Situated in an Area of Outstanding Natural Beauty, there are plenty of walking and cycle paths direct from the house, including the popular Cotswold Way. The local pub is within walking distance and is perfect for a refreshing tipple after exploring the area. There is also a village store just a short distance away in Hawkesbury Upton. This area of the Cotswolds has numerous attractions with many Cotswold villages and towns to explore, as well as both Tetbury, home of Prince Charles, and the Highgrove Estate shop and Chipping Sodbury where you can enjoy the antique and bric-a-brac shops along with a lazy lunch. Sporting facilities, including horse-riding, clay pigeon shooting and gliding, can also be found. The town of Bath Spa is just 15 mile aways and boasts plenty of shopping opportunities, theatres and the popular Thermae Bath Spa with its rooftop pool and state-of-the-art spa facilities.

This beautifully converted farmhouse accommodates 17 guests across nine bedrooms. The property is thoroughly modern throughout and has been finished with a minimalist charm and stylish touches including wooden beams, a grand piano and cosy wood burners. Step into the large reception hall with its open-plan staircase and vaulted ceilings, a perfect place for entertaining and pre-dinner drinks with friends. There are four reception areas to include a drawing room with soft seating and wood burner, a library, and a playroom with large flat-screen TV, table football and table tennis table, great for keeping the children entertained. And for a quiet afternoon, the cosy snug with soft seating is off the kitchen. For evening entertaining, the large dining area seats up to 18 guests and the kitchen is perfectly equipped with all the essentials you need for preparing a feast, including two electric ovens and large gas hob, veg steamer oven and plate warmer, microwave, fridge/freezer and two dishwashers. There is also a utility area with washing machine and tumble dryer. So, when the day is done, you will find a king-size bedroom with double doors opening onto the garden with en-suite shower room and WC. A small single room is situated off the kitchen/dining area. On the first floor, you will find one emperor-size bedroom with stunning views across the countryside and two en-suites - one with shower and WC and the other with bath and WC, plus three king-size bedrooms. There is also one double zip-and-link (that can be made into twin beds on request) with en-suite shower and WC; one twin room with en-suite bathroom with bath and WC and one bunk bedroom. Finally, there is a family bathroom with a bath, separate shower and WC.

Outside are formal gardens and a further 80 acres of gentle Cotswolds land to explore. The gardens are perfect for team games or outdoor celebrations with seating areas and a BBQ. Active members of the group will love the grass tennis court and football nets. There is ample off-road parking and a housekeeper who lives on-site in a separate cottage at the end of the drive, who will be on hand if required during your stay.

Dogs are charged at £20 each per full or part week.
