassic Coast, this former milking parlour sleeps up to 16 guests in comfort, across six-bedroom. This luxury accommodation was originally built 1750 and converted and restored using natural products and original techniques, incorporating modern technologies and eco-friendly materials. These features include air source heat pumps and solar panels. Our own natural spring provides water to the entire farm.

With its well-presented open-plan lounge, dining area and kitchen, panoramic views over the Axe Valley out to the Jurassic Coastline, this is a very attractive holiday property. The ground floor areas are tiled throughout with underfloor heating, this keeps you cool during the summer and toasty in winter. There is a small garden area for relaxation and BBQs. The kitchen is fully-equipped to cater for large groups, with two ovens and a large fridge/freezer. The dining table seats 16 and the lounge is welcoming, with large, comfy sofas, LCD flat screen TV and an iPod docking station. Internet access is also provided at the property for guests.

SLEEPS 16: The property accommodates 16 guests across six bedrooms. The layout is made up of one bedroom on the ground floor and has a king-size bed. The room has a light, airy feel with a large full-length window with views of the courtyard. The en-suite bathroom has a bath and separate shower. Bedroom two is also on the ground floor and has a very cosy feel, with a king-size bed and en-suite with a Jacuzzi bath and separate shower. Bedrooms three and six are our family rooms on the first floor; each room has a king-size bed, two full-size single beds and an en-suite with separate bath and shower. Bedroom four on the first floor is a small double bedroom with twin beds. A roof light projects light into the room, and the en-suite has a large bath with overhead shower. Bedroom five has a large floor-to-ceiling window with views towards the sea, king-size bed and an en-suite with bath and overhead shower.

COOK + DINE: The kitchen is fully equipped to cater for large groups, with two ovens and a large fridge/freezer.  The dining table seats 16 guests.

RELAX: the lounge is very relaxing, with large, comfy sofas, LCD flat screen TV and iPod docking station, free Wi-Fi.

OUTSIDE: The property also has a Hot Tub for use at the side of the barn, with views over the Valley.

The property has a ceremony license, outdoor ceremony available. No outside caterers. Large function room, no need for a marquee. All weddings are managed in-house. Up to 200 for a wedding reception, also cater for intimate weddings.
Corporate: There are 2 meeting rooms available, large room 26m x 11m and also smaller first floor area suitable for up to 40 free Wi-Fi. The property doesn't hold any equipment.

LOCAL AREA: Close to Axminster in the Axe Valley, on the Devon and Dorset border, this cottage is the perfect choice for a family break. Axminster overlooks the River Axe; the town is lined with historical buildings and enjoys a prime location close to the Jurassic Coast UNESCO site. Traditionally renowned for producing Axminster carpets, and its associations with Hugh Fearnley-Whittingstall’s River Cottage, Axminster is the place to be if you’re seeking fresh, local produce. Town Mill Bakery is a fine local spot for tasty breads and cakes. Also visit Axe Valley Wildlife Park for an animal and bird filled experience.

Axminster is close to Lyme Regis, Honiton and Seaton. Top visitor attractions include The Cobb at Lyme Regis, Wyld Court’s clay pigeon shooting site, Forde Abbey, Lyme Bay Winery, Beer and Seaton promenade. A bit further field is Lulworth Cove and Durdle Door, the Blue Pool and the spectacular Corfe Castle.

GETTING THERE: The closest railway station is Axminster. The nearest airports are Exeter, Bristol or Bournemouth.
