The property stands alone at the end of a private farm track in a delightful setting on Dartmoor.

Surrounded by its own fields and woodland, the property offers wonderful privacy and direct access to open moorland and to the beautiful wooded valley of the River Dart. The river is a short (five minutes) walk from the farmhouse. Here it is possible to kayak, swim in its famous pools, or just enjoy a riverside picnic. The farmhouse is also ideally located for walking and cycling on the moor. Other local activities include caving, gorge walking, and pony trekking. For keen bird watchers there is abundant bird-life on the farm and surrounding woodlands. The Mount Batten Watersports & Activities Centre offers canoeing, paddle-boarding, windsurfing & dinghy sailing in the stunning coastal setting of Plymouth Sound. The Bantham surf school is 20 miles away. The River Dart Country Park, Pennywell Farm, the Buckfast Butterfly Farm and Otter Sanctuary, the steam railway, cruises on the River Dart from Totnes, and several pretty moorland villages, all lie within easy reach. Four miles away, the historic town of Ashburton has an excellent range of independent shops, galleries and restaurants.

The charming old porch and front door lead into a small lobby and thence into the main hallway. To the left lies the pretty dining room with original deep set windows and curved walls. To the right is the large comfortable sitting room with old inglenook fireplace, wood burner, TV and mini Hi-Fi. This is beautifully furnished to a high standard with antique furniture and paintings - the perfect place to relax after a day exploring the moor. Beyond is a small, cosy second sitting room with TV and DVD, and doors to the courtyard. Next door, the useful laundry room has a washing machine, tumble dryer, shower room and WC and access to the back garden. The cosy, light kitchen/diner with AGA, separate electric oven and hob, microwave, fridge/freezer and dishwasher is accessed through old pine stable doors at the top of the entrance hall. To the rear is another back door to the garden, together with a large useful pantry with additional fridge and a downstairs cloakroom and WC.

Heading up the relatively steep open-tread stairs and accessed from the large, light hallway are the four attractive and comfortable bedrooms. These comprise a dual-aspect king-size with shower and vanity unit, a pretty twin bedroom and a further king-size with vanity unit, both with lovely views across the gardens and woodland to the moor, and lastly a dual-aspect king-size with en-suite shower and WC. A spacious bathroom under a sloping ceiling with shower attachment over the bath and WC completes the offering on this floor. Outside, the pretty enclosed garden has a gently sloping lawn, garden furniture, BBQ and unfenced pond fed by a small stream (please take care with pets and children). Off the garden gate is a sheltered and well-fenced little orchard, ideal for picnics with small children, and a further large field for games and walking the dog. On the second storey of the large barn opposite the farmhouse is a fabulous games-room with large table tennis table, darts board and straw bales for seating. Ample parking is available in the courtyard.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

A truly wonderful home! So clean and wonderfully equipped. Spent a week in this tucked away gorgeous cottage, set in such beautiful grounds with direct access to the river and a country pub just up the road. Gill, the owner, was such a perfect host, nothing was too much trouble! This cottage was a such a great find, we'll be back for sure.

A beautiful property very well presented and equipped. Idyllic location close to the river Dart - excellent for walks / paddling. The Dart Country Park is 10 mins drive away which is a fantastic day out for the whole family. We love it here!

Excellent accommodation in a superb location. The owners made us feel very welcome and were always available on the phone to help and answer questions. We appreciated the welcome hamper and flowers to start the holiday. A clean and well equipped spacious property in a quiet location. Has a large garden with an adjacent field - ideal if you have a dog. A few minutes walk through the private land of the farm brings you to the River Dart; a lovely river which has many rock pools for swimming. Wonderful cottage with everything you could possibly need and a peaceful garden with lovely views. Walks along the picturesque River Dart just outside the farm gates. Good base to explore Devon. All our family had a great time, especially our cockapoo Alfie and would definitely return.
