As seen in Mapp and Lucia, this is a beautiful character property located just a short 15 minute walk away from the centre of medieval Rye and its old cobbled streets. Furnished throughout with tasteful décor, it's the perfect family choice

Located just a 15 minute walk from the centre of medieval Rye, this spacious holiday home is within easy reach of the many independent shops, cafes and restaurants the town has to offer. Here you can pick up supplies for your stay, together with fresh fish and collectable antiques. Battle, Hastings, Winchelsea and Pett Level are all well-worth a visit, while the stunning Sussex Coast boasts excellent walks.

The kitchen, dining room and lounge are all open plan to provide a sociable and airy family space. The kitchen has been decorated in a traditional style with wooden units, a gas Aga and wooden floors. Here you will find a combination microwave/oven, fridge, freezer, Nespresso machine and dishwasher. The dining table seats 12 and is just the other side of a kitchen unit, making for sociable cooking time. Beyond, two large comfortable sofas sit at either side of a woodburner in a cosy space. A separate lounge provides an additional, more peaceful space in which to relax with a good book chosen from the large bookcase. A family TV room and separate playroom with board games, a TV and DVD player provide more than enough space for children and teenagers. There is also a downstairs WC. Upstairs there are two king-size bedrooms, each with large dual aspect sash windows, wooden flooring and en-suite shower rooms with WC. Also on this floor are two single bedrooms, a twin bedroom and a bunk bedroom (suitable for children only). The smaller rooms share a large bathroom with overhead shower ad WC and a separate shower room. There is a study area with leather sofa, desk and French windows to an outside patio area for anyone wishing to work while they’re away. Up on the second floor there is a private suite with double bedroom, small snug area and en-suite bathroom with a shower over the bath. With slanted ceilings, French windows opening onto a balcony and fantastic views across Romney Marsh, this is a stunning hideaway in the eaves.

Outside, a patio area with table and chairs gives way to a large lawn, perfect for children and dogs to enjoy. With rattan table and chairs, sun loungers and additional garden furniture, this is a private and peaceful spot for a summer BBQ with the whole family.

 

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Please note there is a refundable £600 security deposit for this property payable closer to the start of your holiday.

The house is absolutely fab for a large group. great for children - of any age - lots of rooms for them to use away from the adults. Fixture and fittings were of high standard - eg. down duvets, large Aga which kept the place warm (we had chilly weather). Shame the garden was rather neglected (although I am a gardener!)

It is a magnificent house in first class condition. We were all (eleven of us between the ages of 17 and 83 ) astonished by it. The weather was very cold all the time we were there yet we were all warm and cosy particularly with the wood burners going. Everyone said they would love to go again. We highly recommend it.

Playden House is amazing! It is like staying in a luxury hotel and is an amazing space for a big get together. Penny the owner went above and beyond to make sure we were ok and could arrive in the snow. The location is fantastic and Rye is amazing. You really can not go wrong booking Playden House as it is so special and very high spec. We all had Read morethe holiday blues when we left and I am trying to come up with an excuse to re-book! Ten family members spent three days here celebrating a BIG 0 birthday and it worked perfectly. There were plenty of activities for the grandchildren, ages 10 - 17, and stacks of room for the adults to spread out. However once the log fires were lit no one wanted to move. Booked Playden House for my mothers 80th, we loved the welcome package, the house and the cool decor, location is great, the size and layout really suited our week long 'rolling' event, that and along with great direct support form the owner Penny - makes this venue top notch highly recommended.

Lovely, large comfortable property for a family celebration. We recently celebrated my father-in-laws 70th birthday here and our party included the elderly, young children and dogs, and it was suitable for everyone. There are quite a few stairs and unfortunately no downstairs bedroom, so it might be a little tricky for anyone who struggles to climbRead more stairs but all in all it is a lovely, spacious house, which I would highly recommend. Excellent property situated within walking distance to Rye centre,perfect for our party of 7.So much to see and do in the area,something for everyone,beautiful beaches at Camber,wild life, lots of National Trust properties,wineries etc.Will have no hesitation in recommending Playden House,brilliant.
