The picturesque and welcoming village of Askham (5.5 miles) is home to two friendly pubs, a handy shop and the historic Askham Hall. Other local attractions and landmarks include Lowther Castle and Gardens (6.5 miles), Dalemain Mansion (11.5 miles), the Rheged Centre (11 miles), Acorn Bank (15 miles) and Hutton-in-the-Forest (16 miles). To the north, the bustling and historic market town of Penrith (10.5 miles) has plenty of great pubs, welcoming restaurants and interesting independent shops. There are miles of breathtaking walks to enjoy, with nearby destinations including the beautiful Haweswater Reservoir (3.5 miles) and the majestic lake of Ullswater (9 miles). To the south you can explore the expanses of the Great Asby Scar National Nature Reserve (14 miles).

A vibrant entrance hall leads you to the light, airy and inviting kitchen/diner which has some lovely window seats and provides the heart of this stunning farmhouse. This bright and fully equipped room is perfect for preparing and sharing a wide variety of your favourite meals. There’s a range of appliances to use, including a range oven with induction hob, a large fridge/freezer, microwave, and a dishwasher, as well as a fabulous dining table perfect for a celebratory meal. The washing machine and tumble dryer can be found in the utility room which is an ideal space for leaving coats and muddy boots. The ground floor has a lovely cosy snug, with a Smart TV and plenty of seating. There’s also the first of the property’s five bedrooms (including annexe): a pretty twin room which can be made up as a super-king-size on request, complete with en-suite shower room with shower and WC. Finally the ground floor has an additional separate WC.

Heading upstairs, the main lounge can be found on the first floor. This calm and soothing space is perfect for relaxing in at the end of a great day out. With a vaulted ceiling, views over the garden and countryside, and plenty of comfortable seating, this is perfect for unwinding with a good book or watching a favourite movie on TV. Three bright and relaxing bedrooms are on the first floor. The first is a tranquil king-size room with country views and an en-suite shower room with shower cubicle and WC. The second room is also king-size with picturesque views and an en-suite bathroom with a beautiful roll-top bath, separate shower cubicle and WC. The charming twin room can be made up as a super-king-size on prior request. The first floor also offers a stylish family bathroom complete with a feature sunken bath, separate shower cubicle and WC.

Leaving the main house and crossing the courtyard, you will reach The Annexe (available to book at an additional cost - please request at time of booking) which offers a cosy ground-floor sitting area and a delightful first-floor king-size bedroom with en-suite shower room. Please note this quirky and characterful former barn features a low sloping ceiling upstairs.

Outside, the large enclosed garden wraps around three sides of the property and has plenty of space for children and dogs to play, alongside a patio with outdoor furniture and a fire pit. Ample parking is available for three cars, and there’s also storage space for bikes under the car port.

We have stayed at Howgate Foot several times now and it remains a firm favourite for us so much so that weve already booked again for next year. The cottage itself is exquisitely furnished, wonderfully spacious and makes a fantastic place to gather as a family. The layout of the bedrooms works exceptionally well for multigenerational stays, offRead moreering both togetherness and privacy, and the house has a genuinely cosy, welcoming feel a proper home away from home. During our most recent stay we did encounter a number of issues, but these were handled with the utmost care by the property owner, who truly did everything possible to make our stay more comfortable when the odds were against them. The way the situation was managed gave us real confidence and reinforced why we are so happy to return. Despite it being December, the enclosed garden was a real bonus and provided a safe, generous space for the dogs to exercise. The rural location is something we love Bampton has a lovely small-community feel, with lots of beautiful walks straight from the doorstep. Its also perfectly placed for exploring further afield, with spectacular walking around Haweswater and Ullswater just a short drive away, and easy access to Penrith and Kendal for larger supermarkets and amenities. All in all, Howgate Foot is a peaceful retreat in a stunning part of the Lakes cosy, comfortable and ideal for family gatherings. Were very much looking forward to returning again next year. Hide

The cottage is beautiful well presented and equipped for a lovely holiday base, unfortunately the oven had spillages which hadnt been cleaned prior to us coming and when we started to use it it became Smokey and set the fire alarms off. Next morning when using the toaster it tripped the Electric but was quickly rectified once we rang the emergency Read morenumber who acted promptly and very good. . Hide

This house is in a perfect location to visit the Lakes, Fells and the Dales. It is very well and generously equipped and we would love to revisit. Absolutely agree with others that the photos do not do it justice - it is a really special house. Thank you for a wonderful trip.

This is our second visit to the cottage and it was as lovely as ever. A wonderful location, with stunning views- ideal if you are seeking complete peace and quiet. Excellent for a family group. Local road closures meant we couldn't make the most of the excellent location. Bring large saucepans if aiming to cook for 6-8 people.

Our second time at this cottage and we booked again for next year while still at the cottage - its wonderful . Extremely spacious and well suited for big groups. The decor is stunning and the house is well equipped. The location suits us perfectly with plenty of walks from the door. Very happy!

What a fantastic cottage! We loved it and would definitely return. It has a really cosy feel to it, whilst also being big enough for a large group. We were on a family weekend and the separate snug and lounge were great for the grandparents to get a bit of peace and quiet!
