A beautifully presented holiday home in the estuary village of Instow, which is home to a selection of eateries, and of course the golden sand dunes of this estuary beach. Instow is popular for its sandy beach and the array of restaurants that you can try out and enjoy, or if you prefer, there is a quality deli/café in the village where you can buy local food and cook up a storm in the property’s well-equipped kitchen. This fabulous property has been stylishly fitted and furnished to provide a comfortable stay for the whole family in the heart of Instow, with its very own hot tub.

Stepping inside, the light accommodation offers a hallway with room for coats and shoes and a handy WC. The space then opens out into a open-plan lounge/kitchen/diner. The lounge has a Smart TV and seating for everyone. Alternatively, if the children want to play, or adults want some peace and quiet, there is a snug room off the dining area which has a small pool table, dartboard and a Smart TV. The well- equipped kitchen has a sleek contemporary design, and offers an electric oven and induction hob, microwave, fridge/freezer and dishwasher. Guests in the kitchen/dining area can extend the living space out into the garden where there is further seating available. The utility room has a washing machine and tumble dryer. Heading upstairs, there are four bedrooms. The master bedroom boasts a king-size bed, TV and en suite shower room with WC. This room has a small balcony where you can see across the sand dunes to the estuary beyond. There is a further king- size room with TV, a twin zip-and-link (can be made into a super-king-size on request) and lastly a bedroom with a single bed and cabin bed (only suitable for children). The family bathroom completes the accommodation and has a bath with separate shower and WC.

Outside, you will find an enclosed garden to the rear of the property, where guests will find a table and chairs, a BBQ stand ( with disposable BBQ provided) an outside shower ideal for washing off sandy toes, paws or wet suits and, of course, the luxurious hot tub. The first-floor balcony, with its south-facing position offers an additional space to sit and enjoy the sunshine. There is off-road parking provided for two cars and further parking in the public car park adjacent to the cul-de-sac.

Dogs are charged at £20 each per full or part week.

Instow has a choice of eateries and pubs as well as a popular deli/café serving locally sourced products. Visit Tapeley Park (1 mile) for a stroll around the beautiful gardens or to watch one of the seasonal outdoor theatre productions. The 2-mile stretch of beach at Westward Ho! (5.5 miles) is perfect for rowdy games of beach cricket and splashing in the waves. Sign up for a surf lesson at the well-regarded surf school and see who’ll be the first to ride the waves like a pro. A seasonal ferry takes you across the river to the pretty village of Appledore where you will find a host of welcoming pubs and restaurants. Cast your line off the quayside for a crabbing competition or walk along the headland for incredible views out to sea. Ride the rollercoasters at The Milky Way (14 miles) or test your driving skills on the dodgems.

Lovely house with hot tub. Ideal location for plenty of walks with pooches. Walking distance to a couple of pub where the food was incredible.

Great property, we were all very impressed at the very high standard. The house was very well equipped. It was not the cheapest property we looked at but we still considered it good value for money. Nice to have a place in Instow with parking spaces.
