Your first take of this elegant property is its pretty seaside facade. Enter up the external steps into an entrance hall fit for a grand reception. Continue through into an open-plan living area that combines a comfortable window-side seating area and a dining area all set for an important occasion. But, of course, this characterful property has more up its sleeve, with corridors and further reception rooms galore. There's an extra dining room, a second lounge perfect for watching movies with a DVD player and Smart TV, a snug, and even a library where the bookish amongst you can escape the festivities. On each floor, the bedrooms are just as surprising and elegant as the main rooms, and all filled with characterful Victorian details. You'll find two gorgeous king rooms with four-poster beds; two doubles on the second floor with adjoining single rooms, perfect for young families; and many more. Plus, ample bathrooms so no one has to worry about waiting to shower in the morning. The coast of Llandudno sits just a few metres from your door, so you can roll out of bed and be enjoying the amusements and the longest pier in Wales before you know it. The family fun continues at the many attractions along the North Wales coast. You could head 5 miles to the historic walled town of Conwy and explore the grounds of the castle, nestled beside the river. Or venture into the Snowdonia National Park, which begins 5.5 miles from your door and offers all the adventure your family could want — from climbing to fishing to waterfalls and encounters with wildlife. Great location. We was welcomed by the friendly owners who let us access early to drop our bags and ran through everything and then let us in at 2pm which was appreciated. Everything we could possibly need for our family stay, celebrating my mums 70th was there. We arranged a large family gathering and the premises and location were ideal. We could come and go as we pleased - cook our meals when we wanted - or buy in from local suppliers - excellent fish and chips. Close to shops and sea front and pier. No complaints and no interference by owners.

Super venue for a large party. We were 21 strong, and still had a spare bedroom. All of the rooms have ensuite bathrooms, which is great. The property is furnished and decorated in a quirky, friendly style, which makes it easy to relax here.

We had a wonderful holiday. The property is very well situated right by the sea in Llandudno. It has a lot of character and the rooms are all very pleasant. We loved the outside area and the hot tub was very popular with the children - and the adults too. The owners were very welcoming and helpful.

This is a fabulous house in a great position within walking distance of everything. Our family group of 24 shared an action packed holiday for a week self catering at Orme View. All the rooms are good size. The bathrooms modern with powerful showers. We easily seated 24 to dine. Great size property in a great location however parking was difficult if u had more than two cars. The owners were very accomadating and easy going and helped with a hot water problem promptly. DIshwasher was out of order.

We have just enjoyed our second stay at Orme View and if we lived closer, we would book it more often. It's clean with really comfy beds, large bedrooms with ensuite bathrooms, plenty of space for gathering and is in a perfect location, so if you like big family holidays like we do, book it and have a great time.

Very comfortable house , ideal for our large extended family of 18. Ages ranged from 10 months to 75 years , great bedrooms , comfy beds , all en-suite. Large kitchen, we catered for our Christmas lunch, and the dining area was big enough for us all. Not so much a cottage, more a hotel we were given the run of! Loads of space to spread out (we were a group of 17 old school friends). Kitchen had plenty of everything.
