Sleeping ten people across five bedrooms, the property is spacious, allowing everyone to spread out and relax. Located on the north-western edge of the Lincolnshire Wolds Area of Outstanding Natural Beauty, you will be spoilt for choice when it comes to peaceful countryside walks. The property itself backs on to fields offering guests the opportunity to immerse themselves in the rural tranquillity and appreciate the lovely views. Tealby is a delightful village with a range of shops and eateries, so you won’t have to wander far to find local produce, and market town Market Rasen with yet more facilities is only 3.5 miles away.

Impeccably presented throughout, clean lines and contemporary decor create a stylish home for you to relax in. Vaulted ceilings and floor-to-ceiling windows accentuate the light and airy feel, whilst the occasional pops of colour add interest. As you enter, head through into the beautiful open-plan kitchen/diner with its additional comfy seating area. Exposed beams add character to the spectacular space. The kitchen is spacious and well-equipped, whilst there’s plenty of dining space for everyone. Next door is the main lounge which is bright and spacious with a wood burner for cooler evenings. Completing the ground floor is a utility room and a beautiful super-king-size zip-and-link bedroom with an en-suite shower room. Upstairs, there are four further bedrooms, all of which are exquisitely presented with careful attention to detail. Also on this floor is an en-suite shower room and a family bathroom.

Outside, the garden is beautifully landscaped with a lawn for games and a wonderful patio for al fresco dining. You can even fire up the BBQ of a summer evening. A bespoke wooden gazebo provides a little shelter from the Great British weather. A summerhouse makes a wonderful setting for morning coffee with views across the fields. Cyclists will appreciate the lockable bike storage.

The Lincolnshire Wolds AONB offers a wealth of walking and cycling trails for all abilities. Meander through hidden valleys and charming villages and towns alongside rivers and streams, before stopping off at a farmers’ market to indulge in some local produce. The Viking Way is a popular walking trail that passes close by on its 147-mile journey from the Humber Bridge to Rutland and takes walkers through pre-historic settlements along the way. The whole area is steeped in history, with historic market towns such as Louth (14 miles) and plenty of National Trust homes and castles. There’s also the Lincolnshire Wolds Railway for another taste of a time gone by.

Our Christmas stay as a family of 10 was incredible. The house was spacious, clean and the garden view with the horses was perfect. We were provided with a cot and high chair for baby and the kitchen was fully equipped with everything we needed. There is great spaces in the local area to walk your dogs and the locals are friendly and helpful. An absolutley beautiful house and garden that we did not want to leave. We are a family of ten, three generations aged from eight to sixty-plus and we all loved it. Marlstone house is beautiful and set in an idyllic village. It was lovely to look out onto fields at the back and see the horses. I would recommend the local pub. There were walks from the door which we all really enjoyed. We all enjoyed our week here very much.

Marlstone House is a beautiful property in a picturesque village. We enjoyed the Easter long weekend here with our children and friends. Lovely property in quiet village of Tealby, within walking distance of the local pub and also the tea room. The house was very well equipped and the downstairs had a great amount of space for cooking, dining and relaxing. 5 decent sized bedrooms, 2 of which are en-suite, all with very comfy beds. Lovely house in a very nice village. Very spacious with all you could need. Super to see the horses beyond the back garden. Local pub within walking distance, serving good food and plenty of walks around the village to discover. Owners quick to respond on correspondence. The cottage was simply amazing with lovely furnishings throughout. It was immaculately clean, beds set up ready for our family configuration as requested, and it was so well equipped. Lovely house which is ideal for a big family group. The garden and view is gorgeous. Tealby is a lovely village and you can walk to the small community shop and the local pub. We had a very relaxed week and enjoyed cooking family meals in the high spec kitchen. Overall highly recommended.
