This cottage is a beautifully converted barn, ideally situated just a short walk to the local pub, within the heart of Shakespeare’s Country.

This cosy four-bedroom barn conversion is a great place for a laid-back break with family or friends. A quiet location on the River Avon provides ample countryside walks, pretty towns to explore, and plenty of local pubs for those well-deserved breaks.

The property has been stylishly renovated with an impressive double staircase and lots of antique furniture throughout. The large hall area is a useful space for shedding wellies, coats and bags – and the kids will be fascinated by the beautiful grandfather clock. Upstairs in the eaves, the four bedrooms are bright and roomy and, with an additional bed available in the snug, there are options enough to suit any combination of guests. Three bathrooms plus a WC downstairs are also a bonus, so everyone has space to get ready for a day exploring the stunning Cotswolds. Gather around the large pine dining table and notch up some more quality time together over a hearty breakfast as you chat and make plans for the day ahead. In warmer weather, the barn's large enclosed garden with patio furniture and French doors connecting the kitchen/diner provides the perfect setting for leisurely BBQ lunches and evening drinks watching the sun go down. There's even enough room for a family game of rounders or cricket. In cooler months, pile into the living room with the open fire roaring and get competitive over a board game instead, or find a moment of calm with a book and a blanket in the comfy snug.

The house is surrounded by farmland, and it's just 100 metres to the River Avon for some pretty riverside walks or for a spot of fishing. Neighbouring town, Welford-on-Avon, is half a mile from the house with a selection of independent shops and pubs, and an 18-hole golf course. The more energetic might like to walk or cycle the towpath to Stratford-upon-Avon, 3.5 miles away. There are several riverside cafes along the way to revive tired legs. Besides its famous theatre, Stratford has an excellent range of shops and restaurants, gentle canal and river trips, and some fascinating historic houses. A trip to its Butterfly Farm will be a hit for younger children – and a pretty place to warm up during the colder months – while The MAD Museum is a great interactive place to entertain all ages with a useful central location. Further afield, the whole family will enjoy a trip to Warwick Castle, 8 miles away, with daily attractions including archery, hawk displays and jousting.

Perfect location, perfect hosts and perfect property - couldn't fault it in any way. The property had everything you could possibly need during your stay and was so clean and comfortable. Would definitely recommend.

Fabulous property to stay in. Very comfortable for our party of 8 adults and extremely well stocked. We loved the location - so peaceful and quiet in a lovely little village. We walked to the local pub a couple of times which was easy which only took 10-15 minutes. Also walked into Stratford-upon-Avon along the public footpath which was very pleasaRead morent. We loved our week here, perfect for a family or larger gatherings. Richard and his family could not have been more accommodating, bikes provided, basketball hoop, air hockey and all you need within walking distance. Great location for exploring Stratford and the Cotswolds, we will be back.

A perfect base for exploring Stratford upon Avon and the surrounding areas, including the cotswolds, which is only a 45 minute drive away. We were made very welcome on arrival and during our stay the family were friendly without being intrusive. No negatives to report in this fabulous property.

Lovely cottage, we went as a family group and it was ideal for us. Very clean and well equipped with many extras. Hosts were very friendly and always around if any problems. Nice walks along the river and a short drive to Stratford Upon Avon. Local pub did great food. Would recommend.

A perfectly situated cottage - right on the cycle route to Stratford. It was peaceful and quiet, with all the amenities you would expect. The little garden was perfect for our six kids to play in and we enjoyed a BBQ and ate outside several evenings. Would highly recommend.

Lovely place, very comfortable and lots of little things left by the owners that just makes a place special like the bubble bath. Felt really clean and owners had left hand gel and soap for us to use. Felt safe.

The cottage was in a great location and it was clean and welcoming. The owners were so helpful and friendly, yet not intrusive at all. What a wonderful weekend away! Prospect House was a perfect venue for our meet up with friends and their young families. Enough space for 6 adults and 6 small children. Beautiful location and even managed a morning walk despite the wet weather! We will definitely be returning.
