This beautifully refurbished Grade II listed Oast House has been decorated to provide a boutique hotel style interior. The surrounding gardens and rural countryside offer a wonderful tranquil setting.

For a truly special occasion, this stunning, refurbished Oast House in the heart of Kent offers a stay like no other. Set in beautiful grounds with a boating lake and extensive gardens, it is close to the delightful town of Rye and nearby Camber Sands. Sleeping 16 guests across seven bedrooms, it is perfect for a special family gathering.

This Grade II listed property offers a haven from the madness of daily life the moment you arrive. The spacious and quirky lounge, with its soft, natural decor and vintage furniture offers a very relaxing space for the family to get together. Sink back into the blissfully comfortable leather sofas and take in the characterful details; the exposed beams, the terracotta tiled floor and the feature fireplace with open fire. The adjacent kitchen/diner blends contemporary style with traditional features beautifully and is fully-equipped for creating some memorable meals. The large dining table sits next to bifold doors that open directly onto the circular brick patio where you will find both a pizza oven and a BBQ. Upstairs on the first floor are six bedrooms, three of which have an en-suite shower room, and there is also a family bathroom on this floor. On the second floor is a family suite, with a king-size bed, a single bed, a cot and an en-suite shower room – ideal for parents with younger children. Outside, the idyllic gardens are a delight. Along with the patio, there is also a large decked area with an additional table for summer dining, where you can sit and relax while the children enjoy the play area on the lawn. The lake is safely fenced off, but guests are welcome to launch the small boat into the lake and enjoy drifting languidly on the water. The separate games room has a pool table, darts and a football table, and offers hours of fun for all. There is parking for six cars at the front of the property, with additional roadside parking outside.

Dogs are charged at £20 each per full or part week.

The quintessentially pretty Kent village of Appledore is just a mile away and has a selection of lovely pubs to visit a well as a local store. The pretty medieval town of Rye (6.5 miles) is just ten minutes drive away. Wander the ancient cobbled streets and browse the many book shops, antique shops and artisan stores. Nearby Camber Sands is a must for beach lovers. Just 4 miles south of Rye, this stunning dune-backed beach is three miles long. Pack a picnic and feel the wind and sun in your hair on this beautiful stretch of sand – but just make sure you do any paddling before the tide goes out – half a mile at low tide.

Fantastic accommodation for large groups. Really well supplied kitchen. Lovely garden play area for the children. Fabulous weekend with 10 girlfriends. The house is beautifully decorated and very comfortable. Stunning kitchen and dining space which is very sociable and the best equipped we've had in 10 years of getting together. The garden and outside spaces would be lovely in the summer. Highly recommend.

It was just perfect! Very well equipped and comfortable for eleven of us - could easily have accommodated more. The owner allowed us to take our well behaved gundog who just slept by the log fire or sat by the kitchen door watching the resident cock pheasant strutting across the lawn.

This property was perfect for us. We had children from 5yrs to 17yrs and they all had a great time. The kitchen is extremely well equipped and there is so much to do. The boat on the lake, the games room, the hot tub, we used them all even in January. Lovely walks behind the property as well.

We had the most wonderful weekend in early October celebrating a golden wedding, a 70th and 3 x 40th birthdays. The oast house was spotless and very well equipped with plenty of room for all of us. We made good use of the games room and there was plenty to do in the surrounding area. Can' wait to go back again.

Eight adults and eight boys, age range 2 to 11, had a wonderful week here. There is plenty to do in the area, railways, castles, coast, Canterbury, but plenty to do in the grounds and games room too. Feeding the fish in the lake was a job taken most seriously by the younger children, while the older boys enjoyed their rowing lessons. We never even Read moregot round to using the fire pit but had two barbecues and tried out the pizza oven. Planning a return visit! Hide

Group of 16 ranging from 3 months to 55 Years celebrating several birthdays. The house is beautiful as are the grounds, plenty of space. All rooms had all we needed, mostly spent our time outside on the large decking area, kids enjoyed the boat and feeding the fish, also the play area. The games room is a fab addition which all enjoyed!

Amazing place! We went to celebrate my parents 70th Birthdays..there were 12 of us aged from 5 years to 70 years (& a dog!) We all loved it! The garden and games room were fab for the kids. Great bedroom facilities and all very clean. Lovely walks nearby. Would reccomend.
