This traditional English property sits on the brink of the border between England and Wales, leaving you free to explore both countries during your stay. With space for 16 guests, there'll be space for all, and the owners go out of their way to welcome younger guests.

 

Parents will love to find that the property boasts two lounge areas, a more formal drawing room with Sky TV and DVD player and a cosy snug with Sky TV, DVD and a selection of toys for young children. Both of these rooms feature wood burners, which along with the central heating makes the house a comfortable hub no matter the weather. With 16 hungry mouths to feed, you'll be happy to find an extremely spacious kitchen with range cooker, large fridge/freezer and two dishwashers for easy clearing up after dinner. The kitchen leads onto a spacious dining area, which is a bright and stylish room with space for all, ideal for a celebratory family meal. Alternatively, head outside and fire up the BBQ, utilising the outdoor seating area. Kids will love the private enclosed lambing shed with a small tennis area, table tennis and even plenty of room for a quick game of five - a - side football, perfect for keeping them busy. Once everyone is worn out, you'll find the sleeping arrangements more than adequate. A ground floor en-suite double is perfect for older guests, and a further seven bedrooms can be found on floors one and two. Three of these bedrooms feature super king-size beds that can be made into twins via zip and link beds and on the second floor, you'll find a quadruple bedroom that's ideal for young siblings and cousins to enjoy a sleepover!

SLEEPS 14 - 16 : 8 bedrooms in total.  Ground Floor - one double en suite bedroom.  First Floor - five bedrooms:  three super-kingsize bedrooms that can all be converted to twin bedrooms if required. Two of these are en-suite and one has a dressing room with an additional single bed. There are two further bedrooms on the first floor, one twin and another single. Top Floor: One super-king en-suite bedroom and one large family bedroom with 4 single beds. Also available are stairgates, two highchairs and two cots.

RELAXING:  Large drawing room, with comfy sofas and a relaxing playroom with toys and relaxing sofas, each room has a wood burning stove, Sky HD TV and a DVD player. There is Wi-Fi throughout, as well as a stereo and iPod dock.

COOKING & DINING:  Large family kitchen complete with electric range cooker, fridge/freezer, a second fridge, microwave, two dishwashers, with lots of crockery and cutlery.  It's perfect for entertaining. In the dining room there is a large dining table, comfortably seating 14, large fireplace and great views across the countryside.

KEEPING CLEAN: 6 bathrooms in total, plus a cloakroom with loo.  These include one en-suite shower room plus basin and loo, two en-suite bathrooms with basin and loo and two family bathrooms. There is a large laundry room downstairs with washing machine and tumble dryer.

PLAYTIME:  Kids of all ages will love the tennis area (slightly smaller than a standard-sized tennis court), which is undercover in a large lambing shed - perfect for all weathers. There is also a table tennis table. Inside you'll find a games room which is well stocked with younger childrens games, books and DVD's.

OUTSIDE:  Large, enclosed garden, with outdoor furniture, BBQ and acres of private land to roam. Plenty of parking available.

PETS: 3 house-trained dogs are most welcome to come and stay. 

 

The property is conveniently located with a host of wonderful places to explore in the surrounding area, including the Shropshire Hills Area of National Beauty (10 miles) and the glorious Brecon Beacons National Park (26 miles). Both of these beauty spots feature a variety of walking and hiking routes well-suited to both novice and advanced outdoorsmen. Not big on those outdoor adventures? Head to the nearby Hay-on-Wye (16.5 miles), a small market town famed for its large selection of second-hand bookshops and annual literary festival. With the bustling River Wye running straight through, you'll find plenty of relaxing riverside spots to eat and drink, and local pubs perfect for grabbing lunch. Alternatively, head out to the cathedral city of Hereford (21 miles). Here, you'll find a 19th-century abbey (24.5 miles), the world famous Mappa Mundi and Chained Library Exhibition at the cathedral, and extremely popular cider museum (20 miles).

Wonderful long weekend spent celebrating a 40th birthday. Plenty to do for both adults and children, in a stunning location. Huge dinning table and some lovely little extra touches (a generous gift basket!!). Would highly recommend and will definitely be back!

House is amazing, size allows you all to disappear if required! House is very clean with all essentials available. The barn was amazing, the kids loved it at every opportunity and us adults were keen to join in. Plenty of space and every utensil you could think of in the kitchen, was like home from home. This is a stunning property and the pictures don't really impart just how much space there is - lovely big landings with amazing views from every window. We were a large party of 16 (11 adults and 5 children, plus 3 dogs), and yet we never felt on top of one another, there was always somewhere quieter to sit and admire the views. The barn with its Read morefull-size (I think) tennis court and table tennis were great hits with adults and children, and the garden was enjoyed by the dogs. Hide

Beautiful location, and well appointed venue. Being totally selfish, leaving this review means the venue will be even more booked. Lovely rooms, great size, and the heating meant the whole building was very toasty. The kitchen is very well appointed, any equipment needed was available. Internet access was perfect, so we were able to plan and book oRead morenline all the locations we were visiting. Hopefully there will be a gap in next year's schedule for us to book again!! The cottage doesnt do itself justice from the photos. We had a such a lovely stay here, despite the British weather chucking its worst at us. The kitchen and dining room are so generous, and the covered outdoor areas mean the space is so versatile. Cannot rate highly enough.

This house is amazing. Plenty of room for everyone indoors and out. Amazing views, very quiet. Stagg Inn within walking distance. The beds are extremely comfortable and there are plenty of glasses and crockery for everyone and lots of games. We had a wonderful week away with family.

The farmhouse was ideal in every way for our extended family, lots of space both indoors and outdoors for everyone so we never felt on top of eachother. The place was immaculately clean and the facilities were excellent throughout. There were plenty of utensils, glasses and crockery and a wonderfully large dining room table for all the family to siRead moret around. A lovely place for a large group. We had plenty of space to spread ourselves out. We loved the well kitted kitchen and dining area. And the indoor tennis court was amazing for the rainy days (and we had several).
