Spacious, welcoming and bursting with original features tastefully combined with homely modern touches, this historic building is a gem of a property in the delightful market town of Aylsham, Norfolk. Just 10 miles from Cromer, it is ideally located for exploring both the wonderful coastline and peaceful Norfolk Broads.

The large property sleeps up to 11 guests across five comfortable bedrooms, each one with its own style and charming features, with space for an additional trundle bed to accommodate an extra guest if required.

Characterful oak beams, exposed brickwork and sloped ceilings create a haven for sleep, while a combination of large double beds, twin beds and a family room offer flexible solutions for an inter-generational holiday or getaway with friends. Two of the bedrooms are en-suite and the others share a beautifully appointed family bathroom with free-standing Victorian bath and separate shower cubicle. The bedrooms are split between the first floor and the second floor, with the ground floor housing the beautifully decorated communal areas.

The kitchen invites you to cook up delicious dishes, with an elegant Aga for winter use as well as an electric oven, hob and everything you’ll need to cater for your party. White-washed walls and an authentic stone floor create a welcoming feel, an atmosphere which is reflected throughout the rest of the ground floor. Enjoy relaxed breakfasts in the morning room in front of the feature fireplace and for evening meals all together, the historic panelled dining room with wooden floor is a comfortable setting, warmed by the wood burner in cooler months. Let the dishwasher take care of the dishes and head to the living room which is a stylish space with open fire, wooden floor and a 54” Freeview TV with DVD player, perfect for cosy evenings in. On warm summer evenings the secluded courtyard invites you to spend time relaxing under the stars.

The lower ground floor is accessed via a steep staircase and offers yet more in the way of entertainment, housing a games room with table tennis, darts, table football and a snooker table. Children will enjoy having their own space down here, while the games are sure to bring out the competitive streak in big kids too!

Outside, the property features an enclosed private lawned garden, perfect for children to let off some steam, while the adults fire up the BBQ in the secluded courtyard adjacent to the kitchen.

RELAX: Comfortable dual aspect living room with wooden floor, sofas with seating for 11/12 guests, open fire, 54” Freeview TV and DVD player. 

BATHE: 2 double bedrooms on the first floor have en-suite shower rooms. The family bathroom services the other 3 bedrooms, featuring a freestanding Victorian bath, separate shower cubicle, bidet and toilet. There are 2 additional WC's, 1 on the ground floor and the other on the first floor.

OUTSIDE: Walled courtyard with outdoor furniture and BBQ plus enclosed private garden. Hot tub can be hired from an external supplier for an extra cost.

TECH: Wi-Fi, smart speaker, radio, CD player, TVs in all bedrooms and 54” Freeview TV with DVD player in the living room.

PLAY: Games room with snooker, table tennis, darts and table football.

PETS: 2 well-behaved, house-trained dogs welcome for a fee of £40. Dogs are not allowed upstairs.

LOCAL AREA: The property is set within the market town of Aylsham, with a good selection of shops and restaurants within half a mile. Also, half a mile away you’ll find Bure Valley Railway and The Marriott’s Way Heritage Trail. The former offers a scenic trip from Aylsham to Wroxham, where you can rent a boat or book onto a tour of the waterways. The National Trust’s Blickling Estate (1.5 miles) is sure to impress; spend a good few hours exploring the Jacobean mansion, formal gardens and surrounding historic parkland. The seaside towns and beaches of the Norfolk coast begin 10 miles away with Cromer, which offers plenty in the way of family fun. Sheringham (14.6 miles), Blakeney (16.9 miles), Wells-next-the-Sea (22.3 miles) and, of course, Great Yarmouth (33.6 miles) all offer something a little different from one another. The Norfolk Broads (11.5 miles) and Norwich (12.5 miles) are also easily accessible and perfect for daytrips. Pub, shops and restaurants 500m from the house.

ACTIVITIES NEARBY: On the coast you can enjoy no end of water sports and activities such as swimming and seaside strolls. Many outdoor pursuits can be enjoyed in the vicinity, including horse riding, countryside walks, off-road cycling, assault courses, paintballing and nature watching.
