Sleeping 16 guests and also welcoming four happy hounds, this traditional, stone retreat has seven bedrooms and sits right at the centre of the vibrant Lakeland town, where it looks out across the rooftops towards the magnificent mountains. Enjoy being within 400 metres of shops, cafes, pubs and restaurants, and just 0.5 miles from Waterhead, right on the shores of scenic Windermere. Strike out on walks beside the lake or in the fells. Plan group excursions to other Cumbrian towns and villages, and organise outdoor activities such as canoeing, sailing and paddleboarding.

Enter this property that dates back to the 18th century and you’ll notice its many character features. Discover a generous boot room where you can leave your walking gear after long hikes, then amble through into the kitchen to put the kettle on for a cup of tea. There is everything you need here for preparing hearty feasts to keep your party well fuelled throughout your stay. This includes an enormous urn and a good-sized range-style oven, plus a dishwasher to make clearing up easy. There is also a handy utility room with a washing machine and tumble dryer, plus space for three bikes. Serve meals in the impressive, light-filled dining room then head through to the lounge to fire up the wood burner, play games together and watch the Smart TV. At the end of each wonderful day, climb the stairs to find a king-size bedroom and a twin, both with hand basins, and a single and a family room, all on the first floor. The family room features a four-poster double bed, plus a single. There is also a family bathroom and a shower room up here, plus two separate WCs and four private shower cubicles. Make your way up to the floor above to a single room, a king-size bedroom with a handbasin, and a dormitory with five single beds. Two more WCs and a family shower room are also at this level. Wake up to glorious views then make a cup of coffee to enjoy out in the fresh air on the bench in the small garden. You’ll find parking for three cars at the bottom of a slight slope, which must be approached carefully, especially by low vehicles.

I stayed here as a party of 11 middle aged blokes for a hiking weekend. It was perfect. Lots of rooms and beds available. Loads (and I mean loads) of showers and toilets. Great spacious kitchen with everything you ll need. MASSIVE dining room and a really comfortable living area with wood burner. It is a little dated but i didnt mind at all. Superb old house in a great position to explore Ambleside. There are walks and cycle routes straight from the door, along with all the shops and restaurants. This is perfect for a large group. Lots of combinations of beds/bedrooms and plenty of showers and loos and a bath. Plenty of hot water and nice warm house. Five minutes' walk from the shops. Good bus service and walks from the house. Large catering kitchen and plenty of sofas.

A real find! 13 of us stayed for a walking weekend and loved it. Comfortable but entirely practical ,there's plenty of hot water, good comfy furniture and loads of kitchen equipment. It isn't some twee country cottage full of ornaments but was perfect for a group of us who wanted to be out and about not stuck in. Excellent property in the lakes for group / family gathering. Limited parking at the property, but plenty in the area. Wonderful dining room for the main meals, and very large kitchen where we breakfasted. Everyone appreciated the location of this property, enabling us to walk from the property straight up and out to hills / bridges / other lakes; it had plenty of bedrooms, making it versatile in ways that are not easy to find in the Lakes. Our group of 11 was pleased it was comfortable but not luxurious, which we find unnecessary. Big house , lots of room for the 14 of us, could easily hold more people! Well equipped, really handy location. It's an old house, so just be aware the floor levels in certain places are a bit different, they have lots of signage to remind you, but after a glass or two we had a few people forget! As a large family group the cottage afforded us enough space to relax and spread out and was well appointed and robust enough to cope with younger children and dogs. The kitchen is a great size allowed us to easily produce meals for 12. There are loads of bathrooms and the drying room and porch were really useful. It is big enough to sleep 16 and easily catered for our large group which was an annual Lakes Trip that we have done for 20+ years. The house is ideal for larger groups with ample facilities and space, and is both practical and very comfortable. The utility room at the house entrance is particularly useful for somewhere for walking equipment after a day on the hills. The location gives the best of both worlds - the facilities in Ambleside and great walking from the door (Red ScRead morerees, Fairfield Horseshoe, Wansfell). Ideally located central to the Lake District with walks, shops, and facilities easily accessible. Iveing House was clean and comfortable and the owners very accommodating. We were a party of nine adults, six children, and a baby, and the house was roomy enough for us all. Despite the winter weather we were warm and cosy.
