Beautiful period property situated in the popular village of Hawkshead, a few minutes’ drive from Esthwaite Water and just five miles from Lake Windermere.

Set in the magnificent Lake District, this charming Victorian property has outstanding views of the surrounding countryside. Sleeping eight guests across four bedrooms, it’s ideal for extended families who want to mark a special occasion or enjoy a relaxed holiday together in this beautiful region. You’ll find shops and pubs within walking distance, the Beatrix Potter Gallery, and country trails beckoning at every turn so you can enjoy the splendour of Cumbria on daily adventures.

Step inside this elegant holiday home where you’ll find beautifully decorated spacious interiors in classic and contemporary style. Domestic goddesses and foodies will love the well-equipped kitchen which features a beautiful Aga, and slate floor. Dine by the warmth of the open fire in the dining room. Catch up on the day and unwind in the stylish living room with its squishy leather sofas, large bay window, high ceilings, and toasty open fire. Watch films on the TV and DVD player or enjoy fun dancing with the music system playing your favourite tunes. On sunny afternoons, open the patio doors and dine alfresco in the south-facing garden where there’s a seating area and large lawn, ideal for children and pup pals. As night falls, you’ll find two double bedrooms and a twin bedroom (all en-suite) on the first floor, and a twin bedroom plus a family bathroom on the second floor. After muddy hikes you’ll be glad of the ground floor cloakroom with a washing machine, plus outdoor cycle storage and ample off-road parking.

Hawkshead is held in great affection by literary lovers, wildlife enthusiasts, cyclists and walkers. With strong connections to Beatrix Potter who bequeathed much land and property to the National Trust, you’ll love wandering through the narrow winding streets past ancient lean-to buildings while finding original gifts in pretty artisan shops. Visit Potter’s farmhouse home at Hill Top or explore The World of Beatrix Potter, a popular attraction for younger visitors in nearby Bowness (9.5 miles). Fish for your supper at Esthwaite Water Trout Fishery (2.5 miles), or enjoy tree-top adventures in Grizedale Forest (3.5 miles). Visit

William Wordsworth’s Old Grammar School, and Hawkshead’s former courthouse. The house and gardens are glorious. The living room is beautiful. The carpets are a bit worn, potentially the wrong colour for a let, and changing dead bulbs in light fittings would have been good BUT that is being picky. This house has an amazing location with a lovely stroll along a beautiful path into the village. It is a large comfortable house but needs some TLC and an upgrade of equipment. It would benefit from having items normally provided at this level of property such as sun loungers, parasol and a BBQ to enable full enjoyment of the lovely garden. Disappointed,the garden is NOT secure,gaps in front hedge. Property is on a busy road, and needs updating and it needed a good dusting,Aga & oven not really suitable for a large family.

Characterful, spacious house for group of 6 friends. Lovely to have open fires in both kitchen and living room for colder wet days (also has board games). Location excellent. Short walk to pub and shops in hawkshead and near cycle route. Nice to have modern ensuite bathrooms and well equipped kitchen. Would happily return again in the future.

Great house and great location only criticism is that the garden is not secure for dogs, the wall that runs along the road and the gate could do with some wire fence up. The house was dusty in places and there was only 5 forks for a house that sleeps 8. Overall a lovely place which could be even better with these minor issues rectified.

Lovely spacious house in a great location . All rooms have their own bathrooms which is a real bonus . We had a great week of mountain biking straight from the door . Its just a shame that there was no laundry airer to hang out our kit after we had washed it .

A lovely old house full of character, could do with a bit of TLC but lovely and warm during to the Aga, just what is needed after a wet day on the Lakeland hills. Great location, lovely and spacious with very modern and tidy bathrooms.

This is a lovely house with great views and in a good location for exploring the southern Lakeland area. However basic holiday info In the folder is needed, better cleaning and above all a secure garden. Has the potential to be great rather than nice.

This is the third time we have booked Hawkshead Hall and it is perfect for our family of 3 generations plus my daughters dog. The location is perfect for walking into the village of Hawkshead. We all love the space and of course the roaring fires, which makes the property very cosy and snug.
