Situated in the estuary village of Instow, this well-presented four-bedroom house is ideal for families or friends seeking a coastal cottage from which to explore North Devon. After a long day at the beach, rinse off the sand in the garden shower before taking a dip in the hot tub for an indulgent soak. Start a darts tournament in the games room and watch the sunset from the first-floor balcony. The golden sandy beach is less than 500 metres away and the Tarka Trail leads through the village for a traffic-free walk or cycle ride amidst the beautiful Devon countryside.

 

Hang up outdoor clothing and remove sandy shoes in the spacious entrance hallway where there is a convenient cloakroom with WC. The light and airy open-plan lounge/kitchen/diner has a warm and welcoming feel. The well-equipped kitchen has everything needed for a home-from-home stay and there’s a large dining table with ample seating for everyone. Doors lead out into the garden, filling this space with natural light. In the evening, relax in the comfortable lounge watching TV or playing a board game. Children and adults alike will enjoy the snug/games room with TV, dartboard and small pool table. Heading upstairs you will find four comfortable bedrooms. The master bedroom is a well-appointed king-size bedroom with en-suite shower room and a balcony looking out across the estuary. There is a further king-size bedroom, a twin zip and link bedroom, and a bedroom with a single and a cabin bed on this level. Finally, there is a spacious family bathroom. Venturing outside, the large enclosed garden has a seating area for al fresco dining. Enjoy a dip in the hot tub or share a sociable evening meal at the BBQ area. Bike and surfboard storage is available and there’s off-road parking for two cars.

Instow has a choice of eateries and pubs as well as a popular deli/café serving locally sourced products. Visit Tapeley Park (1 mile) for a stroll around the beautiful gardens or to watch one of the seasonal outdoor theatre productions. The 2-mile stretch of beach at Westward Ho! (5.5 miles) is perfect for rowdy games of beach cricket and splashing in the waves. Sign up for a surf lesson at the well-regarded surf school and see who’ll be the first to ride the waves like a pro. A seasonal ferry takes you across the river to the pretty village of Appledore where you will find a host of welcoming pubs and restaurants. Cast your line off the quayside for a crabbing competition or walk along the headland for incredible views out to sea. Ride the rollercoasters at The Milky Way (14 miles) or test your driving skills on the dodgems.

A really lovely house in a great location. Well equipped, clean, nicely decorated and comfortable. We enjoyed exploring the area and Sandbars was always a pleasure to come back to at the end of the day. Hot tub and pool table a real bonus. Instow is a lovely village with amazing dog friendly beach. Would recommend and can't wait to return.

A well equipped clean modern house in a quiet cul-de-sac only 10 mins walk from Instow estuary. Small safe secure garden for dogs. Good location for visiting places in north Devon. Hot tub is great but temp is high (40C) as mentioned by several previous reviewers. Would recommend property to others.

Lovely house for our multigenerational group of 6 adults 2 children and a baby. Good facilities and location near the beach and Tarka trail. Great to have the games room. Good quality towels, bed linen, crockery and utensils. Hot tub a bit too hot - fixed at 40c and can be a bit noisy outside when the house next door is using theirs.

We spent a week here with the family (6 adults) and two dogs Brilliant place, close to the beach and the local town. The garden is private and safe for the dogs, really great facilities and lots is glasses cutlery etc which can sometimes be a challenge. Would stay here again

Had a fabulous week - house & weather just perfect ! 5 minute walk from the beach & Instow restaurants ! Recommend the Boathouse in Instow & Instow Arms - had a very tasty Sunday lunch at the Quay House very well equipped & spotless - booking again next year !

Had a lovely time here, although the weather I am sure played an important part. Well equipped house roomy enough for 6 adults. Nicely positioned minutes from Instow beach. Coffee in the sand dunes in the morning walking the dog. Check out glorious oyster too.

We have had a fantastic weekend. We were so happy the house and garden. The highlight was the hot tub. There was also a utility room, games room, wine fridge and lots of room for a large crowd. We enjoyed our stay the house was very comfortable and we really enjoyed the hot tub, we had a couple of problems we had to sort ourselves which was a bit disappointing.

This is a lovely modern property which was very clean and had some very nice features i.e an awning which cooled the house from the summer sun, great wifi, and also a large hot tub. The location is near to everything and the Instow beach is a 5 min walk via a path from the main road. (beach not accessible via the adjacent field). Items you would exRead morepect to be present like oven gloves, a microwave and matches for the bbq were not provided. There was no soap but one was delivered on day 2 Hide

House is really well presented and looks exactly as advertised. Everything you need for a comfortable family holiday. Outside space is great with lots of options for sitting in sun or shade. Parking for 2 cars on drive. Beds cleans and comfortable as was the rest of the furniture. Sandbars in Instow is very well appointed, and very comfortably furnished. All the equipment is of a high standard and worked perfectly. Both the Hot tub and the games room were a great success and enjoyed by all on several occasions. We were 5 adults, one 3 year old boy and 2 dogs.
