The pretty village of Hawkshead is home to the National Trust managed Beatrix Potter Gallery, housed in a 17th century building, once the workplace of Potter’s husband, William Heelis. Other buildings of note in the village include The Old Grammar School, attended by William Wordsworth and the former Courthouse. Just a few miles away from the property is Claife Heights Viewing Station, a purpose-built monument that affords visitors unrivalled views over Lake Windermere, which is itself only five miles from the house.

Guests will find it hard not to fall in love with this stunning Victorian property, with its period features and elegant accommodation. The heart of the home is the stylish lounge, with its comfortable leather sofas, large bay window, high ceilings, and original working fireplace. There is a TV, DVD, and hi-fi here, making it the perfect space in which to relax after a day of sightseeing, climbing or hiking. The property’s tasteful dining room also benefits from a working fire which sits opposite the large dining table, keeping the room lovely and warm on winter evenings, whereas in summer, the door which leads out to a patio seating area can be opened to enjoy the summer breeze. The elegant kitchen with slate floor adjoins the dining room has an Aga and hob, microwave, fridge, freezer, wine fridge and dishwasher. The washing machine can be found in the convenient ground-floor cloakroom where there is also a WC. Three of the property’s bedrooms are located on the first floor, two of these are tastefully decorated doubles, whilst the final bedroom is a pretty twin room. Each of these bedrooms has an en-suite shower room with WC. On the second floor, there is a further twin bedroom, which benefits from its own TV. Across the landing from this bedroom is a bathroom with a bath,basin and WC.

Outside, the property has a wonderful south-facing garden which includes a lawn area and a patio with seating, which makes a pleasant place to relax with a drink at the end of the day. There is ample off-road parking and bike storage is available.

Hawkshead is held in great affection by literary lovers, wildlife enthusiasts, cyclists and walkers. With strong connections to Beatrix Potter who bequeathed much land and property to the National Trust, you’ll love wandering through the narrow winding streets past ancient lean-to buildings while finding original gifts in pretty artisan shops. Visit Potter’s farmhouse home at Hill Top or explore The World of Beatrix Potter, a popular attraction for younger visitors in nearby Bowness (9.5 miles). Fish for your supper at Esthwaite Water Trout Fishery (2.5 miles), or enjoy tree-top adventures in Grizedale Forest (3.5 miles). Visit

A lovely old house full of character, could do with a bit of TLC but lovely and warm during to the Aga, just what is needed after a wet day on the Lakeland hills. Great location, lovely and spacious with very modern and tidy bathrooms.

Warm and welcoming house. Comfortable beds. No instructions for aga cooker. Also some more utensils eg wooden spoons would have been handy. Overall a great place to stay

This is a lovely house with great views and in a good location for exploring the southern Lakeland area. However basic holiday info In the folder is needed, better cleaning and above all a secure garden. Has the potential to be great rather than nice.

This is the third time we have booked Hawkshead Hall and it is perfect for our family of 3 generations plus my daughters dog. The location is perfect for walking into the village of Hawkshead. We all love the space and of course the roaring fires, which makes the property very cosy and snug.

A great house for family time . Great kitchen for sociable cooking and meals - aga means house is warm and cosy if you return wet after a day on the fells. The en suite facilities are really good and should be featured in the photos of the property. Lastly the garden is great for children and enjoying the sunshine.

The cottage is in a great location and is very spacious for 8 people and dogs. It is great to have all bedrooms en suite and they are all a good size. Lovely garden to sit in, and overall the cottage is great.

Comfortable house positioned on the edge of a beautiful village. Lots of good dog walks from the cottage and only 4 miles from Coniston Lake which is lovely.

The property was in an excellent location for exploring the Lake District and some great walking from the door. The accommodation good for a larger group/family holiday as plenty of bathrooms and large kitchen, dining and sitting rooms. Beds were very comfy as were sofas in the living room.

An old family house with all home comforts, really well equipped kitchen. Surrounding countryside is full of interesting walks. Hawkshead village has everything in terms of supplies and 4 pubs.

The Hall was ideal for a Christmas lunch for 11, including both carnivores and vegans, showing the capacity of the Aga and the supporting oven and the scale of provision of trays, pots and crockery. It was also a delight that Lakeland had put up a tree.
