Fabulous converted old school house sleeping eight guests, situated in the fells above the western shore of Ullswater, in the tranquil lakeside village of Watermillock. Delightful private garden, rural views and with direct access to the stunning Ullswater Way walks.

This property enjoys a stunning and peaceful, rural location above the western shoreline of Ullswater. There is a wealth of opportunities for outdoor enthusiasts. A hundred yards from the front door is the spectacularly scenic Ullswater Way, a twenty mile path that cir-cumnavigates the entire lake. This can be done in its entirety or done in sections, maybe using the Ullswater Steamers for transport from one section to another. One part of this path goes from the house to the impressive Aira Force waterfall. At the south end of the lake there is access to high-level walking in the Helvellyn range and Place Fell. As well as proximity to fabulous high and low level walking and cycling this area provides activities ranging from lake-based adventures, sailing and canoeing, to adrenaline-fuelled abseiling, canyoning and cliff jumping. In the village is an activity centre offering a large range of fun-filled activities suitable for families, groups, couples with all the necessary support and equipment. Watermillock is ideally placed for food enthusiasts with a number of great restaurants in the village itself, in nearby Pooley Bridge or within easy access, including the famous Sharrow Bay Hotel just on the opposite shore of Ullswater.

This property was originally built as the village school in the 19th century and now pro-vides a spacious and comfortable place to stay. On arrival, guests will find a very warm welcome in the open-plan kitchen/diner, which is the heart of the house. At one end is the kitchen area with its Aga and American-style fridge freezer, in the centre is a large dining table, and by the patio doors to the garden there is a lounge area with sofa, arm-chairs, toy chest and a TV with Sky channels. A utility room houses the washing machine and tumble drier. The first lounge has a wood burner, tv with Sky channels, and patio doors opening to the pond area of the garden. For those looking for a quiet retreat from the communal living areas, a second lounge is the perfect place to escape. Here there is a massage chair and a sofa with recliners. There is also an upright piano for musically-minded guests. Upstairs there are four bedrooms off a spacious landing which houses the bar-football table. The master bedroom is king-size with an en-suite shower and WC. The second bedroom is another attractive and spacious king-size room and there are two further twin-bedded rooms. On the first floor there is a bathroom with WC, and a separate shower room with WC.

Outside, the house is surrounded by its own generously-sized delightful and private gar-den, bordered by a babbling beck, and including lawns, a lily pond and woodland area. There is little noise other than from birds and farm animals and there is no light pollution allowing spectacular views, on a clear night, of the night sky. Garden furniture is provided, as well as a BBQ and secure storage for bikes. There is off-road parking available for up to six cars.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Please note there is a refundable £200 security deposit for this property payable closer to the start of your holiday.

This must be the best equipped holiday let we have ever had. Aga, central heating, Sky TV in 2 rooms, massage chair, table football, piano, didgeridoo, games, books, maps - the list goes on. Position good for northern lakes and walking.

Wow! This house was kitted out with everything you could need! We have 5 children that age in 9, 8,7,2 and 0. There was everything from toys, to high chairs to travel cots, dvds. Everything in the house was high quality from the furniture to the showers. Children were never bored which is saying something for my 5. Also we have a puppy and they eveRead moren cared for her. Great house for 8 people and dogs . Super walks straight from the door . Amazingly equipped including dog beds if needed. Lots of space inside and three bathrooms . Grammar School House is a welcome retreat just to get away from it all. Beautiful surroundings, excellent facilities - absolutely loved cooking on the Aga and relaxing in the massage chair. The piano provided some lovely entertainment nights and the log fire created a beautiful ambience in the lounge. Grammar School House was a great choice for our holiday. It is excellently equipped and extremely comfortable. The situation, on the edge of the Lake District, away from any crowds, was perfect. It's garden, with visiting red squirrels, was great for children. We had a brilliant week.

We all agreed it was the best all round experience we have had at a holiday rental in this countryRead more.We have just had a wonderful family holiday at Grammar School House, such a lovely spacious, airy house with luxury mod cons, comfy beds, everything we could have needed was there and then there were the thoughtful little extras, tea coffee and wine very welcome after a long journey. Such a pretty garden for sunny days and the dogs and their owners really appreciated the great walks right on the doorstep, one damp day they walked the length of the Ullswater Way which passes by at the bottom of the garden and goes all the way round the lake. So much helpful information was at the house too from places to visit or eat out to instructions for using everything in the house (often sadly lacking in some properties!) We can't fault this beautiful holiday home and very much hope to come back one day.Many thanks Hide

We were very impressed with the property. it was beautiful decorated and extremely well equipped. The house was in a beautiful peaceful area. Wonderful week already planning to come back next year. We loved everything piano amazingly in tune, 2 Sky boxes (luxury), easy and challenging jigsaws.Big fan of the massage chair. 100 stars/100 stars * x100.We also saw some red squirrels! The best Ullswater house we have stayed in and we've been coming up here for 7 years.
