With two sets of twin French doors and three pairs of skylights in the vaulted ceiling, this stunning room is the heart of the property, with a fully equipped kitchen and an attractive dining area perfect for sharing your favourite family meals. Exploring the ground floor further, the double-aspect lounge has French oak flooring, a gas fire set in a delightful fireplace, a TV and plenty of seating, making this a lovely spot to unwind in at the end of the day. The heart of the idyllic village of Braunton is just 0.5 miles away, and has a wide variety of independent shops, restaurants and pubs. The area is home to the extraordinary range of sand dunes known as Braunton Burrows. Saunton Sands is the nearest beach, and you can head further up the coast to the beautiful beaches at Croyde (4 miles), Woolacombe (6 miles) and Putsborough (4.5 miles). Ilfracombe (8 miles) is a popular seaside town with a quaint harbour and great places to eat and drink, and walkers can follow the South West Coast Path or explore the wide expanses of Exmoor National Park (15 miles).

Wonderful cottage, full of charm and ideal location. The garden was a perfect spot to chill out after being out to the wonderful beaches, especially Saunton Sands. We spent most of our time in the kitchen area as the weather was fab and the patio doors opened out into the garden. Great layout and a well maintained property throughout with modern amenities including TV, Garden and Kitchen. Great location for shopping in Braunton with Saunton and Croyde beaches nearby. What a lovely stay we had at Folly Farm East! A very comfortable cottage within easy reach of all the local beaches and the lovely village of Braunton. We have stayed in many many properties in the U.K. and this was the hardest to leave! The property is amazing and has both a modern look whilst older features are kept. The development has been done very well. There were a few issues with items needing to be fixed so I hope the owners take it on board. Folly Farm East is in a great location for getting to the beaches at Croyde, Saunton, Woolacombe etc. The house was cosy and we loved the kitchen/dining area. The kids played with the puzzles/games provided and enjoyed the outdoor space.

Fabulous cottage with every eventuality catered for. So spacious as to give privacy where it might be needed with 8 people. The hub of the house is definitely the kitchen diner: light and airy with fabulous views of the beautifully kept large garden. Braunton has a good range of shops, cafes and pubs: literally along the road from the cottage. The Read moresurrounding area is relatively flat so good for strolling. A good sized holiday home in a decent location for easy access to beach, shops and eating/drinking places. Facilities were clean and comfy although some more plates and bowls were needed to rotate when being washed. Apart from the large bedroom the other double and twin are very small. Both our large dogs were able to jump the fence and escape onto the busy road (2) We weren't aware that there were steps from the kitchen to the rest of the house - very tricky for an active toddler just able to walk - add to the description? A beautiful, well equipped cottage. Its just a short walk into town, so had some meals out without the car. Our two dogs loved the large enclosed garden and its fencing was completely safe keeping them in. The short drive to dog friendly Saunton beech was easy and plenty of parking there too.,

Folly Farm East was comfortable and well equipped. The secure garden was safe for dogs and small children, and we enjoyed evening barbecues there. It made an excellent base for our family to explore local beaches, go cycling, running, dog walking and SUPing! Wed thoroughly recommend a holiday there.
