Situated on the edge of the picturesque village of Braunton, the cottage is a perfect haven for families, walkers and surfers.

The welcoming entrance hall has a slate floor with underfloor heating which continues through to the light, airy and stylish kitchen/diner to the rear of the property. With two sets of twin French doors and three pairs of skylights in the vaulted ceiling, this stunning room is the heart of the property, with a fully equipped kitchen and an attractive dining area perfect for sharing your favourite family meals. Exploring the ground floor further, the double-aspect lounge has French oak flooring, a gas fire set in a delightful fireplace, a TV and plenty of seating, making this a lovely spot to unwind in at the end of the day. You can enjoy a celebratory meal in the more formal dining room which has a delightful herringbone woodblock floor and a dining table with ample space for everyone. The ground floor also has a cosy double bedroom. Heading upstairs, there are three further bedrooms, decorated in tasteful light shades. The master bedroom has a king-size bed and a walk-in shower, and there’s also a charming single room with an additional pull-out bed, and a twin room. A step leads up to the split-level bathroom which features a bath and separate shower. The rear patio doors lead out into the picturesque private cottage garden which is arranged over several levels, with a lawn, crazy-paved areas, mature fruit trees, shrubs and a decked area with outdoor furniture so you can enjoy a meal outdoors. A few steps lead up to the summerhouse which has a selection of children’s toys.

The heart of the idyllic village of Braunton is just 0.5 miles away, and has a wide variety of independent shops, restaurants and pubs. The area is home to the extraordinary range of sand dunes known as Braunton Burrows. Saunton Sands is the nearest beach, and you can head further up the coast to the beautiful beaches at Croyde (4 miles), Woolacombe (6 miles) and Putsborough (4.5 miles). Ilfracombe (8 miles) is a popular seaside town with a quaint harbour and great places to eat and drink, and walkers can follow the South West Coast Path or explore the wide expanses of Exmoor National Park (15 miles).

Such a beautiful place to visit and stay ! Stunning beaches and walks around every corner hence while its our favorite place to visit. Cottage was brilliant for our family group and two dogs very cosy, super warm and so much space. Thankyou to the owners for letting guests use your lovely home.

Wow!!! This place is beautiful. Very warm and inviting. Equipped with everything you could need. Very comfortable. Close to Braunton (walkable) and central to lots of beautiful beaches. Had a great stay. Kitchen is the perfect place to sit and relax with family. Parking is a big bonus for visiting Braunton. Also the kitchen is extremely well equipped . We will definitely book again the next time we visit our family .

Wonderful cottage, full of charm and ideal location. The garden was a perfect spot to chill out after being out to the wonderful beaches, especially Saunton Sands. We spent most of our time in the kitchen area as the weather was fab and the patio doors opened out into the garden. Great layout and a well maintained property throughout with modern amenities including TV, Garden and Kitchen. Great location for shopping in Braunton with Saunton and Croyde beaches nearby. What a lovely stay we had at Folly Farm East! A very comfortable cottage within easy reach of all the local beaches and the lovely village of Braunton. The parking space was fine for our large car with room for more if needed. We took teenagers with us so were very glad of the shower and hand basin in the master bedroom! We have stayed in many many properties in the U.K. and this was the hardest to leave! The property is amazing and has both a modern look whilst older features are kept. The development has been done very well. There were a few issues with items needing to be fixed so I hope the owners take it on board. Folly Farm East is in a great location for getting to the beaches at Croyde, Saunton, Woolacombe etc. The house was cosy and we loved the kitchen/dining area. The kids played with the puzzles/games provided and enjoyed the outdoor space.

Fabulous cottage with every eventuality catered for. So spacious as to give privacy where it might be needed with 8 people. The hub of the house is definitely the kitchen diner: light and airy with fabulous views of the beautifully kept large garden. Braunton has a good range of shops, cafes and pubs: literally along the road from the cottage. The Read moresurrounding area is relatively flat so good for strolling.
