Superbly located above Instow overlooking the Torridge estuary, this lovely property offers fabulous views from a stunning first floor balcony and is just a short walk to the local sandy beach and village amenities. Charmingly styled throughout and with a luxurious hot tub on the patio, this is a delightful property for a family break and sleeps ten guests across five bedrooms.

The star feature of this property is the large lounge, located on the first floor. With squashy leather sofas to sink into, this characterful room has double doors opening out onto a fabulous balcony where you can sit with a drink and take in the views of the rolling hills and sparkling sea below. On chillier evenings, close the doors, light the wood burner and snuggle up to enjoy a family film together. A formal dining area sits next to the lounge, also offering lovely views. The charming country-cottage style kitchen with its warming Aga is well-equipped for rustling up some tasty family meals. A handy serving hatch opens directly into the dining area, and there is an additional table and chairs in the kitchen too – a pleasant spot for morning coffee. Of the five charmingly decorated bedrooms, three are downstairs – two twins, one of which has a snug area ideal for children, with a TV, board games and a desk, and the other an en-suite shower room. A further bedroom is located down a few steps and has a super king-size bed and an en-suite bathroom. Upstairs on the first floor are two more lovely, elegant bedrooms, both with king-size zip-and-link bedrooms, which can be made up as twins if required. The large garage outside houses a games room for all-round family entertainment – try your hand at darts, table football or table tennis. Outside, relax on the decked area or sink into the hot tub and enjoy the views. The raised lawn area has additional garden furniture and a charcoal BBQ and is a lovely spot for a family BBQ on a warm, balmy evening. At the end of the sweeping driveway there is ample parking for up to eight cars.

The property is conveniently located just a short walk from Instow village where you can find a couple of pubs and restaurants and also a deli/cafe selling delicious local produce. The fabulous sandy beach – Instow Sands – is just a short walk away. Enjoy a paddle and indulge in a little rock-pooling or head out into the water – it's a great spot for windsurfing. The famous Tarka Trail runs straight through Instow – head out on a family walk or a cycle ride along this scenic route that follows the River Torridge south towards Bideford.

Comfortable property in excellent location. Convenient for visits to several local beaches and walks. Well appointed and ideal for our 3 generations. No wonder that we keep returning.

Stayed here with our kids and grand kids for my husbands 70th birthday so a wide range of ages we all thoroughly enjoyed it there was everything we needed .we all enjoyed the games room and the hot tub . We were visited twice by the owners just checking all was ok which was lovely. Would definitely recommend this cottage

A beautiful house, in a beautiful location with stunning views. The owners have thought of everything including some welcome treats. The Hot Tub is an added luxury. Very clean an absolute home from home. We will be back.

Keypoint was a lovely place to stay. You couldn't ask for better facilities and the beds were so comfortable. We had 5 children in our group and space was not a problem. We will definitely book up again.

A fantastic opportunity for the whole family to enjoy this beautiful, spacious house with privacy both inside and out and daily changing views courtesy of nature. The games room was a hit with the men folk in our group whilst the outside undercover seating area allowed us to be outside despite the weather.

Another visit to this splendid holiday home. It meets the needs of three generations. The owners always call early in the holiday to check that everything is fine and mid week to check on the hot tub. Well equipped and comfortable.

The cottage was everything we wanted and was walking distance to the beach which the dogs and our 18month old guest really liked. All the equipment was top notch and much appreciated. We were very grateful for the milk, cheese etc.

This is a lovely, spacious house (hardly a cottage!) with fantastic views across the estuary. We used the hot tub every day and it was in a great position. A very comfortable and well appointed property which suited the needs of a family of 9 adults and one baby. A fabulous view from the terrace that includes farmland and across to the estuary. Lovely cottage, great location and wonderful views. We were a party of 7 adults and 2 dogs. Mainly its secure for dogs, they can access the drive/road from the lower patio.
