Located on one of Rye’s famous cobbled streets, this spectacular holiday home is just a few steps away from the wide selection of independent cafes, bars, restaurants and shops. Spend an afternoon wandering the art galleries, discovering antique collectables or sampling some freshly caught seafood. Or, hop in the car for just three miles to reach Camber Sands, where you’ll find water sports facilities, miles of soft golden sand and beautiful dunes.

Step off the cobbled street and into a welcoming entrance hall before continuing into the stunning contemporary kitchen. With an Aga that operates during the winter, a range oven and hob for summer and a flagstone floor, this is a beautiful space in which to enjoy breakfast or lunch overlooking Rye and beyond. Here you will also find a microwave, dishwasher, washer/dryer and every utensil you could need. For evening meals, the dining room offers a more formal alternative with a table to seat eight and feature fireplace. The drawing room is spacious and inviting, with two large sofas, additional chairs and a feature fireplace. There is a small sunroom in the far corner that makes a peaceful spot in which to relax and look out to Camber, Romney Marsh and further afield. On the first floor you’ll find a cosy seating area with cabinets stocked with books and games for rainy days inside. The first bedroom with double bed has a pretty window seat offering far-reaching views and an en-suite bathroom with shower over bath, WC and basin. The second bedroom with king-size bed and en-suite bathroom with WC and shower over bath benefits from very large windows allowing in plenty of light and providing wonderful vistas over Rye and the estuary. There is a children’s room on this floor with two single beds, which also benefits from an en-suite shower room with WC, basin and shower, while up on the second floor you’ll find another spacious bedroom with double bed, built-in dressing table and en-suite shower room with WC and shower.

Outside the house, there is a flagstone terrace with a charcoal BBQ and garden furniture, perfect for outdoor entertaining with a view during the summer months.

Dogs are charged at £20 each per full or part week.

Benson House was dirty with a strong smell of 'dog', dog hairs and other 'bits' on the carpets, crumbs on dining room table, dusty windowsills, grubby kitchen, dog hairs on lounge furniture, and 2 dirty socks in the bedrooms. Fantastic spacious and stylish house in centre of Rye. Could do with a good clean and some information on bin days and recycling but don't let that put you off. Parking in Cattle Market was straight forward for six of the seven nights we stayed but avoid train station before market day, their all day ticket runs out 4.00am the following day (there Read moreare better options nearby). Great spacious house in a great location. Easy to walk to all amenities. Parking better than expected. House set up is better for couples than families due to so many double beds.

Wonderful location, property a little tired but homely. We found all the beds very comfortable and all bedrooms very good size and pleasant aspects with own en-suites - great for nice lies in once you have got used to the noise if seagulls! Kitchen very well stocked and nice dining room for group meals.

Great location and a lovely house for a stay with friends and family. Just off Rye High St so good for shops and eateries also handy for exploring historic Rye. It is spacious and there are places to sit and eat comfortably inside. The kitchen was lovely and the cooker and kitchen appliances were easy to use. Beautiful house, spacious and comfortable - love the en-suites, they really make a difference. The house is central, and yet has wonderful views over the surrounding countryside. Definitely recommended, we will be back next year, and thank you so much for the goodies - a lovely welcome.

Our second visit which is a recommendation in itself! Stayed for the weekend with my 7 sisters, and had an absolutely wonderful time. The property is perfect for sitting together to eat, and relaxing in the living room for parlour games, which was great fun. So close to the shops too - what else could you ask for. Thank you.

The house is in a perfect location in the centre of historic Rye, with lovely views across the river to the marshes. The rooms and kitchen are large and comfortable and ideal for large family gatherings.

Wonderful location in the middle of town. Beautiful house, very comfortable and warm - the aga in the kitchen was very much appreciated on a cold weekend. Accommodated 3 couples plus dog easily.
