Nearby Westward Ho! is great for surfing with its unique pebble ridge, offering free entertainment in the rock pools, playing in the surf or building sandcastles. Westward Ho! also has its own array of restaurants, bars, shops, cafes, amusements and a championship golf course. Further afield you can explore the many attractions North Devon has to offer including The Big Sheep, The Milky Adventure Park and much more.

Approaching this impressive home, you are immediately drawn to the well maintained gardens and grounds. On entering the property, the spacious entrance hall gives a glimpse into the split level accommodation and a WC is located off the hallway. The spacious lounge is down three wide steps and has a fabulous picture window offering superb views over Instow and the river. Relax on the comfortable sofas and watch a movie or your favourite channel on the Smart TV or curl up in front of the wood burner. Patio doors open up into a covered porch with rattan seating and superb views, ideal for a pre-dinner drink. A formal dining area overlooks the lounge and has ample room to eat in style whilst enjoying the same river views. Heading back to the entrance level there is a well-equipped kitchen/diner with everything you would need to cater for a large party with an Aga, Smeg fridge/freezer, dishwasher and further dining table and Smart TV. The adjacent utility room also houses an electric double oven and hob, microwave, wine cooler and washing machine. Also on the ground floor are 2 twin zip-and-link bedrooms (which can be made into a super-king-size on request) one of these has an en-suite bathroom with shower over bath and WC (can also be accessed from the hallway) and the other a snug area including a Smart TV/DVD, board games and desk. Down three steps to a super-king-size zip-and-link bedroom (which can be made up as a twin on request) this room is spacious and has an en-suite bathroom with a shower over bath and WC. Heading upstairs to the first floor there is two super-king-size zip-and-link bedrooms (both of which can be made up as a twin on request) with TV and en-suite bathroom with a shower over bath and WC and enjoys river views.

Stepping outside you have a variety of areas to enjoy. At the rear of the property is a decked area which also benefits from a private hot tub. There is also a raised lawn area, a nice quiet spot with garden furniture and charcoal BBQ. This area has lovely river views. The enclosed parking and turning area offers a large area for pets to run free. The electric doors on the double garage houses the tumble dryer and a games room with table tennis, darts and table football. At the front of the property are various gravelled levels ideal for sun loungers and gated steps lead up to the covered porch. There is ample off-road parking for eight cars.

It is a lovely house with beautiful views.The village of Instow has good pubs and a fabulous deli.The house has plenty of space for large groups , it is well equipped and the decking and hot tub are great extras. Ideal for large families or groups of friends.

We had a fabulous stay at Key Point. We had two family birthdays so spent half term together. Ages ranged from 70 to 3 months and there was plenty of room for us all and plenty to occupy the children when the weather was not too good. The table tennis was a particular favourite. Key point is in an idyllic location with a view of the estuary that you could never get bored of. The house was extremely comfortable with every home-from-home comfort considered and provided for. The property was perfect for us as a family and we enjoyed celebrating a 50th birthday. There were 10 of us and the property was very spacious and the five bedrooms were very adequate. A lovely property with plenty of extra touches in decor to make it have a homely feel. Log burner was a really nice feature. Lots of kitchen equipment if you needed it. Hot tub was a big hit with the family, even with the very windy conditions it was a good temperature. We had some goodies left for us which we appreciated. Thank you.

Key Point provided great space for our family of 8 adults, a baby and dog to make it a perfect Christmas holiday. Being able to walk to the beach was fantastic and the games room brought out the competitiveness in us all!
